Check the developer’s history in terms of number of projects completed, scale of those projects, previous project delays, construction quality etc.

Make a note of project amenities like shopping arcade, gym, day-care center, swimming pool, club house, play-areas etc and check if your builder has delivered these amenities in his past projects.

Take a note of access roads around the society. Check if the developer has built access roads in his past projects.

Find out if the builder has any plans to develop or attract talent to develop the area around the society to make it a place of convenience.

Competition Analysis

Do a thorough check of other developers in the area shortlisted by you.

Take note of the rates, payment schedules, discounts and delivery time lines

Check views from the apartment, vastu and other charges like parking, club development etc.

Quality of furnishing like marble, wooden or vitrified tiles and brand of the fitments provided by different developers should be kept in mind

Checking the property card & plans

Property card clearly mentions the name of the owner of the land. Make sure that property is in the name of the developer. Do check if the property is jointly or solely owned.

Make required adjustments in the contract considering the contingency of dispute between both the partners.

If the buyer is skeptical about the unit or floor plan shared by the developer then he should check it with the “building proposal department” of the respective city

Stamp Paper

Always confirm the originality of stamp paper and only purchase them from government services like registration assurance office.

Note that stamp paper expires within 6 months.

Survey Number

The Survey/CTS number is the identification number inthe government records to identify a land. All recordsrelated to a property are based on this number. Stamp duty calculation is done basis this number.

Make sure plot number and survey number arementioned in the agreement and all the documents.

It is essential to get the document registered with the respective survey number

Make sure sale deed is incorporated with details like flat Nos & plot nos, details of direction – south/east/west/north and land area in terms of length, breadth and diagonals
