A s any hotelier knows, metrics are an important tool to measure success. Sure, the hotel industry is all about people,
whether we’re talking about hotel guests or the associates who serve them. But at the end of the day, the numbers matter because usually they don’t lie — in fact, they often tell the real story. That’s why when hoteliers get together, apart from catching up on recent news in the indus-try, they tend to ask each other a litany of questions including ‘How’s occupancy?’
‘How good is your average daily rate?’ and more importantly ‘What’s your RevPAR?’ In an effort to measure the overall health of the industry, they might also talk about who’s buying what and the total investment value of the industry.
Interestingly, many of those questions were discussed at last month’s PKF Consulting/CBRE Hotels’ Outlook conference. Analysts from the recently merged companies spoke of industry fundamentals, touching on the recent economic downturn in Western Canada, the declining dollar and its impact on tourism, as well as the overall health of the industry.
But, perhaps the bigger story is that rates are finally starting to increase.Despite a drop of eight per cent in RevPAR in Western Canada, the good news is that the hotel industry saw ADR growth of four to six per cent in all markets. Overall, the hotel industry is strong. Occupancy is up in most cities, new hotels are popping up everywhere and there’s a healthy interest in acquisitions, with total transaction volume hitting almost $2 billion. Over the past decade, one of the common themes heard at many of these information sessions is that hoteliers had been reluctant to raise rates for fear of losing guests. In fact, in recent years, David Larone, senior manag-ing director of PKF, has repeatedly urged hoteliers to raise their rates. His persistence seems to have finally paid off. “We’re seeing some of the best numbers ever, with national growth of five per cent,” said Larone at the conference. “We haven’t seen these kinds of numbers since the 1980s.”
While the drop in oil prices and weaker growth has slowed expectations of business travel, the industry is expected to see recovery next year. An influx of marketing dollars through Destination Canada should also help increase U.S. travel to Canada. And, with the price of real estate continu-ing to grow in markets such as Vancouver and Toronto, strong occupancy, and continuing strength in ADR, the experts predict a strong 2016, giving everyone in the hotel industry something to smile about.

With competition for the consumer dollar intensifying, Canadian developers are eager to tap into new concepts in the lifestyle, boutique and mid-scale segments that cater to a value-focused,
experiential traveller. Canopy by Hilton is only one example of a new lifestyle brand that will feature free Wi-Fi as a staple to attract millennials. Hilton Worldwide’s newest concept will begin popping up over the coming months in various urban centres and secondary markets such as Reykjavik, Iceland and downtown Nashville. Developing as a new-build or conversion project, Canopy by Hilton features an open lobby, relaxing public spaces and rooftop bar. Markham, Ont.-based Easton’s Group of Hotels has signed on to open the first Canadian unit of Canopy by Hilton as part of a residential project in downtown Toronto, where it will occupy the first nine floors of a 52-storey condo develop-ment, slated to open in late 2019.
Best Western’s new Vīb concept is also set to join the boutique segment. The development strategy for this concept, which is designed to combine value and style, is focused on major markets including Toronto, Vancouver and Montreal. “Since the launch of Vīb we have had tremendous interest from hotel developers and are especially pleased with the response from those who have not previously developed Best Western hotels,” says Ron Pohl, SVP of Brand Management. Vīb was designed for a connected traveller who is interested in social engagement, technology integration and consistent service.
Meanwhile, Grande Prairie, Alta.-based Pomeroy Lodging is set to unveil the first of its new Hotello brand this month, with the opening of Hotello by Pomeroy-Vegreville in Alberta. Hotello’s modern decor reflects the character of the location. The hotels will offer a 24-hour fitness centre, common area for relaxing and socializing, as well as a ‘Jar-and-Bagel Bar,’ stocked with Milano Espresso machines, juices, bagels and prepared jars of yogurt and granola. Guest-rooms are minimalist and modern by design and include in-room microwaves and fridges as well as an all-in-one plug-in media hub with USB fast-charging ports, HDMI connection for mobile devices, laptops and gaming consoles and Bluetooth pairing that connects to the rooms’ HDTVs.

Guests staying at the new Canopy by Hilton will be greeted with a locally inspired welcome gift and will be able to attend an evening tasting event with local beer, wine and spirits. “In creating Canopy by Hilton, we focused heavily on customer research at every stage and the result is a brand that redefines the lifestyle segment and brings guests closer to the destinations and communities in which they travel,” says Gary Steffen, global head, Canopy by Hilton. Best Western’s new boutique concept, Vīb, will highlight custom-furni-ture pieces, local artwork and murals and grab-and-go stations where guests can taste local flavours.
DIDYOUKNOW?According to research from the Journal of Travel & Tourism Marketing there is still uncertainty around definitions of boutique and lifestyle hotels. The report, “Emerg-ing Definitions of Boutique and Lifestyle Hotels: A Delphi Study” by David L. Jones, Jonathon Day and Donna Quadri-Felitti sought input from a panel of 41 hotel industry thought-leaders around the world and concluded that boutique proper-ties are characterized as small, stylish hotels that offer an aspirational experi-ence with a focus on service. Lifestyle-branded hotels focus on activities within the property such as relaxation, spa, and personal wellbeing, with a focus on individual experience, a high level of technology and enriching the life of the guest.

Two years and $40-million later, the King Edward Hotel in Toronto is back in business. The property now boasts refreshed guestrooms and a redesigned lobby, as well as revamped ballrooms, meeting spaces, restaurant and lobby bar. “There is a delicate balance
between maintaining history and keeping the beauty and elegance that makes a place like this so very special, while also becoming modern and delivering what discerning guests want and need today,” says Chris-tophe Le Chatton, GM. “I believe we have struck this balance with stunning results and I am proud to reintroduce The Omni King Edward in all of her splendour.” The hotel has also introduced the exclusive Royal Club, comprising 29 stylish guestrooms and suites with special amenities including access to the VIP Royal Club Lounge, breakfast, light bites in the afternoon, evening hors d’oeuvres and on-site guest services including a business centre and complimentary use of board-rooms and car service. On the culinary side, executive chef Daniel Schick and his team have updated the menus to include local, seasonal ingredients and classical cooking methods. The hotel’s Afternoon Tea — a longstanding tradition and favourite activity since the turn of the 20th century continues Fridays through Sundays.

Coast Hotels has raised a record-breaking $72,000 for charity through this year’s Shuhachi Naito Golf Classic held at Westwood Plateau Golf & Country Club in Coquitlam, B.C. This year’s recipient charities were The Salvation Army and ALS Society of B.C., which has a personal meaning for Coast Hotels, as its former senior executive Shuhachi Naito — after whom the tournament is named — lost his battle with the disease last year. Uber. Through the
partnership, Hilton
guests around the
world can set Uber’s
automated notifications to request Uber rides to
and from their hotel. A ‘Ride Reminder’ will send a
push notification or text to the customer’s device
and the hotel’s address is automatically set in the
Uber app. Hilton HHonors members receive extra
benefits on the HHonors app with the addition of
the ‘Local Scene’ feature, which utilizes Uber riders’
most frequented destinations to create a digital
guide of the top-trending restaurants and nightlife

Marriott Hotels has collaborated with Samsung Electron-ics America to provide guests with the opportunity to explore the world from the comfort of their hotel room. The new guest service offering — VRoom Service
— allows guests to order virtual-reality experiences directly to their room using Samsung Gear VR headsets and accompanying headphones, which are hand-delivered along with instructions. “Travel expands our minds and helps push our imagination,” said Matthew Carroll, VP, Global Brand Management, Marriott Hotels. “Our guests want to be in inventive spaces that help foster their creativity and thinking. VRoom combines storytelling with technology, two things that are important to next generation travellers.” VRoom Service coincides with the release of Marriott’s first series of VR Postcards: immersive travel stories that can be experienced in 360 3D via a virtual-reality headset. The Ritz-Carlton Hotel Company, L.L.C. has unveiled a newly designed brand logo and voice, developed using feedback from customers around the world. The move is intended to help maintain the company’s position with a new genera-tion of guests. This is
the first time in the 32-year history of The Ritz-Carlton that any changes have been made to the revered lion and crown. The new logo features bolder text standing in greater prominence under a sleeker incarnation of the brand’s historical lion and crown icon. A new ‘memorable’ blue is also part of the brand’s identity refresher, taking the place of the preced-ing cobalt hue. “We believe as an iconic brand that it is our responsibili-ty to provide thought-leadership to drive change in the luxury and hospi-tality arena,” said Herve Humler, president and COO, The Ritz-Carlton Hotel Company, L.L.C. The brand’s image updates will be implemented across all guest touch points over the next year.

com, will feature material specific to the hospi-
tality industry, such as white papers, articles
and journals. The site was previewed to focus
groups during HFTP’s Hospitality Industry
Technology Exposition & Conference (HITEC)
in June, receiving positive feedback. Sugges-

into account in the final development stage.
