With the appointment of matt Bracken and dave Lamond as the Warleigh Brighton’s new buyer consultants, the sales suite on Bay street now has regular opening hours, making it easier to plan a visit. Every Wednesday, thursday, saturday and sunday, the suite will be open to the public from 11am to 2pm. outside these hours, matt and dave are happy to arrange for private viewings by appointment.

2013 EaT fIT food saNdy poINT maRaThoNheld along one of melbourne’s most scenic routes, as it winds up the port phillip Bay coastline, the Eat fit food sandy point marathon gives participants of all ages and abilities the chance to complete a marathon, half marathon, 10km and 5km run or walk, starting and finishing at peter scullin Reserve, mordialloc.
It’s a great chance for serious athletes and weekend walkers to aim for a personal best, or just get out and about with a host of like-minded runners.

baysIdE fIlm fEsTIval 2013this year marks the 10th anniversary of the Bayside film festival. celebrating young voices through the art of filmmaking and by showcasing the diversity and vitality of the moving image, the program will feature documentaries and short films, film-related forums and workshops with industry insiders.
the festival will also see the culmination of a three-month schools based program of film training for local students, producing and screening youth documentaries and ‘digital stories’.

If you haven’t been to Warleigh grove lately, we highly recommend you come and take a look. you’ll be amazed at how much has been achieved so far, with everything on track for our first residents to move in by the end of the November.
It wasn’t long ago that the Warleigh Brighton was still just a bare site and a grand vision in the minds of the architects and builders, however a stroll past today reveals the true grandeur of the project. Even though it is still very much a busy construction zone, each of the three elements, domaine, Luxe and the Residences are all taking shape, giving visitors a genuine sense of the space, openness and design detail that’s in store.
the wide, avenue-style entry is clearly visible as it extends towards the domaine building, with the newly constructed townhomes on the left and the grand Luxe apartments on the right. most noticeable to visitors is the amount of open space that the project will offer. over 50% of the address is devoted to a combination of lawns, landscaped gardens, tree-lined driveways and flowerbeds, with the low-rise profile of the buildings accentuating the feeling of spaciousness without losing the sense of boutique exclusivity.
By the end of July, the majority of the ground floor suites in Luxe will be complete, and the upper levels will be watertight, which will allow for all finishes and fittings, including the breathtaking common area travertine and lighting, to be installed.

cbus property defies the common trend, by planning for more open space, not less. Look at enough property developments around melbourne and you soon notice a common, yet disappointing element in their planning – namely a severe lack of space between buildings and built features.
Luckily, the Warleigh Brighton is not just any ordinary development. the forward-thinking masterplan is actually characterised by an above average open space footprint. over half the entire footprint in fact.
the reasons for this are threefold. firstly, there is cbus property’s mission to make the residential areas feel as open and uncluttered as possible, setting wider spaces between buildings than is normally found in new metropolitan projects. this allows for a greater sense of privacy, personal space and comfort, since better layout means better living.
Even before a site is purchased, the planners assess whether it can feasibly accommodate a higher percentage of open space than is normally required by local council.
the second function is to allow for greater integration into the surrounding residential environment. Vast imposing edifices of concrete and glass rarely assimilate into a streetscape characterised by traditional homes and leafy gardens. But by setting a building back from the road, opening up the space and continuing the garden feel that already exists, allows a brand new project to match and even enhance an attractive established neighbourhood, such as Warleigh grove
finally, the wider spaces promote greater natural airflow and sunlight, helping to reduce energy costs all year round, especially when combined with the ambient cooling effect of the lawns and gardens, and the summer shade provided by the many trees which will feature throughout these spaces.
