LOCATIONReading is the main commercial centre in the Royal County of Berkshire. It benefits from being extremely well located in the M4 corridor, 38 miles west of Central London, 25 miles south of Oxford and 18 miles north of Basingstoke. The city has excellent transport links with Junction 10 of the M4, just 3.5 miles (5 km) to the south of the subject property connecting Reading to the national motorway network. Reading station is a hub for First Great Western rail services, with a fastest journey time of 26 minutes to London, running

every 15 minutes at peak times. Reading station is among the busiest outside London and was substantially upgraded between 2014-2015, with five additional platforms, a new link bridge and an additional entrance. The redeveloped station will accommodate the new Elizabeth line service when Crossrail becomes operational in December 2019. We understand that Reading station will be serviced by two Crossrail trains an hour, which will run directly into central London.

RETAILING IN READINGReading is a highly accessible and dominant regional retailing destination, ranked 17th of the PROMIS Shopping Centres and boasting a primary catchment area population of 698,000. The town is particularly affluent with per capita retail spending levels well above the PROMIS average (CACI) and has a significantly high over-representation of the most affluent AB & C1 social grouping. The town’s retail provision comprises approximately 1.83 million sq ft, which is above the Regional Centre average and ranks the town 19th of the PROMIS Centres on this measure.

Reading’s traditional prime retailing pitch, Broad Street, is a wide pedestrianised thoroughfare that runs east / west between the town’s two managed centres, The Oracle (anchored by Debenhams and House of Fraser) and Broad Street Mall. The street accommodates retailers including John Lewis, Primark, Marks & Spencer, Gap and Fat Face. More recently, the prime pitch is considered to be Hammerson’s Oracle Shopping Centre (700,000 sq ft), with access onto Broad Street. Retailers include Topshop / Topman, Zara and Victoria’s Secret. The Riverside which is to the rear of The Oracle is also home to a number of national leisure operators including The Real Greek, Miller & Carter Steakhouse, Comptoir Libanais and Pizza Hut. Reading’s leisure offer is due to improve dramatically over the next 12 months with a number of new entrants to Reading making representation on King Street.

DESCRIPTION AND SITUATIONThe Village occupies a prime location on Kings Street with dual frontage onto both King Street and The Riverside. The schemes main frontage onto King Street benefits from a large Piccadilly Circus style LED curved screen.
