Richmond Hill Business Parks

Newkirk Business Park

As Richmond Hill’s first business park, Newkirk is home to an array of well established businesses. The total area of Newkirk Business Park is 313 acres and is home to over 300 businesses including Aecometric Corporation, Apotex and Plasticap. Centrally located within Richmond Hill, Newkirk Business Park also features a large base of manufacturing companies.

Beaver Creek Business Park

With over 600 acres of land, Beaver Creek Business Park is the largest business park in Richmond Hill. With its strategic location in the southeast portion of Richmond Hill, Beaver Creek is located near major transportation corridors including Highways 7, 407 and 404. Residents of this business park include OpenText, Global Financial Group, Suzuki Canada and Mayhew.

Headford Business Park

Headford Business Park is located just north of the Beaver Creek Business Park. This park is growing rapidly yet still has some parcels of land available. Headford Business Park is home to the Canadian head offices of Alphabroder, Mazda Canada, Rubicon and Staples Business Depot.

Barker Business Park

Richmond Hill's newest business park features many excellent locations in which to establish a business. Located to the north of Major Mackenzie Road, Barker Business Park focuses on environmentally sustainable initiatives and is the home of BMW Group Canada, Compugen, Cosmo Music, iServe and LaRocca Creative Cakes.

Zoning Information There are a variety of lands available throughout Richmond Hill. The Official Plan and zoning by-laws include a variety of zones to meet the needs of many different kinds of businesses. These by-laws designate land use within the municipal boundaries, making provisions for industrial, commercial and other land uses. There is significant available land for industrial and commercial use within Richmond Hill. Beaver Creek, Headford and Barker Business Parks are primarily zoned for high performance industrial and commercial uses. We have provided a summary of the industrial and commercial zoning by-law policies in Richmond Hill.

Note: The zoning information provided is intended as a general guide and is extracted from By-law 150-80. For specific zoning information regarding properties mentioned in this inventory, please contact the Town of Richmond Hill Building Department at 905-771-8910.

M-1: High Performance Industrial Zone M-1 zoning allows for the following uses:

Public Uses: Refer to Section 6.11 (2) of By-law 150-80

Industrial Uses Permitted: • Warehousing of goods and materials but not including a transportation

terminal • Manufacturing and assembly of goods and materials • Printing establishments • Research and development • Offices accessory to permitted uses on the same lot

Commercial Uses: • Retail sale of goods manufactured on the premises, but retail area must

not exceed 10% of total floor area • Offices accessory to permitted use, or not accessory as long as they

do not exceed 15% of total floor area • Data processing

M-2: General Industrial Zone M-2 zoning allows for the following uses:

Public Uses: All of the uses permitted in M-1 zone

Industrial Uses: All of the uses permitted in M-1 zone

Commercial Uses: All of the uses permitted in M-1 zone, plus dry cleaning establishments

Open storage: Stored goods are accessory to the permitted use • Storage area is in rear yard, • Storage area coverage does not exceed

5% of lot area • Storage area is enclosed

MC-1: High Performance Commercial/Industrial Zone MC-1 zoning allows for the following uses:

Public Uses: All of the uses permitted in M-1 zone.

Industrial Uses: All of the uses permitted in M-1 zone.

Commercial Uses: All uses permitted in M-1 zone, plus: • Banks and financial institutions • Technical and commercial schools • Restaurants and taverns, excluding take-out restaurants • Parking garages • Business and professional offices • Hotels

MC-2: Special Commercial Zone MC-2 zoning allows for the following uses:

Public Uses: All of the uses permitted in M-1 zone
