Fossil Lake Ranch was developed by Everitt Companies, known for many of their fine neighborhoods throughout the city. The first residents began moving to the location in 2000. Fossil Lake offers its residents a very desirable lifestyle, but it is the friendly people who live there that is most appreciated. “There is a lot of informal interaction with our neighbors,” said Adam Anderson, who has lived in two different houses within the neighborhood with his family during the past 7 years.

“When we drove into the neighborhood there were kids playing in the streets,” said Derek Maunsell. “So we said,

next house we see, we’ll buy.” Maunsell has lived in the community for 6 years.

Amenities

For many families another draw of the area is it’s central location to schools. Fossil Lake is nestled within a mile of Fossil Ridge High, Kinard Middle and Zach Elementary Schools.

“First and foremost was the schools, Zach Elementary was highly touted,” Anderson said. “We wanted our kids to be at Zach,” Maunsell said.

However, as you spread out from the neighborhood it becomes obvious that there is more to the area than just schools. Located to the north across Harmony Road is the Front Range Village featuring multiple shops — including a Super Target — and restaurants. And just down Harmony Road is the Cinemark movie complex.

The residents don’t have to leave Fossil Lake Ranch to find entertainment. The neighborhood pool and the large

luxury clubhouse, the Ranch house, create a gathering place that further enhances the sense of neighborhood.

“It’s very well maintained,” said Anderson.

Just to the south of the neighborhood and across Fossil Creek Reservoir is the 843 acre Fossil Creek Reservoir Regional Open space which features trails and viewing areas for the wildlife. The area has been designated as an “Important Bird Area” by the National Audubon Society, providing crucial habitat to bald eagle and other types of raptors, and many species of shorebirds, songbirds, and waterfowls.

The neighborhood also sits just across Interstate-25 from the Cache la Poudre River and the trail system along side the river. For those wishing for even more adventure, just minutes away is Horsetooth Mountain Open Space featuring a large network of trails including the opportunity to climb to the top of the scenic Horsetooth Rock.

Most days driving through Mariana Butte residents

can be seen loading up their cars, working in their

yards or perhaps enjoying a round of golf on the

award winning 18 hole course.

The Mariana Butte neighborhood located in the

took the time to do it right.” Donna Pike said, a

resident for 7 years.

Since it’s construction it has evolved into a diverse

neighborhood that has something for everyone from

families to retirees. “We have lots of community,” said

Pat Berkheim, a 7 year resident, referencing groups

who go out to dinner together regularly.

The location on the west edge of Loveland also

draws residents for its proximity to Denver while still

allowing for a quiet lifestyle far from the traffic of big

cities. “It’s a great, quiet spot in Northern Colorado,”

Charlie Jackson said.

Amenities

Just minutes from the neighborhood are many

outdoor havens including Carter Lake and Devil’s

Backbone, while still having the convenience of

shopping and downtown Loveland just a few miles

away.

For the families looking at Mariana Butte, there

are multiple schools nearby. The neighborhood sits

within the Thompson School District that allows open

enrollment allowing students a choice of schools

across the district. However, nearby are Namaqua

Elementary, Walt Clark Middle School and Thompson

Valley High School.

“It’s a nice kid friendly neighborhood.” Jackson said.

He recently moved his family into their second home

in Mariana Butte.

Throughout the neighborhood itself are various

green spaces and parks perfect for sunny afternoons

or walking the dog.

The crown jewel of the neighborhood is the Mariana

Butte Golf Course. This municipal course plays like a

private course and is repeatedly recognized as one of

the state’s best courses. The par 72 course features

6,583 yards of play as it moves across the elevation

changes of the area. The course also features a full

restaurant, pro shop and driving range.

“It’s nice to have a restaurant in the neighborhood,”

said Jackson.
