With the influx of interstate buyers on the Gold Coast, there is a shortage of investments properties. This has lead to increased interest on many of the vacant properties.

Vacancy rates are lowering and we are experiencing increased interest in all sectors, retail, commercial and industrial.

Small business confidence contributes to this and what it means for the property market is a reduction in market incentives on leases.

We are seeing less free rent and landlord contributions in leases over the past 3-4 months.

Overall, there are only positive signs across the Gold Coast Commercial Market.

Yields have tightened up substantially compared to this time last year. Some of the factors that have influenced this are the low interest rates, consumer confidence and a shortage of available properties.

The Banks have lowered their interest rates which has in turn reduced the gap between vendor and buyer expectations. It has also encouraged cash buyers to move their money into bricks and water rather than have it idling in the bank.

Consumer confidence is high due to buyers seeing the value in the market and the slight ease to access of funds. This is coupled with the interest we are now receiving from interstate investors.

Major cities around Australia (Melbourne, Sydney and Brisbane) are realising that the Gold Coast is presenting much better value and is arguably 12-18 months behind their market place. This is driving up the demand, particularly for tenanted investments.

The Commercial Market across the Gold Coast is currently experiencing considerable growth.

Recently a group from the Corporate Ray White Commercial office travelled to Shanghai, Beijing

and Guangzhou to meet with some of our key existing and prospecting clients and spent some time with the Ray White teams in Beijing and Guangzhou.

Brian, Stephen Girdis (White & Partners’ Sydney) Scott Timbrell (Commercial NSW), Sen Wang (China desk, Sydney) and Dan White visited and held over 15 meetings / functions with large Chinese developers, investment agency and companies.

These companies included Wanda, Greenland, Country Garden, Vanke, SRE, Chiwayland, Longfor and R&F Corp, many of which are undertaking the largest development projects in Australia and New Zealand.

The following are key insights from the meetings throughout the trip: • Despite having already invested significantly in

our markets, all of these companies said that they were at very early stages of business development in Australia and New Zealand. Continued and increasing investment was a key part of their overall strategy.

• Australia remains internationally competitive. The US remains the preferred country to invest in, though Australia with its lower dollar is viewed relatively well.

• Construction companies are searching for opportunities to enter into The Australian market, preferably in joint ventures.

The Ray White office in Beijing is forming a strong relationship with China’s largest real estate agency, Homelink. Homelink has over 5,000 offices throughout China!

Every trip to China this year has reinforced the view that the integration of China and Australia is only at its infancy. China is now our largest trading partner, and our largest source of tourists. In Sydney, residents with Chinese ancestry represents 13% of the population, and growing. Whether China keeps growing or not, either way, we are going to grow closer and closer with China.

Ray White Commercial GC South agents have collected a swag of perfect scores from clients in the latest Ray White customer satisfaction surveys.

Darren Jones and Assi Dadon both achieved multiple perfect scores while colleague Adam Grbcic also recorded a 10 out

of 10 report from a client.

As part of the Ray White customer experience strategy, feed-back is sought from clients in an email survey and agents are given a net promoter score (NPS).

The NPS is a simple metric that represents how likely a client would be to refer the agent to other people with a 10 the highest score possible and an indication the customer would be highly likely to recommend the agent.

“The customer satisfaction program is about putting the customer at the heart of everything we do, and measuring how well we are servicing our customers,” said Ray White Director and CEO Dan White.

“We are using the program as a part of our Ray White customer experience strategy because we know that great customer service is intrinsic to business growth and profitability.”

Darren Jones was acknowledged by the vendor following the sale of a Tweed Heads South property for his “very prompt service” and “wide knowledge”.

The vendor of a Murwillumbah property said after the sale that Assi Dadon achieved “the best possible price” and represented the seller to “the highest degree”, while Adam Grbcic was complimented for his “professionalism” by a happy Burleigh Heads client.

Gold Coast Office Market Overview

The vacancy position of the Gold Coast has been steadily improving over the past few years after the total market result peaked at 23.3% in July 2010 falling to its current low of 13.6% in January 2016 (OMR Jan-16). Some markets have fared better than others, with the best performer this period being Broadbeach recording vacancies of just 3.7% however Varsity Lakes/Robina have witnessed a dramatic drop in vacancies from 28.7% during January 2010 to its current low of 6.9%. Southport is home to approximately 150,000sqm of office stock has been steady over the past few years despite the disruption to the city with the light rail development; despite this completion this market has shown increase of vacancy to a three year high of 15.5%.

The Gold Coast rental market has shown some bright shoots with the total vacancy position improving over the last couple of years. Post GFC rents saw a significant decline as incentive levels grew to over 30% putting even more pressure on an already low effective rent position. As incentive levels improved so have effective rents keeping face rents reasonably stable until mid 2015. Over the last 12 months the prime net face rent grew by 2.24% while the secondary market has outperformed increasing by 3.17% as demand for affordable space continues. Incentives for prime stock are in the 20%-25% range with gross face rents averaging $365/sqm while secondary property remains affordable averaging $260/sqm.

Despite the low interest environment and improvement in the greater Gold Coast office market, interest in the strata office market has been limited. Transaction levels for 2015 are well down on 2014 results with $20.024 million changing hands across 49 transactions well spread across the region for the 2015 calendar year. Strata Capital Values By Precinct ($/sqm)

Current average values across the total Gold Coast market have shown some rebound to $3,330/sqm after dipping to the low of $2,640/sqm in 2012; this still well behind the highs achieved pre GFC which averaged $5,390/sqm. The Varsity Lakes/Robina market also resulted in an immediate fall in values post GFC falling from $5,280/sqm in 2008 to $4,440/sqm the following year, a stable value was achievable for this region the following years before falling more recently and now on the improve up 9.95% this year averaging $3,787/sqm. Southport too has shown good increase up 7.95% to $3,106/sqm; Surfers/Broadbeach and Burleigh/Coolangatta results are positive albeit off a small sample size recording $2,976/sqm and $3,013/sqm respectively.
