Planning AheadIf January was a sign of the times to come, then 2014 could herald a bumper year for the Gibraltar property market.

As we all know, January is historically one of the quieter periods on the real estate front, but last month carried-on from where we left off in 2013, and the high quantity of enquiries has continued, leading to property sales and rentals being at their highest levels since the 2008 global meltdown.

Up until the beginning of last year, property prices were rising slowly and steadily, but the surge in demand throughout 2013 has resulted in prices ascending by an average of 10-20%. As a result of the demand, there is now an acute shortage of readily available residential housing, and this applies to both the sales and rental markets.

Whilst the rise in local property prices has been welcome news for many home owners and property investors, it has, however, in turn, meant that many prospec-tive tenants and purchasers have rapidly found themselves out-priced from the local market.

We therefore very much welcome that more affordable housing for Gibraltarians is now in the pipe-line, and, if Gibraltar is to grow to its full potential, it is also vital that as much as possible be done to increase the construction of new private homes – something which has been lacking for many years, and is part of the reason why Gibraltar now faces a chronic shortage of accommodation.

Even with the imminent announcement of new private residential developments, the reality is that none of these will resolve the housing shortage in the short-term, and with such overwhelming demand from prospective owner-occupiers, investors and tenants, there is every reason to conclude that Gibraltar’s property market will continue to flourish in 2014.
