Introduction: The McGinnis Ranch is located west of the resort town
of Bend, Oregon, in the Tumalo area. The ranch is
comprised of 77.75 acres of farmland with a view-scape

water rights from the Tumalo Irrigation District. The
irrigation system is extensive and computer operated. A
pivot irrigates one 40-acre swath, a ½ pivot irrigates 13
acres, two 7-acre fields are irrigated by wheel lines and a
2-acre underground sprinkler irrigates the horse pasture.
Improvements are plentiful with a custom-designed
4,900 sqft 4-bedroom, 3.5-bath farmhouse and attached
3-car garage. The caretaker’s home has 4 bedrooms and
2.5 baths with an attached 2-car garage. In addition, the
1-bedroom, 1-bath carriage house is ideal for guests.
The ranch has won numerous awards including Bend’s
Outstanding Design Award and is the two-time winner
of the Central Oregon Master Garden Tour. The property

Location: The McGinnis Ranch is situated in the scenic Tumalo area of Central Oregon. The Bend area and Deschutes County in
general are a blend of high-end resorts and amenities, agriculture and recreation. The property is located 15 minutes from
downtown Bend and only 18 miles from the Redmond Airport. The Redmond Airport has multiple daily flights from
Portland, San Francisco, Los Angeles, Seattle, Salt Lake City and Denver. Carriers include Alaska Airlines, Delta, American
and United. Bend has a population of 90,000 and is the cultural hub of Central Oregon with award-winning restaurants,
nightlife, microbreweries and cultural events throughout the year. Bend has grown significantly in the last 20 years, mostly
due to the affordable real estate, sunny days throughout the year and access to skiing, hiking, mountain biking, horseback

Improvements: The Main Residence – The 4,900 sqft main residence,
designed by Neal Huston in 1996, contains 4 bedroomss
and 3½ baths, a three-car attached garage, with formal
living and dining rooms. A large great room that flows
into an open kitchen and breakfast area surrounded by
windows overlooking one of the ponds and deck. The
house was designed and positioned to be in line with the
Three Sisters volcanic peaks. Nine peaks can be viewed
from the entryway. The exterior is designed to represent
a turn-of-the-century farmhouse, complete with a wrap-
around front porch. Custom touches include the composite
concrete roof, the old-growth red cedar decking, to the
broken top sandalwood stone accents around the house,
patio and landscaping around the pond. The main
residence contains two wood-burning fireplaces with
gas starts, American cherry floors, extensive wainscoting

and crown molding, a separate laundry room and chute,
a large walk-in pantry, central vacuum, and surround-
sound both inside and outside the house. The kitchen is a
chef ’s dream with a six-burner Viking range, a large Sub
Zero refrigerator and an extensive prep area. The interior
of the house is a split between colonial design for the more
formal areas and a ranch-style great room that gives that
Central Oregon feel.
The exterior of the home is a meticulously landscaped. The
backyard features a large Japanese garden, rumored to be
the largest east of the Cascades. Using ideas from Portland’s
Japanese Garden, the designer made this area into a
tranquil and beautiful setting. With the pond wrapping
around from the front of the house, to the Pennsylvania
bluestone and traditional Japanese bridge over the water,
to the extensive plants and shrubs, this is a place one
can come to relax. The large pond off the front and side
of the house is surrounded by a waterfall and extensive
landscaping. Fruit trees including apples, peaches and
apricots are on the flanks of the pond and the flow from the
interior to the exterior is seamless. In addition, the entire
outside area is night-scaped for enjoyment at all hours.
The McGinnis Ranch has won several awards including
the Bend Outstanding Residential Design Award in 1998
and is a two-time winner of the Central Oregon Master
Garden Tour. The ranch was featured on the cover of Bend
Living with a lead article titled, “The McGinnis Ranch –
Where East Meets West” in the spring 2004 issue.

The Carriage House – The ideal place for guests, the
carriage house, while not a permitted dwelling, contains
1 bedroom, 2 full baths and a main family room in 1,110
sqft. In addition, there is a tack room, a horse stable with
three stalls and runs to the outside attached to the carriage
house.
Caretaker’s House – Built in 1978, this 4-bed, 3-bath
2,700 sqft residence is an ideal setting for the caretakers
to reside or owner’s can upgrade the interior for a family
compound. The house has a new roof with composite
shingles, new decking, renovated bathrooms, updated
kitchen with new Jenaire downdraft stove and two-car
attached garage.
Additional Improvements – The McGinnis Ranch enjoys
a 13,000 sqft riding arena/hay barn built in 2006 with dirt
floor, and a 7,200 sqft hay barn for hay and equipment.
Attached to this second hay barn is a 1,200 sqft heated
shop and office. The office acts as the center for The
McGinnis Ranch operation, discussed on the following
page. There are two 600-foot wells and two large ponds on
the property. One pond has a pump house that can provide
irrigation water as well as water for fire suppression. Other
improvements include a small greenhouse and rustic
storage shed.

Ranch Operation:The McGinnis Ranch is a well-known hay farm that has won several awards for the quality of hay produced. A total of 72
acres of the 77.5 acres are irrigated. The front field is on a walking linear pivot and covers 40 acres. The back field is a ½
center pivot covering 13 acres. There are two seven-acre fields irrigated each by wheel lines and a two-acre fenced horse
pasture containing a two-horse loafing shed and underground sprinklers.
Irrigation water is anchored by senior surface water rights from the Tumalo Irrigation District. Water is delivered through
a ditch that runs through the property and is stored in the ponds. Water is then pumped from one pond via a 30 hp pump
and delivered to the various fields. The property is irrigated on a rotational basis but has the capability to irrigate all 72
acres at once. Annual assessment dues to the District were $6,475 in 2014.
The McGinnis Ranch currently produces a premium blend of orchard grass hay. The property produces three cuttings
of hay per year at 3 ½ to 4 ½ tons per acre. On average the property produces 250 tons per year with gross revenue of
approximately $75,000. In addition, The McGinnis Ranch operates a local operation that cuts, rakes and bales neighboring
ranches. In total, the operation farms an additional 400 acres with revenue of $125,000 to $150,000 annually, with a total
gross revenue of $200,000 to $225,000 annually.

Nearby Live Water:The Bend area may be one of the best locations for anglers
to wet a line with a fly rod. From spring creeks like the
Fall River and famed Metolius River, which is a 20-minute
drive from The McGinnis Ranch where you can catch wily
rainbows or intimidating bull trout up to 30 inches. The
Middle Deschutes is a quick five minutes from the ranch
with both Deschutes redband trout and browns, and the
world-renowned Lower Deschutes River is 1 hour north,
which has amazing salmonfly, golden stone and caddis
hatches. It also has some of the most aggressive steelhead
that readily will chase a skated fly swung on the surface.
There is an entire guide book dedicated to the stillwater
opportunities. Impoundments such as Crane Prairie
Reservoir and its 25-inch plus “crane ‘bows” are legendary
in the area.

Recreation:Central Oregon is a recreational playground. With 300
days of sunshine a year, there are abundant recreational
opportunities. There are 27 golf courses, and many are
highly rated, within 1 hour of The McGinnis Ranch.
Nearby is the Aspen Lakes golf course, which is a short 15
minutes from the ranch. The majority of the well-known
courses such as Crosswater, Pronghorn, and Tetherow are
within a 30 minute drive. There are miles of hiking and
biking trails along the Deschutes River, in the foothills of
the Cascades and into the alpine setting. Federal land is
visible from the ranch with boundaries within less than 1
mile from the property. Just east of the Cascade Mountain
crest, The McGinnis Ranch is in close proximity to several
ski resorts. Mt. Bachelor, south of Bend, is 30 miles away
and Hoodoo Ski Resort, west of Sisters, is 25 miles away.
From whitewater rafting and kayaking, to rowing a
drift boat, to Stand-Up Paddleboarding (SUP), there
is something for everyone. In 2014, Bend, Oregon was
labeled by Outside Magazine as the best getaway for SUP
in the United States.
The Collins Road area is known for large equine facilities
and provides excellent access to the Bureau of Land
Management property and Deschutes National Forest.
From the ranch, a neighboring landowner enjoys access
to over 1.8 million acres of public land with miles of trails.
Bend is considered a resort destination. With spas, world-
class restaurants, and one of the largest concentration of
microbreweries in the United States. Events such as the
High Desert Classic Horseshow, the Cascade Cycling
Classic, the Balloons Over Bend Festival and the Bend
Summer Concert Series are all well-known throughout
the United States.
