Headquartered in Chicago and with offices in Milwaukee and Grand Rapids, The Concord Group has provided services in every state in the country. The Concord Group has been providing Project Management, Cost Management, Cost Segregation and Real Estate Advisory Services to a wide range of clients for over 18 years. Our staff members have become integral partners to our clients in the implementation of their building and construction programs.

Project ManagementIn our role as the Project Manager we act as the Owner’s Representative and work on our client’s behalf as a third party independent consultant. We act solely in the best interest of our client, communicating project issues and allowing our client to make informed decisions in a timely manner, so the progress of the project is not impeded.

Cost ManagementThe Concord Group provides a comprehensive approach to Cost Management that reduces the risk of project cost overruns. We achieve this by integrating our multi-disciplined staff of estimators, mechanical and electrical engineers, quantity surveyors and construction management personnel with our state of the art estimating software and technology.

Cost SegregationWe provide Cost Segregation Services to help clients increase their cash flow. We are uniquely qualified to perform a thorough and detailed engineering based Cost Segregation Study that meets the IRS guidelines. Our cost estimators and engineers have significant experience and the appropriate expertise the IRS requires to prepare quality Cost Segregation Studies. In addition to Cost Segregation Studies, our team of engineers also have the skills to provide Repair vs. Capitalization Studies and Retirement Studies in response to the recent IRS regulations released in January, 2014.

Real Estate Advisory ServicesThe Concord Group provides Real Estate Advisory Services for clients who are either Owners or Lenders involved with the acquisition of commercial property. We assist with a full range of integrated consulting services for real estate investments. Whether the client is a lender, a developer or an equity investor, our services protect their interests and assist in realizing the maximum benefit from their real estate investment or financing.

Experience: Project Management

Wheaton Franciscan Healthcare

Since 2002, The Concord Group has been providing Project Management services to the Wheaton Franciscan Healthcare System. Our staff have been intimately involved in the management of all building projects undertaken by the system in that time period. These projects total in excess of $750 Million. Of this total, over $162 Million have been in hospital renovation, over $45 Million have been in Life Safety, over $27 Million have been in Medical Office space and over $319 Million have been in new construction. Spectrum Health System

Since the Fall of 2008, The Concord Group has provided Project Management services to the Spectrum Health System in Western Michigan. During this period, we have been responsible for managing the various activities related to the development of three major healthcare facilities.

Carroll University

The Concord Group provided Project Management services for multiple student residence projects implemented over multiple phases at Carroll University. We also managed the conversion of a historic residence into administrative office space.

The Milwaukee Streetcar

The Concord Group is providing Project Management Services to the City of Milwaukee for the proposed 2.1 mile downtown streetcar system. The Milwaukee Streetcar will connect near downtown residential neighborhoods with the Central Business District, the Third Ward and the Intermodal Station. This first phase of the project which is currently in design, has a total project budget of $64.6 Million.

Experience: Cost Management

Chicago Public Schools

The Concord Group has been providing Cost Management Services to Chicago Public Schools for the Capital Improvement Program since 1996. During that time, we have worked on thousands of school projects with costs ranging from $50,000 to $90 Million. To date we have completed over 2,000 projects for the Chicago Public Schools System with a total value in excess of $4 Billion.

Public Building Commission

Since 2008, The Concord Group has provided Cost Management services to the Public Building Commission of Chicago for a wide variety of projects. These include municipal facilities, libraries, park district facilities, field-houses, police and fire stations, public marinas, and both elementary and high school buildings. The total value of these projects is in excess of $750 Million.

The Art Institute of Chicago

The Concord Group has provided a wide array of services to The Art Institute over a number of years. These services have included fiscal year budgeting and Cost Estimating services for specific projects.

Hospital Sisters Health System

The Concord Group has been providing Cost Management services to the Hospital Sisters Health System through Berner Schobers Architects and Odell Architects.

Experience: Cost Segregation

Retail Clothing Store

The Concord Group was able to provide significant tax savings to both the tenant and property owner by performing a complete engineering based Cost Segregation Study on this high-end retail clothing store, comprised of a two-story, 29,000 SF property located on a 3-acre site in Michigan. Our engineering based team segregated the assets that were acquired and constructed by the owner and the assets that were newly constructed by the tenant into shorter life property, resulting in a reduction of the owner’s tax liability.

Commercial Office

Our client, an investment company, purchased a multi-unit office building located in a suburb of Illinois. The three-story building is approximately 86,500 SF in size and is situated on a 5.4-acre site. The owner made multiple typical tenant improvements to the property between 1998 and 2013.

Restaurant

The property was purchased in the downtown area of Chicago, Illinois and the interior of the building was completely remodeled for a bar/restaurant. The tenant improvements for the bar/restaurant were completed in April, 2007. The property is located on the ground floor and basement of a six story building and is approximately 11,525 SF in size. Construction included renovations to the bar, flooring, kitchen, and seating areas on both levels. We performed a Cost Segregation Study on the tenant improvement assets only and not the acquisition of the property, due to the complete renovation of the interior spaces.

Manufacturing Facility

We performed a Cost Segregation Study for our client – an automobile rubber mats and guards manufacturer. Their office and manufacturing facility, located in Illinois, was originally constructed to be 120,420 SF in size and is situated on a 9-acre site. In 2013, the building was expanded by approximately 55,460 SF increasing the total size of the building after expansion to 175,789 SF made up of office, warehouse and manufacturing space. The original facility was placed into service in November, 2004 and the new addition was placed into service in December, 2013.

Experience: Real Estate Advisory Services

The Moderne

The Moderne is Milwaukee’s newest high-rise residential project. Located in the northwest corner of downtown Milwaukee the project is a mixed use development of over 200 housing units, interior parking and street level retail units. The Concord Group is providing loan review services to the City of Milwaukee for the publicly funded portion of the project.

Walgreen Company

This is a single story stand alone retail development and associated site improvements. The Concord Group provided loan review services and construction progress monitoring for Wrightwood Capital, LLC.

EBCO / Oasis, Columbus, Ohio

This is a three-building manufacturing facility, warehouse and office area for a total of approximately 802,580 SF.

The Concord Group provided the Property Condition Assessment for the facility’s renovation for the owner, Marcus Adams Properties.

Brooklyn Brownstones, New York, NY

This project includes eleven brownstone buildings, between four and five story structures built between mid to late 1800’s and early 1900’s.

The Concord Group provided the Property Condition Assessment as part of a loan request documentation package for the renovation project for the owner, Wrightwood Capital, LLC.
