The Beach House Messenger April 2017 Myrtle Beach, SC Dear Owners, The Annual Homeowners' Meeting was held at The Beach House Resort on March 18, 2017. The minimum quorum requirement that 15% of all units be represented either in person or by a proxy was met. The election of The Board of Directors was conducted as required annually. This year there were 7 people seeking to fill the 5 available seats. The five incumbents were re-elected to serve for another year. Your Board scheduled The Annual Budget Meeting for September 13, 2017 for 9:00 at the new Defender Offices. At this meeting, Board and Management will review the condition of our property and the status of the 2017 Budget in terms of budgeted income, and expenses. The major responsibility of building the 2018 budget and establishing a maintenance fee that funds such budget is done at this time. This Board (with Management) assures all that we will continue to explore ways to maintain and improve our resort while seeking to keep maintenance fees and expenses as stable and reasonable as possible!! In spite of age, The Beach House is in very good condition and continues to provide us with an opportunity for an excellent vacation. The Annual Homeowners' Meeting was held at The Beach House Resort on March 18, 2017. The minimum quorum requirement that 15% of all units be represented either in person or by a proxy was met.

The election of The Board of Directors was conducted as required annually. This year there were 7 people seeking to fill the 5 available seats. The five incumbents were re-elected to serve for another year.

Defender /Capital Resorts Group and National Hospitality Group There are some “behind the scenes” changes that we wanted you to be aware of before your next visit to the beach. In mid-2016, Defender Resorts, who is the management company for The Beach House, became a wholly owned subsidiary of National Hospitality Group. This does not affect the management or operations of your resort, there is simply a new parent company. You will, however, notice changes in the manner in which resales are being handled. As many of you may be aware, the original owner base at The Beach House is aging, which often results in severe delinquencies of maintenance fees. As both the Board of Directors and Management strive to keep your maintenance fees reasonable, we have been exploring ways to help off-set these non-paying weeks. As the resale market isn’t as strong as it has been in previous years, alternate options have been researched. As a result of the acquisition of Defender by National Hospitality Group, this also expands our network of opportunities. Another company that is under the National Hospitality Group ‘umbrella’ is Capital Resorts Group. Capital offers a vacation club product, which is points based. Capital will now be selling The Beach House inventory that will be part of their vacation club. Because we cannot effectively have two different sales operations at the resort at the same time, the Board of Directors has approved Capital to have a sales presence on-site at The Beach House, thereby ending the sales agreement with Defender Realty. Please understand that this does not affect your vacation or ownership in any way. This new agreement simply provides another option for owners to consider as a way of using their vacation, while also selling association weeks to new vacationers that will generate maintenance fee’s to offset some of the delinquencies having been realized over the past decade. On your next visit to the resort, you will notice Capital staff on-site and may be approached regarding tour or sales opportunities. You are not obligated to take any tours and may decline if you wish. Further, understand that the operations of The Beach House will continue as normal. Again, nothing has changed regarding your ownership and it will remain “fixed unit/fixed week”, unless you choose otherwise.

Information for Owners That Rent Their Unit

If you rent your unit and receive a rental income check, please keep the check

stub for future reference when filing your taxes at year-end. The 1099’s that are issued, as required by law, to all owners who receive over $600 in rental income, list the gross amount of rental income that was received. The amount on the 1099 will not match the amount paid to you on your rental check. We must report the gross rental income; this is required by the IRS. You can report the commissions and fees that were paid when filing your income taxes. These fees are listed on the check stub. Please consult your tax professional to determine the best method for reporting this on your taxes.
