SELLER INSIGHT When we happened upon The Barns ten years ago, the building was in such a terrible state that it was actually at risk of falling

down,” says Chrissie. “It was covered in ivy and the land around it was rough and rubbly, not at all the picture perfect setting it is today, but there was just something about it that captured our imaginations. My husband and I have bred horses for many years, and we’d been searching for a property with space enough for a lovely new home and some superb equestrian facilities, and despite it’s rather ramshackle appearance, I’d say we knew almost immediately that this would be the perfect place.”

“It took us a while to get the planning permission, mainly because the building lies within the curtilage of Moggerhanger Park and therefore is curtilage listed, but that gave us the time to carefully consider what we wanted to achieve with the conversion. To some extent we were restricted by the listing, but nevertheless, with the help of award-winning architect Francesca Weal we’ve been able to come up with a design that as well as maintaining the architectural integrity and sheer beauty of this lovely old building, has given us a home that is light and bright, incredibly spacious and which incorporates all of the things needed for comfortable modern living.”

“It is difficult to choose our favourite place because every room has a wow factor. However, the kitchen is one of the rooms that we tend to spend a good deal of our time in. We were able to add a large extension – very in keeping with the style of the main building – which has given us a lovely big family kitchen with bi-folding doors that lead onto a very pretty patio.”

“Equestrian properties are usually located out in the middle of nowhere, but the real beauty of this setting is the fact that although we’re surrounded by some of the most beautiful countryside. It’s only a 10 minute drive to Sandy, with major supermarkets and rail station which has regular trains for a 40 minute journey to London.”

“When designing the house we were very strict about retaining the wonderful sense of history and real character of the building and so there are lots of lovely features that serve as reminders of its origins. Practically the whole of the downstairs is heavily beamed and we’ve left a lot of the brickwork exposed, and upstairs we have the most amazing vaulted ceilings, which add to the overall feeling of space.”

“Both my husband and I feel very proud that we’ve been able to save this lovely old building and transform it into such a stunning and totally unique family home. Even after eight years of living here, the house, the grounds and this gorgeous setting still take my breath away,” says Chrissie. “In terms of what I’ll miss, I’d have to say all of the above. I can’t imagine there’s anywhere else quite so lovely.”*

Outside, within the three acres that surround the house we’ve managed to develop a beautiful garden and some really fabulous equestrian facilities,” continues Chrissie. “We have a small spinney and a high hedge at the front of the property, which gives us a superb degree of privacy; there’s a long gravel drive, so plenty of parking space, and that sweeps round to the stable yard, beyond which are

the paddocks. The garden has been designed with ease of maintenance in mind, but is still a very pretty space, and the design of the equestrian facilities has been meticulously thought out so everything works extremely well for both horse and rider. The property as a whole is everything and more that we hoped it would be, and it’s going to be a real wrench to leave.”
