    Greetings, Clients & HomeownersIts my pleasure to publish the 2013 Report on Luxury Condominium Sales in San Francisco. Several

    years into the Bay Areas vibrant economic expansion, 2013 proved to be an exceptionally robust year for

    our local estate market, generally and condominiums, co-operative apartments, Tenancies-In-Common and

    lofts were no exception.

    During 2013, nine houses sold at prices over $10,000,000. During this time, condos, co-ops, lofts and TICs

    representing $837,254,545 in value traded, including 18 listings over $4,000,000. Similarly on the rise, sales

    of condos over $1,500,000 soared with 384 closings or 27.1% more than in 2012. Stories and photos of

    San Franciscos luxury real estate listings have become a recurring theme in The New York Times, Wall Street

    Journaland other leading global media.

    Of note, last year 18 listings sold privately. The growth of San Franciscos shadow inventory has benefited

    clients desiring to sell, however preferring to market their property to a select group of top agents with the

    most qualified clients. Expect this strategy to continue to grow in 2014.

    Its been over one year since both Millennium Tower & The Infinity closed escrow on the last of their

    combined 1,100 units, however the appetites of buyers seeking newly constructed condos hasnt abated.

    In 2013 eleven new condominium developments opened their doors and sold over 350 of their 500 new units.

    New designer condos in the heart-of-the-mission selling at prices over $1,400 per square foot a remarkable

    achievement previously awarded only to homes with Golden Gate Bridge views was a testament to the

    appetite of affluent buyers purchasing at prices previously unimaginable.

    As we be gin 2014, more than 20 constr uction project s have c ranes i n the sk y - the most not able o n the

    rapidly changing blocks of the mid-Market and upper-Market Street corridors. Buyers opting to live in the

    quickly transforming Downtown waiting for the next phase of new, mega-luxury condo developments

    have their eyes on Tishman Speyers 800-unit Lumina, Millennium Partners 706 Mission and Jay Pauls

    181 Fremont already digging for what will be the tallest building in Northern California (well, at least for a

    few years).

    The surge in this years Condominium market will be fueled by four powerful streams:

    International buyers continuing to seek safe-haven investments

    Empty-Nesters downsizing to San Franciscos classic and transforming neighborhoods

    Vibrant Bay Area companies aggressively hiring from around the world (the Silicon Valley

    remains the nations #1 job producer)

    Newly-minted Silicon Valley/Social Media execs quietly acquiring our citys best properties

    Our local real estate market continues to benefit as one of the most supply-constrained regions in the world.

    Our record low inventory - combined with the continued demand by affluent local, East Coast and global

    buyers - suggests 2014 may the best opportunity in years for homeowners to consider the sale of one the

    greatest works of art their home!

    Pacifc HeightsCONDOMINIUM, COOPERTIVE, TIC & LOFT SALES OVER $1,500,000

    Seventy luxury units sold in Pacific Heights in 2013; the average sales price was $2,223,243 which represented a 19.1%

    decrease from 2012. Of the seventy sold, fifty-two sold at or above the asking price. These luxury units spent an average

    of 53 days on the market in 2013, compared to 70 days in 2012.

    Thirty-seven luxury units sold in Russian Hill in 2013; the average sales price was $3,134,595, which represented a 21.9%

    increase from 2012. Of the t hirty-seven sold, twenty-eight sold at or above asking price. These luxury units spent an

    average of 34 days on the market in 2013, compared to 78 days in 2012.

    Nob HillCONDOMINIUM, COOPERTIVE, TIC & LOFT SALES OVER $1,500,000

    Twenty-three luxury units sold in Nob Hill in 2013; the average sales price was $2,658,652, which represented an increase

    of 25.1% from 2012. Of the twenty-three sold, twelve sold at or above the asking price. These luxury properties spent an

    average of 55 days on the market in 2013, compared to 82 days in 2012.
