Treasurer Joe Hockey has shown his support towards the idea of home loan restraint, suggesting that targeted moves could be required to rein in lending in some areas

of the market.

Mr Hockey said that focused restraints could be useful as pockets of the market heat up, provided such restraints were flexible, and blamed any rapid price increases on a shortage of supply.

Sydney’s housing recovery is reportedly far from over, with capital city house prices predicted to rise between five and nine per cent nationwide over the next 12 months.

The Reserve Bank of Australia yesterday released its biannual Financial Stability Review, which detailed concern over soaring house prices and continued investor activity.

According to the Australian Bureau of Statistics, Sydney house prices increased by a massive 15.6 per cent in the 12 months leading to June 2014.

Should the Reserve Bank leave rates unchanged and the Australian dollar remain strong, growth is expected to continue, however at a slightly slower rate of between 8 and 12 per cent into 2015.

Author of SQM’s Housing Boom and Bust Report, Louis Christopher, revealed that the market is somewhat overvalued, but not by as much as has been ‘very publicly’ stated.

Mr Christopher stated ‘Some cities are heading into overvalued territory, but the point overall is the market is far from a bubble situation when taking into account historical valuations over the past 30 years.’
