A Brief Introduction to Landmark Office Towers
Welcome to moving in Landmark Office Towers! Beijing Landmark
Towers is located at the heart of the Lufthansa business district, which
is adjacent to the Embassy District and the Airport Expressway. It
comprises a 4-star hotel, service apartments, office towers, shopping
arcade, restaurants, convention centre and entertainment outlets.
The office towers provides good communication system, central
air-conditioning system, mechanical and electrical system, security
and fire control system, and professional property management
service.
This Tenants' Handbook introduces the facilities, services, and
regulations of our building. Please keep this Handbook for your future
reference.
1. Management of the Office Towers
1.1 Leasing and Property Management Department
Leasing and Property Management Department is responsible for
leasing, moving in, and property management service. Leasing Office:

1.2 Comments
Should you have any feedback on facilities or services, please contact
Leasing and Property Management Department. Tenants are required

to leave their names, company names and telephone numbers for our
follow up and feedback.
2. Tenants Move-In
2.1 Keys
1)The keys of offices are managed by tenants. Tenants are required to
provide one set of office keys to our Security Department for
safekeeping and use in the event of emergency at non-office hours.
2)Tenant is required to provide an "Emergency Contact" to the Leasing
and Property Management Department in case for contact under
emergency situation at non-office hours.
3)The Security Department reserves the right to enter the premises
with tenants’ keys when emergency situation requires after receiving
tenants’ permission.
2.2 Moving In
Please use service lift to move in the office furniture and notify the
Leasing and Property Management Department in advance for
necessary help and arrangement.
Tenant is suggested to choose a reliable moving company. The
moving company is required to provide following relevant information.
1)Name of company;
2)Estimated arrival time;
3)Vehicles' registration number;
4)List of items to be moved in, e.g. appliance or furniture.

Tenants should monitor the moving-in process. Tenants are
responsible for damages caused by the moving company while
moving in.
3. Mechanical and Electrical Equipment
The Office Tower is equipped with central air conditioning system and
the normal service hours is from 8:00 am to 6:00 pm, Monday to Friday
(except public holidays). Should you require an overtime
air-conditioning service, please contact the Customer Service Centre
of the Leasing and Property Management Department 24 hours in
advance, and fill in application form.
The electricity supply capacity is 45W/m2 or 220V. Please ensure the
set up of your electrical appliances is under this limit. The Office
Towers has an automatic fire alarm system and emergency generator
system that supports the emergency lighting and fire-fighting systems
in emergency situation.
4. Facilities and Services
4.1 Application for Telephone / Fax / ISDN / DDN
Please contact the Leasing Office of the Leasing and Property
Management Department.
4.2 Company Directory
The tenants should submit a copy of their company registration
certificate issued by the Beijing Administration for Industry and
Commerce to the Leasing and Property Management Department

together with the company's English and Chinese name and leased
office unit number. The Leasing and Property Management
Department will put a nameplate in uniformed type and style at the
main directory board in the Office Lobby and the lift lobby of the floor,
where the tenant is located.
For 1st application is free of charge and subsequent application, there
is a charge. For charge standard, please contact the Leasing Office of
the Leasing and Property Management Department.
4.3 Mailing Address

4.4 Payment
Tenants pay charges according to the bill issued by Accounts
Department of Beijing Landmark Towers.
1) Tenants can pay by cash or cheque or credit card at the Accounts
Department located at Room 460, 4th floor, Service Apartment.

holidays)

4.5 Canteen for Tenants
Located on the Basement 1 of Hotel, the staff canteen serves lunch for
the tenant's staff during 11:00 am to 2:00 pm. The meal tickets are
sold at the
office of Staff Canteen during 11:30 am to 1:00 pm on every Monday,
Wednesday and Friday.
4.6 Postal Service
The Leasing and Property Management Department will sort and
distribute the arrived mails for tenants. For convenient sake, please
submit a list of newspaper, magazines and postal subscriptions to the
Leasing and Property Management Department so as to provide a
speedy distribution. Please inform your clients to write Tower 1 or 2
when they write address.
4.7 Cleaning of the Leased Area
Please contact the Customer Service Centre of the Leasing and
Property Management Department if your company requires cleaning
service for your company's premises. Such cleaning is a charged
service.
4.8 Service Lift
Tenants should transport bulky items such as decoration materials,
tools, furniture etc. by cargo service lift and passage, and inform the

Customer Service Centre of the Leasing and Property Management
Department 24 hours in advance. Please comply with the following
time arrangement.
Goods or other heavy items transport: 8:00 am -10:00 pm
Decoration trash removes: 7:00 pm - 10:00 pm
The Leasing and Property Management Department reserves the right
to stop any misuse of cargo service lift and would claim the
responsible party for damages if so happens.
4.9 Garbage
The Leasing and Property Management Department is responsible for
public area cleaning, any comments please contact 6590 6688 ext.
5020 / 5022. Tenants are advised to leave their garbage to the sorted
waste bin near the toilet area at the floor where your premises are
located.
4.10 Car Park
Landmark Office Towers provides a reasonable number of parking
permits for tenants, both on the surface and underground in
accordance to the area leased by the tenants. The following
documents are required for parking permit application:
-Copy of vehicle license
-Copy of insurance policy
-Reference letter from tenant
-Required parking fee

- Required parking permit deposit
Parking permits can be applied at the Leasing office of the Leasing and
Property Management Department. Landmark Towers is not
responsible for any damage or lost of cars in the car park. Please
return the expired parking permit in order to renew or refund of
deposit.
4.11 Bicycle Shed
Landmark bicycle shed is opened for office tenants free of charge, and
Landmark Towers is not responsible for any damage or lost of the
bicycles.
4.12 Electricity and Fire Control
To ensure tenants' safety, the Leasing and Property Management
Department, Security Department and Engineering Department will
carry out safety inspections periodically, and will notify the tenants
about any potential safety risks in tenants' premises. Please ensure
your company complies with the safety regulations of Landmark
Towers.
4.13 Moving Out
If the tenant decided to move out upon the expiry or termination of the
lease with Landmark Towers, please inform the Customer Service
Centre of the Leasing and Property Management Department three
( 3 ) working days before the move-out date for necessary

arrangement. It is recommended to leave your new address and
telephone numbers for us to forward any mail or message.
4.14 Security
Landmark Office Towers has 24-hour security patrol, fire alarm and
CCTV system for monitoring the whole building. In order to ensure
safety of the building during non-office hours, please register at the
reception with your ID (such as passport or national ID card) if you
need to enter our building during
non-office hours (7:00 pm to 7:00 am, Monday to Friday, and whole
day for Saturdays, Sundays and Public Holidays).
4.15 Removal of Bulky or Valuable Items
If the tenant need to remove bulky or valuable items from their
premises, he or she should prepare a list which specify the items'
description and number of such items to be removed with the tenant's
company chop on this list. Then he or she should bring such list to the
Leasing Office of Leasing and Property Management Department
which is located at Tower 1 Basement 1 Office during office hours for
verification. Tenant should show this verified list of items to be
removed while the items are to exit our building. In order to prevent
any possible delay, tenants are advised to prepare and submit such
list 1 working day prior to the removal of the items.
4.16 Emergency Tenant Contact List

Tenants are required to submit an emergency contact name list
(minimum of two names) to the Leasing and Property Management
Department. The persons on the list should have authority to make
decisions on emergency matters to the leased area. The tenant should
notify the Customer Service Centre of the Leasing and Property
Management Department in time for any changes of the name list.
Under emergency condition, the Leasing and Property Management
Department will contact the concerned personnel according to the list.
4.17 TV Programs Receiving
Landmark Office Towers provides satellite TV programs services.
Please contact the Leasing Office of the Leasing and Property
Management Department for application of satellite TV programs
receiving.

4.18 Pest Control Service
The Leasing and Property Management Department provides regular
pest control service to both the public area and the tenants' leased
area.
4.19 Redecoration/or Fitting-Out Work
Please submit a written application to the Leasing Office of the
Leasing and Property Management Department with renovation
proposal for redecoration/or fitting-out work. Tenants can only start the
redecoration/or fitting-out project when it is approved by Landmark

Towers. For details of the regulations regarding these work, please
refer to our renovation guide book or contact the Leasing and Property
Management Department at 6590 6688 ext. 5012/5230/5232
5. Rules and Regulations of Office Towers
1) All tenants and their visitors are requested to follow the rules and
regulations of Landmark Office Towers.
2) The following persons will be refused to enter the office building.
-inappropriate dressed;
-Drunk;
-Carry pets or other animals;
-Carry weapons or dangerous goods
3) Do not spit and litter.
4) Do not play in the lifts.
5) Do not use the passenger lifts for heavy or bulky goods trans-
portation.
6) Gambling or any forms of games with gambling devices are
forbidden.
7) Do not take any photos of Landmark's facilities unless authorized by
Landmark's Public Relations Department.
8) Please close the door and window, and turn off the lights and
air-condition when leaving your office.

6. Traffic
Drivers should obey the traffic rules and regulations of Landmark
Towers. Please follow car park attendants direction for car park, and
keep the belongings safe in the car. Landmark Towers is not
responsible for any lost, damage, and traffic accident in Landmark
Towers area.
7. Emergencies
7.1 Fire Prevention
Tenants should follow the rules for fire prevention as described below:
1)Ensure all company staff are familiar with the route of evacuation.
2)Be familiar with the surroundings of the office building.
3)Be familiar with the locations of fire alarm switches, fire hydrants and
fire extinguishers at the lift lobby.
4)Do not overload the electrical circuits. For any additional electrical
appliance installation, please consult the Leasing and Property
Management Department.
5)Do not conflagrate anything in the building, and the use of,any kind
of fuel or gas stove is forbidden. The use of electrical heating device is
restricted.
6)Do not block the fire exit or public area.
7)Switch off all electrical devices when left the room unattended.
8)Do not smoke within the building premises except designated
smoking area. Do not throw lighted cigarette ends into rubbish bin.

9)Tenants and visitors are not allowed to damage, remove, block or
misuse the fire prevention facilities and devices.
7.2 Fire Alarm
Please take the following action in the case of fire occurred.
1)In case of fire: keep calm and call ext. 5566 to inform Landmark Fire
Control Centre the location and situation of the fire, your name and
company name, and then break the glass of fire alarm.
2)Keep calm when hearing the first fire alarm, stay at the place and the
broadcasting will inform you the proper evacuation procedure.
3)The second fire alarm indicates that tenants and visitors must
evacuate quickly to the lobby through the staircase at the fire exit. Do
not take lifts.
4)After all people exited, the fire warden attendants will mark the floor
as "empty" and report to the fire controlling officer.
5)All personnel please gather at a safe outdoor area i.e. car park as
soon as arrived at the lobby, until being informed that the office is safe
for return.
6)The above procedure are now in force. For any questions, please
contact our Security Department at 6590 6688 ext. 5577.
7.3 Crime Prevention
1)Please carefully check the identification of whom claims to be the
staff or representative of government departments, and call the
Leasing and Property Management Department if there is any doubt.

2)Avoid keeping valuables unattended in the leased area; please keep
your valuables in safe at all times.
3)Keep the doors and windows locked when all staff leave the office.
Please immediately report to Security Department at ext.5243 / 5246
for any crime suspected.
7.4 Power Cut
In case of power failure, please inform the Customer Service Centre of
the Leasing and Property Management Department immediately
regarding the situation and please take note of the following points:
1)Keep calm and do not use organic fuel for illumination.
2)Check all lights after power supply resumed, and notify the Leasing
and Property Management Department if any abnormalilty found.

7.5 Lift Failure
Children must be accompanied by adults to take the lifts. In the case of
lift failure:
1)Keep calm.
2)Press the alarm button for help. Leasing and Property Management
Department's attendants will take measure to rescue.
3)Do not attempt to force open the lift door, as this is very dangerous.
7.6 Accident/ Crime
If you witness any accident or suspected crime, please:

1)Immediately inform the Security Department at ext. 5243 / 5246
regarding the location and situation of the incident.
2)Notify the nearest security guard or Leasing and Property Man-
agement staff.
3)Keep the scene in original condition.
4)Keep calm and report the happenings to our Security staff or
Leasing and Property Management staff when they arrive.
8. Environmental Protection Proposal
Please protect the environment around us, because it is the only place
we live on. We sincerely hope that you can cooperate with us to do our
work in the area of environmental protection and energy saving:
1)Please separate the refuse of your office and put into the respective
refuse bin at your floor.
2)Please save water resource whenever possible.
3)Please save electricity, shut off the lights when leaving office and
turn off unused electrical appliances.
Meanwhile, we wish that you can cooperate with Landmark Towers to
carry out other measures of environmental protection and saving
energy.
Protecting the environment is the responsibility for everyone, please
act now to save the precious resources in our Earth!
