The Big Horn Meadows Ranch is located in Wyoming’s
Big Horn Basin in Washakie County under the shadow
of the Big Horn Mountains. The ranch lies approximately
7 miles south of the charming cowboy town of Ten Sleep,
Wyoming, known for its true western heritage and lifestyle.
Mixed with Native American and ranching history, Ten
Sleep’s fertile soils, abundant artesian wells, various creeks
and rivers provide the ideal Wyoming setting for ranching
and raising livestock. The Big Horn Meadows Ranch is
accessible year round by maintained county roads leading
to the main entrance. The 434-deeded-acre ranch enjoys
more than 2 ½ miles of the Nowood River flowing through
the property. With senior water rights, there are 222 acres
of productive hay fields and ample sub-irrigated pasture
for cattle, horses, sheep and wildlife. The rich water
resources of the Nowood River and Spring Creek provide
excellent habitat for waterfowl, deer and elk. The ranch
offers a spectacular 6,327 sqft custom home overlooking a
4-acre stocked pond in addition to ¾ mile of Spring Creek.

Location:With a population of less than 300 people, the historic western town of Ten Sleep is nestled in the southern foothills of the
Big Horn Mountains. Big Horn Meadows Ranch lies 7 miles south of town on Highway 434, with easy access to small town
amenities. Worland, Wyoming, is 30 minutes west and Buffalo and Sheridan are an hour and a half to the east.
Acreage:With 434.18 deeded acres, Big Horn Meadows Ranch offers diverse landscapes ranging from riparian corridor along the
river to gently rolling lush pastures. Two center pivots combine with gaited pipe to irrigate 222 acres of high quality hay
fields. Boasting 1899 senior water rights, the ranch can produce up to 5 tons per acre annually. The remaining 212 acres
offer exceptional year round rangeland grazing for cattle, sheep or horses.
Approximately ¾ mile of Spring Creek and more than 2 ½ miles of the Nowood River run through the ranch. The river
and creek provide excellent water sources for both wildlife and livestock operations. For the avid hunter, the ranch provides
ideal habitat for whitetail and mule deer, elk, grouse, pheasant, moose, bear, mountain lions and wolves.

Improvements:Built in 2008 by the current ownership, the main home is
custom-designed with features including vaulted ceilings,
hickory hardwood heated floors, floor-to-ceiling native
stone fireplace and an antique bar. The main focal point of
this magnificent home is the great room with its expansive
picture frame windows overlooking the breathtaking view
of the 4-acre pond highlighted by the Big Horn Mountains
in the distance. Another key attribute of the residence is
the detail given to the gourmet kitchen. Designed with
maple custom cabinets, granite countertops and a large
walk-in pantry, this kitchen is built for the cooking enthusiast. A generous dining room complements the kitchen with
large windows overlooking the ranch’s pastures. From the great room, French doors open onto the custom stone patio with
a large outdoor fireplace that is ideal for entertaining or simply enjoying a quiet evening under the stars. Comprised of
more than 6,000 sqft this magnificent home includes a full walkout basement with three newly finished bedrooms, a full
bathroom and a partially-finished large family room.
To complement the main home, the ranch features a beautiful 3,000 sqft barn, hay storage building, trap range, clubhouse,
well-designed and constructed working corrals and a manager’s home. The 2-story barn includes 5 horse stalls, tack room
and an 884 sqft finished office on the second floor with windows overlooking the river and bluffs beyond. The lighted ATA
trapshooting range includes a voice-activated Pat-Trap wobble target thrower and spacious clubhouse with restroom.

Live Water:The Nowood River flows through the ranch for approximately 2 ½ miles. Protected from livestock by a Department of
Agriculture contract, the river is joined by approximately ¾ mile of Spring Creek. Both the creek and river offer excellent
habitat enhancement opportunities for fisheries. For the stillwater angler, the ranch’s 4-acre pond adjacent to the main
house is supplied by 2 warm-water sources. Rimmed by cattails and willows, the pond has healthy populations of bluegill,
bass and catfish.
Nearby Live Water:The Big Horn and Greybull Rivers are both within a 1-hour drive. Flowing north from the Wind River to the Yellowstone
in Montana, the Big Horn River has long been a favorite of anglers for brown, rainbow, Yellowstone cutthroat trout and
sturgeon. Originating in the Washakie Wilderness, the Greybull River converges with the Big Horn and is famous for
Yellowstone cutthroat trout. The Wind River Canyon section is one of the best “big fish” fisheries in Wyoming. This
tailwater section runs though the Wind River Indian Reservation where 20-inch trout are common, however a reservation
fishing license is required. The trout populations dwindle downstream from this section, yet the Big Horn still produces a
healthy habitat for real monsters. In addition, the millions of acres of public lands with countless lakes and streams offer
seemingly endless fishing opportunities.
Wildlife and Hunting:The abundant wildlife of Big Horn Meadows adds magnificent value to the overall experience on the ranch. Trophy mule
deer and antelope are a common sight, especially along Spring Creek and the banks of the river. Upland birds such as
pheasants, sage grouse, Hungarian partridge and wild turkey thrive. The pheasants, partridge and turkeys are normally
found along the lower Spring Creek, while grouse can be found in the higher sage ground. Many species of waterfowl are
found on the ranch, especially on the pond adjacent to the main house. Other wildlife such as mountain lion and birds
of prey can also be seen. To protect and enhance the wildlife habitat on the ranch, the current owners have worked with
the Department of Agriculture to implement Conservation Reserve Program (CRP) and Conservation Security Program
(CSP) contracts. These programs work to help landowners develop wildlife habitat along the river as well as on irrigated
fields to maximize benefit to the indigenous wildlife.

Area History:First settled by cattlemen and sheepherders in 1882, the town of Ten Sleep was originally an Indian camp. The town was a
stopping point approximately ten days, or “ten sleeps,” from Fort Laramie, southeast, Yellowstone National Park, west and
northwest, and the Indian agency on the Stillwater River in Montana from the northwest.
Ten Sleep was the site of the Spring Creek Raid, one of the last feuds of the West’s sheep and cattlemen’s war. It was in March
of 1909 that cattlemen attacked the sheepherders and the flock, killing three men and shooting hundreds of sheep. Caught
and convicted, this was the end of major conflict, although it was many years before the two livestock groups resolved their
differences. There are a number of archeological sites throughout the area, with frequent discoveries of artifacts such as
arrowheads, pictographs and petroglyphs.

Conservation Easement: Big Horn Meadows Ranch is one of the few properties in the southern Big Horn Basin unencumbered by a
conservation easement. Due to the dynamic ecological and scenic attributes of the property, a potential
conservation easement offers an incoming landowner the opportunity to capture significant tax benefits with the
placement of an easement, thereby preserving the wild, scenic and historic qualities of the ranch in perpetuity.
Recreation:This area is ideal for the outdoor enthusiast with fishing, hunting, camping, hiking and boating. Recreational activities
abound from cross-country skiing, snowshoeing and snowmobiling in the winter to hiking, horseback riding and hunting
in the summer and fall months.
