Overview & backgroundTaylor Byrne commenced operations in 1960 in Brisbane and has now grown to 21 offices throughout Queensland and New South Wales.In addition to our work throughout Queensland and New South Wales, we regularly undertake valuations throughout the Northern Territory and the Kimberley Region of Western Australia. Taylor Byrne provides a full range of valuation services and is well recognised for its strength in litigation and acquisition, mortgage security, family law and asset portfolio valuations.

Two former partners of Taylor Byrne have been members of the Queensland Land Court and our current Managing Director is a member of the Northern Territory Valuation Board of Review.

Taylor Byrne’s strength in the field of litigation regularly sees our valuers appointed to act as Experts by the Courts, the API and the various State Law Societies for matters such as commercial rental determination, compulsory acquisition, and partnership dissolution.

Valuations are only carried out by fully qualified valuers who are required to be as a minimum Associate level accredited members of the Australian Property Institute.

All commercial, industrial and special purpose valuations are completed by our highly experienced team of valuers.

The Projects Group is a specialist division within Taylor Byrne which provides valuation, negotiations and property advice to a wide range of Government and Corporate bodies, as well as private individuals, in regards to land acquisition for infrastructure projects.

These projects include road and rail corridors, powerline and gas pipeline corridors, dams, land acquisitions for mines and gas infrastructure, amongst others.

The Valuers within our Projects Division are specifically trained in land compensation and acquisition matters. Our Projects Group undertakes work throughout Australia, depending on our clients needs.

Geographical coverageTaylor Byrne operates primarily throughout Queensland and New South Wales, however our Projects Group undertakes valuations for acquisition and litigation purposes throughout Australia.

In those areas where we do not have a Taylor Byrne office, we have, depending on the needs of the project and the properties involved, access to a network of other property firms who can provide specialised local knowledge to assist with the project.

The valuers within our Projects Group are generally all Associate Members of the Australian Property Institute.

The special projects valuers have registrations in multiple states, allowing them to practise around Australia. The specialist knowledge of land acquisition within our Projects Group, combined with the local knowledge accessed through our Office network and affiliates, ensure that we can deliver the best outcome for our clients.

Timothy Rabbitt from the Brisbane Head Office, manages the Projects Division and has had extensive experience in easement compensation and acquisition valuations throughout Queensland, Western Australia, Northern Territory and New South Wales. Timothy has served as the Queensland President of the Australian Property Institute and is a member of the Valuation Board of Review for the Northern Territory.

John has worked extensively throughout QLD, NSW and WA in litigation, acquisition and compensation assessment projects. Specialist areas include valuations and compensation assessments for Mining, Gas and Infrastructure Projects across a range of sectors including rural, commercial and residential properties on behalf of Gas Companies, Mining Companies, State Government Owned Corporations and State Governments. John has extensive knowledge in the Coal Seam gas industry having undertaken assessments for Companies including QGC, Arrow Energy and Origin Energy for Gas wells, whole purchases and linear infrastructure, appearing at settlement conferences and mediations on numerous occasions. John has undertaken valution’s and compensations for a number of major Coal mining companies throughout QLD for whole purchases, for acquisition of mining leases and for exploration activities. John has been involved in a number of recent High Voltage Transmission line easement projects throughout QLD and northern NSW including compensation assessments and negotiation of settlements. John has a broad experience in valuation of rural assets including large scale grazing properties, broad acre farming, intensive dairy and broiler operations, orchards and equine facilities.

Stephen has gained extensive experience in litigation, acquisition and compensation assessments. Specialist areas include valuations for litigation and acquisition for mining, gas and infrastructure companies, legal practitioners and various levels of government departments across a range of rural, commercial and residential properties.

Stephen also has extensive experience in compensation, having provided advice to major gas companies that include QGC, Origin, Arrow and Senex as well as various government agencies. Specialist areas of compensation include gas and linear infrastructure assets.

Stephen has broad experience in agricultural, agribusiness and geospatial information having previously worked for a family owned agricultural consultancy business.

Bryan Guest has wide ranging consultancy and litigation experience, having previously worked in the Sydney metropolitan basin, central west of New South Wales and operating within northern New South Wales for over a decade.

Litigation and acquisition experience ranges from consultancy advice to all levels of government throughout NSW and more recently providing over 125 assessments of compensation for the Road and Maritime Services upgrade of the Pacific Highway in northern New South Wales. Both acquiring authority and owner initiated instructions have been undertaken for wide variety of public purposes ranging from road acquisitions, School sites, pipeline and water supply easements, substation and electricity easements together with flood detention basins.

Bryan was previously a panel member of the NSW Australian Property Institute Just Terms Legislation Review Committee and on behalf of Taylor Byrne submitted a paper for consideration to the Minister within the recent review to the Just Terms legislation.

Tito has undertaken a range of specialist compensation, acquisition and litigation assessments over a broad geographical area having been based in a number of Taylor Byrne offices throughout his career including Cairns, Townsville, Central Queensland and Brisbane.

Tito has completed a number of infrastructure projects on behalf of government and mining companies in this time. This work includes compensation assessment for above ground and underground transmission lines, water pipelines and gas pipelines, railway corridors, and resumptions for local and state government roads, as well as mining leases.

Tito has completed approximately 50 compensation assessments on behalf of the Co-ordinator Generals office over the past 18 months as part of the Northern Pipeline Interconnector, and has recently completed a number of compensation assessments for transmission lines on behalf of Powerlink and Energex.

Tito understands that Government agencies and the private sector require valuation and compensation advice that is not only of the highest quality but also delivered in a prompt manner to ensure infrastructure projects are delivered on time.

Damien has undertaken a range of assessments for a variety of clients in both New South Wales and Queensland. These projects have ranged from in excess of 75 acquisitions for the New South Wales Roads and Maritime Services over the past five years to the acquisition of land for the Millmerran Power Station in Queensland.

In addition, consultancy and valuation work has been undertaken for clients including the State Property Authority, Land and Property Information, and Local Councils for purposes such as compensation, feasibility analysis, and determination.

Damien understands the importance of a high level of communication and negotiation to facilitate the best outcome for clients, which has created long standing relationships.

James has a broad experience in compensation assessments working extensively within NSW and QLD on a number of cross border projects. Specialities include assessments for the provision of service easements in particular overhead and underground transmission line corridors, above and underground water, sewerage, drainage and service works. He has completed in excess of 75 compensation assessments on behalf of the NSW Roads and Maritime Services in the preceding 18 months. James has a strong client base historically acting on behalf of various levels of Government agencies and privately owned companies with repeat patronage and clients as a result of the importance he places on quality and timeliness of project completion. James has a high level of experience in larger scale projects, developing internal relativity tables, impact assessment databases and strong communication and negotiation skills.

Our staff undertake site inspections across Australia, often in remote locations, and often by themselves. As such we have developed our own internal land access guidelines which our staff must follow when working on any projects for our clients. We are also aware that our clients have their own health and safety procedures and we will attend any instruction courses as needed, on a project by project basis.
