Monitoring of existing buildings: real data are convincing!

• Monitoring of banal occupied buildings shows the critical periods for comfort, kWh & water uses, load

• Appliances are part of the analysis: fridges react to room temp.(DZ)

• EPBD: Energy audits & performance certificates need good reference data & training….

Adapting common financing tools

• Financing over-cost for lower operating cost is less risky for banker, then lower rate expected!

• Sparing scheme then loan + public bonus, for more sustainability ! (in FR= P.E.Logementk 15k€)

• Municipal support to soft financing (via energy environmental fees) might help to improve quality & to control added value

Toward Sustainable Cities:no more 1 person per car? no more toilet flush ?

• Mobility = more energy uses & pollutions than buildings

• Urban planning & modal shift are essential

• Remove barriers against District Heating & Cooling

• Promote local water processing & re-use, by price quota, per person or equivalent person?

• Flexible Working time, e-working, societal changes add complexity…

• Good local policies can make differences... but…
