ItoutlinestheapproachtakenbyHendersonLandinourroleasaleadingdeveloper,majoremployerandresponsiblecorporatecitizen,explaining our policies, our performance and ourmajorachievements and aspirations for the future.ThisChapterprovidesinformationontheenvironmental,socialandeconomicimpactsof theGroup’soperations,primarily inHongKong.The scopeof this informationcoversourheadquarters andourwholly-ownedpropertymanagement and constructionsubsidiaries,GoodwillManagementLimited,whichmanagestheGroup’s investmentproperties, andeManConstructionCompanyLimited,whichoperatesandmanages theGroup’sconstructionsites.
Commercialgrowthandcorporate social responsibility aremutually important imperatives forourbusiness.HendersonLandseekstobalanceourlong-termbusinessobjectiveswiththe
equallyimportantaimsofsustainablegrowth,socialprosperityandcommunitywell-being.TomeetalloursustainabilityandCSRobjectives,wehaveadoptedahighlyproactiveapproach,which isdrivenbyourseniormanagement teamandexceedsmandatoryandregulatoryrequirementsinthisarea.
During2012,theGroupachievedsomesignificantmilestonesinourongoingmissiontoadoptsustainablepractices throughoutouroperations.WeestablishedaCorporateSocialResponsibilityCommitteeandpublishedourCorporateSocialResponsibilityPolicy.10ofourdevelopmentandinvestmentprojectsachievedLeeD,BeAMorGBDLratings.NewenvironmentalmeasuressuchasfoodwastereductionandrecyclingwereintroducedatselectedGroupproperties.Weinitiatedorsupportedpioneeringcommunityprojects includingHomeMarket,TheGoodLab,GoodKitchenandMOSCafe.Wecontinued toadvocatebestpracticethroughproactiveparticipationinindustryprofessionalbodies.

Our EnvironmentOverview
With society’s ever-increasing concerns for the need tocombatclimatechangeandsafeguardasustainable future,HendersonLandconsidersenvironmentalstewardshiptobeacorecorporateresponsibility.TheGrouphasadoptedstrictmeasures to introduceandadheretoasustainableapproachatourheadquarters,inourpropertiesandonourconstructionsites.ThisapproachisguidedbyourenvironmentalPolicy,which ensures thatwewholly integrate environmentalconsiderations intoourcorporatedecision-makingprocess,managementandorganisationalculture.
The Group has also taken the lead to improve theenvironmentalperformanceofourconstruction sites andproperties.Threeofourpropertymanagementsubsidiaries,namelyGoodwillManagementLimited(“Goodwill”),WellBornRealestateManagementLimited(“WellBorn”)andHangYickPropertiesManagementLimited(“HangYick”),andoursubsidiary,eManConstructionCompanyLimited(“eMan”)wereawarded ISO14001certification for theenvironmentalmanagementsystemstheyimplemented.
Green Buildings
TheGrouphasadoptedacomprehensiveapproachtopropertydevelopmentwiththeintentionofcontributingpositivelytotheoverallsustainabilityperformanceofourmarkets,namelyHongKongandmainlandChina.
International benchmarking and achievements TheGroup’sportfolioofdevelopmentandinvestmentprojectshasnowaccumulatedfourLeeD(LeadershipinenergyandenvironmentalDesign),18BeAM(BuildingenvironmentalAssessmentMethod),andtwoGBDL(GreenBuildingDesignLabel)certifications. In total, thesecertifiedprojectshaveatotalgrossfloorareaofapproximately12,000,000sq.ft.andcomprisesevenofficeandcommercialdevelopments,nineresidentialdevelopmentsandonehotelproperty.AllofourBeAMcertifiedprojectscomplywiththerequirementsoftheBuildingenergyefficiencyOrdinance.
OurpolicyisforallnewandfutureGroupprojectstoundergoBeAM,LeeDorGBLassessmentwherepracticable,withenergyefficiencyandlow-carbonbuildingdesignsadopted.

With a total gross f loor area of approximately 2,950,000 sq. ft., Double Cove adheres to a “Living in a Park” concept that is centered around low-carbon living, reduced energy consumption and enhanced microclimatic and landscape qualities. A passive environmental design strategy has been applied to the project, which is a natural, holistic approach to the design process that aims to deliver a healthy and low-carbon living environment.
Building Information Modelling (BIM) was used in the design of Double Cove to achieve better planning, design and quality of construction, while minimising wastage of building material. Its low-carbon features range from a covered walkway with direct access to public transportation, to extensive recharging stations for electric vehicles and bicycle bays. Other features, all aimed at reducing the heat island effect, include a carefully designed spatial arrangement to allow effective wind penetration for better air ventilation, and abundant
areas of greenery. A hybrid ventilated shopping arcade and sophisticated home automation system have been incorporated in the design of Double Cove to reduce energy consumption. Water conservation is promoted throughout, with a rainwater recycling system and the use of low-flow water closets and water saving faucets.
The total landscaped area of Double Cove including woodlands, green roofs, green walls, sky gardens, water features and landscaped amenities is about 50% of total site
area. Comprehensive tree protection measures were established before construction work commenced to preserve existing woodland and create a new woodland extension. Natura l g reenery w i l l be used extensively throughout to cover areas such as the roof of the shopping arcade and wil l also be used in features such as green hedge fence walls in place of solid metal fences.
Double Cove is currently under construction and will be developed in five phases.

Strong in-house professional team to drive green developments HendersonLand isproudofourstrong in-houseexpertisein theareaofsustainabledevelopment.InNovember2010,theGroupestablishedaGreenBuildingSub-Committee toassist informulatingandmaintainingappropriatestandardsofgreenbuildingdesignand tooversee theorganisationaldevelopmentandtrainingoftalentandexpertiseinthisareabyprovidingBeAM,LeeDandGBLtrainingopportunities.
Ourstrong teamofprofessionalsnowincludes24BeAMProfessionals,10GreenBuildingLabel (GBL)Managers,sevenLeeDAccreditedProfessionals, twoLeeDGreenAssociatesandoneecologist,whoworktogethertopromoteanddeliver sustainabledesign integrationon allGroupprojects.Theyattendconferencesandtrainingfrequentlytokeepthemselves informedof the latestgreen-related trendsandtechnology.
Waste Management
HendersonLandhas established policies and practicestominimisewasteatall levelsof theGroup’soperationsand toensure thedisposalofwaste inanenvironmentallyresponsiblemanner.
Corporate levelPaperwaste originating at theGroup’s headquarters isshreddedandrecycled.Wehaveintroducedothermeasurestominimise paper use, includingwidespread usage ofelectronicdevices,andencouragingtheuseofwebsitesandonlineversionsofkeycorporatecommunications suchastheCompany’sAnnualand InterimReports,circularsandannouncements.Thanks to thesemeasures, it isestimatedthat7,000kgofpaperwassavedin2012.Since2011,ForestStewardshipCouncil-certified(FSC)papershavebeenusedfor theproductionofourAnnualandInterimReportsandhavenowalsobeen introducedbyourHumanResourcesDepartmentforprintingpayroll.
HendersonLandhas joined several recycling initiativesincludingFriendsoftheearth’sUsedPrinterCartridgeReuseandRecyclingProgrammeandRicoh’sTonerBottlesandCartridgesRecyclingProgramme.Asof31December2012,423printercartridgesandtonerbottleshadbeenrecycled.
Project levelAttheGroup’sconstructionsites,stringentmeasuresaretakentoensurereductionandmanagementofalltypesofwastein
accordancewithacomprehensiveWasteManagementPlan.Sitemanagerstakegreatcaretominimiseover-orderingandwastageofmaterials.
Weeklyenvironmentalsiteinspectionsareconductedtogetherwithamonthlyaudit toensure thePlan isbeingproperlyimplemented.AttheGroup’sconstructionsites,aspecificareaisallocatedforstorageofconstructionwasteanddemolitionmaterials,wherevariouskindsofwastematerialsaresortedforrecycling,reuseordisposal.Atrip-ticketsystemisusedtoensureproperdisposalofwastematerialsatdesignatedpublicfills.CareisalsotakenontheGroup’ssites tominimiseairpollutionanddustemissions.Highpressurewaterjetwheel-washingfacilitiesaresituatedat theexitof thesites,whileregularwatering isconductedonfrequently travelledareasandspeed limitsareenforced tominimisedust.Stockpilesofmaterials are coveredordampened indry andwindyconditionstominimiseemissionsofdust.
Useofwater iscarefullymonitoredonsites.Agreywaterrecyclingsystemisusedforflushingsite toilets.Anywaterrunoffisdirectedtosilttrapsandsedimentationbasinsbeforereuseordischargeintodrains,withearthorsandbarbarriersusedforremovingsuspendedsolids.Hoardinggapsaretightlysealedtoavoidseepageofwastewateroutsidethesites.

Property Management LevelResponsiblewastemanagementpracticesareembracedbyourpropertymanagementsubsidiariesGoodwill,WellBornandHangYick.They encourage and support individualsiteofficesandresidentialestates to implementappropriateenvironmentalmeasures for continuous improvement inenvironmentalperformance.Throughitsdedicatedeffortsinwastemanagement,Goodwillhassuccessfullyencouragedthepracticeofwastepaper,plasticandmetalrecyclingatmorethan20commercialandofficepropertiesitmanages.

(I) Food Waste Eliminators
Shopping Malls Foodwasteeliminatorsmakeuseofbiotechnologyto
eliminateandturnorganicwasteintowaterandcarbondioxide.Goodwill first introduced two foodwasteeliminators in2011atMiramarShoppingCentre,anasset of theGroup’s associated companyMiramarGroup.Witha totalcapacityofup to700kg, theyareamongthelargestscalefoodwasteeliminatorsinstalledinHongKong’sshoppingmalls.Subsequently,in2012,theGroup introducedanadditionaleliminatorwithacapacityof100kgatMetroCityPlazaII.
Sinceitsintroduction,theeliminatoratMetroCityPlazaIIhasprocessedatotalof14,315kgoffoodwaste.AtMiramarShoppingCentre,all the foodandbeveragetenants participated in the foodwaste eliminationprogram, and the eliminators processed a total of959,140kgoffoodwastein2012.
The total investmentonenvironmental improvementsmadebyGoodwill in2012amounted toaboutHK$3
million,which included foodwasteeliminator,LeDlightreplacements,BeAMtestingfee,ISOauditfeeandskygardeninstallation.
Residential Properties During theyear,WellBorn introduceda foodwaste
managementprogramatGrandPromenade,aresidentialpropertyitmanages,toactivelypromotegreenpractices.With the support and cooperation of theOwners’Committee, theprogramwassuccessfully launchedintheestate.
GrandPromenadealsoparticipatedinthefirstphaseoftheenvironmentandConservationFund’s“FoodWasteRecyclingProjectinHousingestates”.Only11housingestatesthroughoutHongKongwereselectedinthefirstphaseoftheproject,whichprovidessubsidiestoenableparticipatingestates toundertakeon-site treatmentofsourceseparatedfoodwasteandencourageshouseholdstoreducefoodwaste.
AtGrandPromenade,aFoodWasteComposterwasinstalledandhasbeeninservicesincelate2012,whichhelps to reduce80%of thevolumeoforiginal foodwaste.Thewaste is thenusedasorganicfertilizerforgardening.Arewardprogramisalsoinplacetomotivateresidents’participation.By31December2012,about1,321kgoffoodwastewasrecycledunderthisprogram,generatingabout275kgoforganicfertilizer.
(II) Used Cooking Oil Collection
Duringtheyear,Goodwillcontinueditsusedcookingoilcollectionprogramatsomeof theshoppingmallsand commercial buildings itmanages includingSunshineCityPlaza,MiramarShoppingCentreandManulifeFinancialCentre.Theaimof theprogramistoencouragefoodandbeveragetenantstorecycleusedcookingoilintobiodiesel,withincomegeneratedfromtheschemedonatedtotheWorldWideFundforNatureHongKongtosupport itsenvironmentalconservationwork.During2012,atotalof2,757kgofusedcookingoilwascollected.

Energy Efficiency and Emissions
ReducingenergyconsumptionandimprovingenergyefficiencyarefundamentaltoourmeasurestoensureasustainableapproachthroughoutallGroupoperations.HendersonLandalsostrivestoincorporategreenfeatures,suchaslandscapesandgardens,inourdevelopmentstoimprovetheiroverallthermalperformancewhilealsomitigatingtheurbanheateffect,managingstormwater,enhancingbiodiversityandreducingairpollution.Atotalofabout695,000sq.ft.ofgreenfeaturesareincorporatedin14oftheGroup’sexistingandnewpropertiesincludingcommercialbuildingssuchasManulifeFinancialCentreandifccomplex,aswellascurrentdevelopmentprojects,suchasDoubleCoveandTheReach.
Tobettermonitorandcontrolourenergyusage,wehaveinstalledBuildingManagementSystems(BMS) invariousGroupproperties, includingAIATower,ManulifeFinancialCentre,MetroCityPlazaandSunshineCityPlaza.TheSystemsmonitorandcontroloperationsofthebuildings’electricalandmechanicalfacilities,suchas theair-conditioning, lighting,electrical,liftsandescalatorsandfireservicessystems.Viableenergymanagementmeasurescanthenbeidentifiedtolowerenergyconsumptionandoperatingcosts.
Withdifferentenvironmentalmeasures inplace to improveenergyefficiency,in2012theelectricityconsumptionofthe30commercialandofficepropertiesunderGoodwill’smanagementrecorded a 3.57% reduction compared to that in 2011,contributingtoabout4kilotonnesreductionofgreenhousegas(GHG)emissions.

TheGroupconductsaTrainingNeedsAnalysisannually inorder todetermineareasofvocational improvement.Theanalysis isused todevelop theGroup’sannualemployeetrainingplan,which incorporates courses that focus onpromotingprofessionaldevelopment.All full-timestaffareappraisedontheirperformanceatleastonceannually.
During theyear, theGrouporganised42 internal trainingcoursesfor itsstaff.Total traininghoursforstaffamountedto109,000hoursincludinginternaltraining,externaltrainingand examination leave.The range of subjects coveredby the training included site safetymatters,performancemanagement,legalcompliance,languages,conflictandcrisesmanagement, continuing professional development andindustrybestpractices.

TheGroupiscommittedtoprotectingthehealthandsafetyofouremployeesandwetakemeasurestoensurethatriskstotheirhealthandsafetyareproperlycontrolledthroughoutouroperations.Atourheadquarters, occupational healthandsafetyassessment isprovidedforeachemployee,withinspections and recommendationsmadewhennecessary.Inaddition,occupationalhealthandsafety information isavailableontheintranetforallstaff.

Site Safety Subgroup Comprisingprofessionalarchitects,engineers,surveyorsandsafetyofficers,theGroup’sSiteSafetySubgroupensuresthatallsafetyrequirementsarefullyconformedtoandfostersacultureofsafetyatallGroupconstructionsites.ItmeetseverytwomonthsandcarriesoutweeklysitesafetyinspectionsattheGroup’ssites toconductan independentauditofsafetyconditionsandtoaddressanypotentialrisks.
During theyear, theSubgroup conducted82 site safetyinspectionsandprovided510safety-relatedrecommendations.
TheGroupprovidessupportforstafftofurtherimprovetheirskillsbyenrollinginexternalcoursesandalsoprovidespaidexamination leavefor thoseundertakingfurthereducation.Wehaveestablishedaninternale-learningnetworktofosteracultureofcontinuallearningandtoenhancetheself-learninginitiativesofouremployees.
HendersonLandoperates a retirement schemeunder theOccupationalRetirementSchemesOrdinance (ORSO) inHongKong,whichisexemptfromtheMandatoryProvidentFund (MPF)Scheme.Fornewemployeeswho joined theGrouponorafter1December2000,theyarerequiredtojointheMPFScheme.

ThreeHomeMarketstoreswereopenedduring2012inTinShuiWai,ShamShuiPoandShauKeiWan.Theirsetupandoperationalcostswerefullysubsidisedby theFoundation.Aswellasofferingbargainprices to theneedy, theHomeMarketinitiativealsoaimstoprovidethemwithemploymentopportunities.HomeMarketpartnerswithvariousNGOsto provide services to their underprivileged and needyconstituents.OneexamplewasNewHomeAssociation,forwhichHomeMarketservedits40,000members.

MrLeeKaShing, theGroup’sViceChairman,servesasamemberofTheGoodLab’sSteeringCommittee.HeattendedtheSocialenterpriseSummit2012,athree-dayinternationalsymposium,as theguestspeaker toshare thebestpracticeof collaborationbetween the corporate sector and socialenterprises,usingTheGoodLabasanexample, topromotecross-sectordialogueandpartnerships.
TheGroupfundedandsubsidisedtheestablishmentofGoodKitchen,asocialenterpriserestaurantatTheSparkle,operatedbyHongKongShengKungHuiWelfareCouncil.TheconceptbehindtherestaurantistodeliverahealthymenuofChinesecuisineusingenergy-saving,environmentallyfriendlyoperations.Thisisaimedatencouraginghealthyeatingwhilealsoenhancingecologicalawareness.OpenedinlateFebruary2013, therestaurantprovidesemploymentopportunitiesandon-the-jobtrainingfortheunderprivilegedandplanstoservethepoorandneedywithhotmealsatanaffordablepriceincollaborationwithotherneighboringfacilitiesinthefuture.
HendersonLand provided sponsorship toMaOnShanPromotionofLivelihood andRecreationAssociation tosupport theestablishment in2013ofMOSCafe, a socialenterpriserestaurant.Thisprojectwillprovideemploymentopportunitiesandon-the-jobtrainingfortheunderprivileged,while alsooffering reasonably-pricedmeals to the localcommunity.OnceMOSCafebecomesself-sustaining,itplanstoexpanditsscopeofservicesanddevelopabicyclehubtopromotelow-carbonliving.
HendersonLand is the Founding Patron ofTheGoodLab, a hub that offers creative co-working space forchangemakers fromdifferent fields andbackgrounds sothat theycanwork,collaborateandtakeactiontogetherforasustainable, innovativeandequitable future.Co-foundedbyfivesocialenterprises, themissionofTheGoodLab istobecomeanenablingplatformforsocialentrepreneurshipandsocial innovationbyconnectingmentors, investorsandcollaborators.TheGrouphasbeen involved inTheGoodLabfromitsinceptionandhasprovideda10,000sq.ft.shopspaceatitsproperty,TheSparkle,aswellasfinancialsupporttoaiditsestablishment.

Other Community Programs
During theyear,HendersonLandcontinued to focus itsCSReffortsinthekeyareasofpovertyrelief,supportingtheunderprivileged,youthdevelopment,environmentaleducationandpromotingartsandculture.
In theareaofpoverty relief, theGroup’scharitable fundHendersonWarmthFoundation donated a total of overHK$600,000 to support families and beneficiarieswhosufferedtragicevents.For thesecondconsecutiveyear, theFoundationagaincollaboratedwithOrientalDailyNewsCharitableFund andTheSunCharitableFund to carryout poverty relief programs includingBookwithLoveandWarmthGiving,with theformerprovidingfullsetsofnewtextbooks toover300secondaryschoolstudentsfromfinanciallydisadvantagedfamilies,andthelattercomprisingaspringlunchfortheelderlyaswellasthedonationofwintersustenancepacks toabout12,000elderlypeopleand low-incomefamilies.
Intheareaofyouthdevelopment,theGroupsponsoredMaDGoodLaband the annualMaDForum,organisedby theHongKongInstituteofContemporaryCulture,forthesecondconsecutiveyear.Itprovidedaplatformforyoungpeopletoturnideasintoactions,helpingthemtowidentheirhorizonsandover8,000new“GoodDoers”havebeenattractedtothisinitiativeduringthelasttwoyears.Over4,500youngpeoplefromHongKongandaroundAsiabenefiteddirectly fromthe2012programs.TheGroupalsocontinued to sponsorSummerbridgeHongKong,whichaims to strengthen theenglishand leadershipskillsof financially-disadvantagedyoungpeople.To-date theprogramhasservednearly3,500youngpeople.
Intheareaofenvironmentaleducation,theGroupcontinuedto supportvariouscommunity initiatives tohelppromotepublicawarenessoftheneedforenvironmentalconservation,includingthePowerSmartenergySavingContest2012andTreePlantingChallenge2012organisedbyFriendsof theearth(HK),withthelatterresultingin7,000seedlingsbeingplantedinTaiLamCountryPark.TheGroupalsosponsoredandparticipated in theWorldWideFundforNatureHongKong’searthHour2012andWalkforNature@MaiPo2012,inwhichweteamedupwithChildren’sCancerFoundationand invitedyoungcancer survivors and their families toparticipate in theWalk.OtherenvironmentalprogramsthattheGroupsupportedduringtheyear includedGreenPowerHike,GreenSenseWalkathonandHongKongNoAir-ConNight.
Intheareaofpromotingartsandculture,thisyeartheGroupagainsponsoredLeFrenchMayFestivalasGrandMecene(Patron).Free ticketswereprovided to underprivilegedchildren, including new immigrants fromNewHomeAssociation.Wealsohosted the“RogersStirkHarbour+Partners:FromtheHouse to theCity”exhibition inHongKong,presentingover40yearsofthecompany’swork.Theexhibitionprovidedanenlighteningand insightful journeyintohowarchitecturehasshapedcitiesandtransformedlivesaroundtheworld.
Duringtheyear,bynatureofitsroleasapropertydeveloper,HendersonLand supported variousNGOs through theprovision of free or discounted exhibition space at theGroup’s venues. Initiatives includingHongKongRedCrossHeadquartersRedevelopmentProject’s“BlessingofLove”CharityFundraisingCampaignandHongKongSpiritAmbassadorsProgramavailedof thisopportunity. In total,about110charitableeventswereheldattheGroup’sshoppingmallsduring theyear.Subsidisedvenue rentals for thesecharitableeventsamountedtoaboutHK$1,680,000.

TheGroupconducts regular surveys and seeks feedbacktoensurewearedeliveringsatisfactoryservices toallourcustomers.
TheGroup’spropertymanagement subsidiary,Goodwill,conducts interviews after each survey to followupwithtenantsontheircommentsandviews.Follow-upactionsaretakentoseekimprovements.ThesatisfactionrateoftenantsforGoodwill’smanagement servicewas97.39%in2010,96.58%in2011;and97.4%in2012.
Henderson Club
TheGroup’scustomer relationshipmanagementactivitiesaremanagedbyHendersonClub,whichstrives toenhancecommunicationandunderstandingbetween theGroupandourclients.Asof31December2012,HendersonClubhadatotalofover120,000membersandofferedawidevarietyofprivilegestoitsmembers.
To ensure excellent communicationwith itsmembers,HendersonClubcontinues to review its communicationsmeansandchannelsona regularbasis.During theyear,theClubadoptedvariouse-marketingchannels toprovideenrichedcontentsandfabulousoffersformembers.
