EVALUATE.

We’re proud of our achievements in sustainability

and, no matter what we accomplish, we continue to

look for ways to improve. We believe in evaluating

not just the performance of our properties, but our

own processes as well. We constantly analyze how

we manage and develop our buildings, work to

evolve the technologies we employ and research

new operational methods to ensure that our

buildings are operating in the most sustainable and

efficient manner possible.

In our U.S. portfolio, as an example, we have installed

a real-time energy monitoring system that provides

consumption data on steam, natural gas and

electricity in 15-minute intervals. With this data, we’re

able to better manage our energy resources, costs

and risks and adjust them accordingly.

Le Delta,Paris At Le Delta in France, our

team undertook a careful

study of building operations

and subsequently rebalanced

the mechanical and system

configurations. They were

able to optimize equipment

performance and decrease

operating expense, reducing

steam consumption by 50%

and electricity usage by 15%.

These key improvements

led to the Haute Qualité

Environnementale (HQE©)

certification of the building.

The development and retrofitting

of sustainable buildings starts with

the ability to envision any given

project through a lens of deep

experience and creativity. This is

how we see—and take advantage

of—opportunities for improvement

that others may not see.

This approach continues once a

project is underway. We work in

interdisciplinary teams, employing

the latest sustainable technologies

and trends to maximize efficiency

and continually reduce our footprint

wherever possible.

The Chrysler Building, New York• Replaced water fixtures with more

efficient equipment to reduce water

consumption by 64%.

• Reviewed and implemented changes

in the building’s waste policy to raise

the recycling rate to 81% total waste

Rewarded EffortsIn 2012, seven buildings in the D.C./

Virginia area earned LEED® Silver

or Gold certification, including

International Square. Tishman

Speyer has now LEED® certified a

total of nine buildings in that region,

representing 55% of our D.C./Virginia

portfolio by square footage. In

2013, we will be LEED® certifying an

additional six buildings, representing

over 1.2 million square feet of

additional space.

LeadershipOur commitment to sustainability

begins with our employees and

extends to every single aspect

of our organization’s culture. In

August of 2011, Tishman Speyer

appointed two Co-Directors of

Global Sustainability, located in

New York and London. They’re

charged with spearheading

sustainability initiatives across our

global properties, communicating

our accomplishments to both

tenants and key stakeholders and

collaborating with regional Tishman

Speyer Sustainability Committees

around the world.

Global Carbon FootprintTishman Speyer has been calculating

our carbon footprint for years, but in

2012 we implemented an even more

in-depth and exacting environmental

management system. This system

can not only store our historical data

on water, waste and electricity, but

can also more accurately calculate

our annual global carbon footprint.

This places a depth and breadth of

data, information and analytics at

our fingertips.

Tishman Speyer’s goal is to

continuously reduce our usage,

reengineer our operations and

improve our overall efficiency in a

collective effort to reduce our global

carbon footprint.

A DEEPER LOOK

ROCKEFELLER CENTER: seeing potential.

When we took over the management of Rockefeller

Center, it was no longer meeting world-class

building standards, nor was it attracting tenants

for its office and retail space. We embarked on an

ambitious redevelopment program to revitalize the

Center. Our goal: to restore the iconic structure to

its original glory, using a sustainable model that

would create economic opportunities, energy

savings and revenue.

Since our involvement, the performance and

efficiency of the Center have steadily increased

over a period of 15 years. As on-site manager,

Tishman Speyer continually seeks ways to improve

the Center’s profitability and operating efficiencies.

• The Center plans to replace the entire complex’s

15,550 original windows (from 1933) with thermally

broken double-glazed insulated glass. When

completed, the window replacement project will

be one of the largest of its kind in the U.S., and

Rockefeller Center will save millions in energy costs

each year.

• 6,616 vintage steam radiators will be exchanged

with updated units that are 40% more efficient.

• To take advantage of free cooling during winter

months, Rockefeller Center installed a 4,000-ton

plate-and-frame heat exchange system.

• The largest privately owned solar panel farm

in Manhattan, containing 341 solar panels, was

installed atop 45 Rockefeller Plaza and now

powers the LCD lights on the annual Christmas

tree and in other areas of the complex. The panels

reduce energy consumption from the city grid by

5% during peak periods.

• Massive ice chillers were installed in the loading

docks to use ice instead of electricity to cool the

buildings within the complex. Electrical usage

during peak summer cooling hours decreased

significantly, resulting in major cost savings.

COMMUNICATE.

Tishman Speyer is committed to remaining

transparent to all of our key stakeholders.

An example of this is our annual participation

in the Global Real Estate Sustainability

Benchmark (GRESB) Survey. GRESB is an

industry-led organization that independently

evaluates the sustainability performance

of real estate portfolios. GRESB works in

tandem with institutional investors and their

portfolio managers to identify and implement

sustainability best practices in order to

enhance and protect shareholder value

and allow investors to see sustainability

efforts in practice.

Seven Tishman Speyer funds were awarded

a Green Star in the 2011 GRESB Survey. These

funds outperformed their peers in the key

areas of environmental management, policy,

implementation, operational performance,

measurement and reporting. Though these

awards attest to our achievements and

leadership in sustainability, we are committed

to continuing to look for new ways to reduce

our carbon footprint in our properties across

the globe.

EDUCATE.

In order to ensure our sustainable practices are

as advanced and innovative as possible, Tishman

Speyer promotes a culture of ongoing learning.

We continually seek out new information about

the latest technologies and best practices from our

global partners and other industry sources. We also

share this knowledge with investors, industry and

community leaders and key constituents through our

annual sustainability reports and our website.

We believe that the professional development of

our employees adds value to our company as a

whole. This is why Tishman Speyer provides LEED®

and Sustainability Training and Education Program

(STEP) instruction to our employees worldwide. We

also provide continuing education courses to ensure

that all of our employees are up to date on the latest

advancements in sustainability technologies and

best industry practices.

Our philosophy on education holds true for our

tenants as well. We are continuously informing

tenants who live or work in our buildings about the

importance of energy and water conservation and

reducing waste, and how their daily habits can aid in

conservation efforts.

Ask the ExpertOur “Ask the Expert” initiative features lunch-and-

learn sessions hosted at our properties. Tenants at

these events have the opportunity to participate

in a question-and-answer session and brainstorm

new conservation efforts. Our goal for this initiative

is to better educate our tenants, and therefore

the community, by introducing them to aspects of

sustainability that they can incorporate into their

everyday lives.

sustainability TeamsWe provide Sustainability Teams at all of our offices around the

world with training materials, recorded education sessions and

online resources to educate our tenants about our sustainable

practices. At One Bush Street in San Francisco, we showed tenants

how their habits were directly affecting energy consumption and

the environment and how they could increase efficiency by using

different behaviors and tactics. The results were dramatic: armed

with this information, they helped the building earn LEED®

Platinum certification, becoming one of the first buildings in the

U.S. to be awarded this prestigious designation.

A DEEPER LOOK

ONE BUSH STREET: LeeD® Landscape.

At One Bush Street, we leveraged our local

knowledge of landscaping practices in San

Francisco’s unique climate to conserve resources.

By using native and adaptive plants that require

less water, and sandy soil and grading that

permitted greater water retention and less runoff,

our new landscape design for One Bush Street

achieved an extraordinary reduction in water use.

We also elected to employ a manual irrigation

system, allowing the property managers to take

advantage of San Francisco’s climate by using

water only when required, saving a prodigious

amount of water and labor costs each year. In fact,

One Bush Street now uses 78% less water than

similar buildings in San Francisco. These changes

helped One Bush Street earn LEED® Platinum

certification for Existing Buildings.

WAVEROCK:new Uses for reuse.

Wastewater generated at WaveRock in Hyderabad,

India is processed in a tertiary treatment system for

reuse in the air conditioning and landscape irrigation

systems. Combined with low-flow bathroom fixtures,

this process allows the property to operate using

approximately 20% less water than conventional

systems. Our experience with water reuse options

in Hyderabad is now influencing our analysis of

similar issues and solutions in other developments

around the world.

COLLABORATE.

We work closely with leading global and local

organizations to continue to build enduring value

for Tishman Speyer’s properties. Through this

collaboration, we stay ahead of the rapidly evolving

sustainability movement and identify trends and

share best practices across the globe.

Part of this effort includes participation in the

annual World Green Building Week—an initiative

of the World Green Building Council in which

organizations around the world join together to

explore ways to advance the sustainable building

industry. In an effort to draw attention to the

importance of creating healthier, more sustainable

buildings and communities, one building from

each region in which we operate hosts events

throughout the week.

Setting the BarTishman Speyer employees throughout the U.S.

and the world work with the national organizations

U.S. Green Building Council (USGBC) and Building

Owners and Managers Association (BOMA) as well

as local government agencies to shape new rules

and regulations relating to the built environment.

This ensures that Tishman Speyer is collaboratively

involved in regulatory change.

and the Architecture, Construction and

Engineering (ACE) Mentor Program are just

For the past several years, Tishman Speyer

employees have volunteered their time to ACE,

a national mentoring program for high school

students interested in these fields in the U.S.

Through ACE, Tishman Speyer introduced students

VENTURA CORPORATE TOWERS: redefining recycling.

Ventura Corporate Towers in Rio de Janeiro was built

with a vision: to conserve resources and reduce waste

to unprecedented levels. It was constructed using 95%

Forest Stewardship Council-certified wood. And more

than 75% of the development’s construction waste was

recycled. The Towers were awarded the first LEED® Gold

certification for New Construction in Rio de Janeiro.

Our sustainable practices didn’t stop with the completion

of the Towers. The plan included a state-of-the-art

recycling program with a comprehensive approach that

created a recycling infrastructure and provided training

for the staff and tenants. Today, Ventura Corporate

Towers’ management tracks every piece of waste

that leaves the Towers. And each month, tenants

receive a report on the usage and disposal of the

following materials:

GRESB The Global real estate sustainability Benchmark

is an organization that surveys and assesses the

sustainability performance of real estate portfolios

(public, private and direct) across the globe. investors

use the results to determine the sustainability

performance of their portfolio funds.

HQE© The haute Qualité environnementale (high Quality

environmental standard) is controlled by the

paris-based association pour la haute Qualité

environnementale (assOhQe). it’s the standard for

green building in France, based on the principles of

sustainable development set at the 1992 earth summit.

LEED® Leadership in energy and environmental Design is a

rating system qualifying the design, construction and

operation of high-performance green buildings, homes
