ANSWER: “Lenders” didn’t turn you down; just
one lender said “no,” and that lender may simply be the wrong one for you.
Most loan applications, most of the time, sail through the system. According to the Ellie Mae Origination Insight Report for August, the closing rate for all loans was 66.3 percent, however borrower success varies substantially depending on whether you want a purchase money mortgage to buy a home (with a 70.8 percent success rate) or you’re refi nancing (59.2 percent). The type of mortgage also counts. Ellie Mae says conventional borrowers do best (66.2 percent), followed by those who want VA fi nancing (61.1 percent) and FHA mortgages (60.2 percent).
The fact that your mortgage application has been declined should not deter you from getting a mortgage. The real question is why the lender declined it.
If a mortgage application is turned down you will receive what is commonly called a “denial letter” or “adverse action” notice. The Federal Reserve Bank of Minneapolis explains that “two federal laws – the Equal Credit Opportunity Act, as implemented by Regulation B, and the Fair Credit Reporting Act – refl ect Congress’s determination that consumers and businesses applying for credit should receive notice of the reasons a creditor took adverse action on the application or on an
existing credit account. Notice also required under the FCRA for adverse actions taken with respect to insurance transactions, employment decisions, and in certain other circumstances.”
You then have 60 days from when the notice was sent out to follow up. For instance, did the lender act on incorrect information? If yes, that’s something to discuss with the lender. Effectively, the 60-day period gives you a window to protest a lender decision.
However, and most likely, the lender’s information will be correct. In that case the problem could show up again if you apply for fi nancing with another lender.
The most likely reasons for a loan rejection include issues such as poor credit, a big purchase during the loan application period which reduced your ability to qualify, a low appraisal, and insuffi cient income.
The last item needs a little bit of explaining. If the lender fi nds that your income is lower than expected, say $6,250 a month instead of $6,350 it means a greater proportion of your income will be needed for monthly debts. This can be a problem if your debt-to-income ratio exceeds 43 percent, the limit used by most loan programs.
As you review the lender’s letter consider correcting any erroneous information you fi nd, getting a smaller loan, working out the problems outlined in the notice, re-submitting your application, or contacting another lender.
QUESTION:We recently applied for a mortgage and were turned down. How can we buy
a home if lenders won’t give us a chance? What can we do to get fi nancing?
My colleagues and I are often asked, “What is the best improvement I can
make to my house today in order to realize the best resale price for my house tomorrow?” As we gather with family and friends to enjoy our homes this winter, many are thinking about moving up in the New Year. This seems a good time to answer that question.
I am delighted to have a very good answer to that question, thanks to the fi rst-ever National Association of REALTORS® “Remodeling Impact Report,” released just last week.
In the language of the trade, REALTORS® refer to such projects as those with the greatest cost recovery. The survey found three interior projects and two exterior projects provide the greatest cost of recovery at resale – all estimated to cost under $10,000.
The study examined these interior (new master suite, kitchen upgrade, complete kitchen renovation, bathroom renovation, add new bathroom, basement conversion to living area, attic conversion to living area, insulation upgrade, closet renovation, new wood fl ooring, hardwood fl ooring refi nish, HVAC replacement) and these exterior (new steel front door, new fi berglass front door, new garage door, new vinyl siding, new fi ber-cement siding, new roofi ng, new vinyl windows, new wood windows) projects.
Before I share the project that came out on top, which one would you pick as the winner in this survey?
The winner is – new roofi ng!
The typical project cost for a new roof is $7,600(estimate from NARI, the National Association of the Remodeling Industry), which offers a 105% return on investment. In other words, put a new roof on your house before you sell it, and you’ll
more than get your money back, according to the survey.
As you saw in the list of projects considered, above, there are many things you could do to add value to your home before a sale. If you’re thinking about selling your home next year, sit down with a REALTOR® now and talk over your particular situation. Refi nishing hardwood fl oors, for example (estimated cost: $2,500), turned up a 100% return or break-even project in the survey. If yours are particularly worn, your REALTOR® may recommend this be done over the winter to create a stunning fi rst impression and put your house over the top, at no cost in the end.
