SO……WHAT’S NEW? How many times in our lives have we been asked this question? Most of us answer with the typical

response of... “Not much!” Well in the case of Batavia Enterprises, Inc., the answer is….A lot! You

will see in our quarterly publication some new faces have recently joined us. And, you will notice

that we have formed a new business entity: Batavia Enterprises Real Estate, LLC has arrived.

So, what is BERE, LLC?

BERE, LLC is the new company that allows us to “spread

our wings” and become a full-service real estate firm.

After 52 successful years of managing our own real estate

portfolio, we have decided to venture out further into the real

estate world, and manage, lease, sell, and buy real estate for

other companies and individuals. Over the decades, many of

our customers and friends have come to us asking for our help

with their property needs. Unfortunately, we had to turn them

down. Our new company, BERE, LLC allows us to meet this need for our customers and friends

throughout the Fox Valley. BERE, LLC is a natural extension of what we do, and an easy transition

for BEI, whose conservative approach to asset management has allowed us to remain strong in these

uncertain economic times.

BERE, LLC allows us to assist customers with all of their real estate needs. We have licensed real

estate brokers on staff with over 50 years of experience handling all types of real estate matters.

BERE, LLC is a member of the Realtors Association of Fox Valley, so we can help you sell your

current home, and help you find that new home of your dreams.

BERE, LLC can help lease and manage your investment property (residential, retail, office or

industrial) because we have access to a 24 hour professional maintenance staff to help make your

life easier. Our Maintenance Professionals can handle minor repairs or a build out.

BERE, LLC has licensed real estate brokers on staff with experience in land development and

working with county or municipal entities. We have many years of expertise with development

consulting gained from large development projects like Geneva Commons, Bricher Commons, and

Blackberry Commons, etc. We look forward to sharing these talents with our customers.

In the meantime Batavia Enterprises, Inc. will continue, as always, to provide quality service to our

present and future customers. Kristen Johnson will now head up our Property Management Depart-

ment to help solve operational issues that always exist in our business. Kristen has been with us for

6 years and is a team player. Scott Prudden is the company’s new leasing representative, and

Carolyn Russell will now handle our firm’s residential portfolio. You will read more about each of

them in this publication.

We are all very excited about the direction of Batavia Enterprises, Inc. and BERE, LLC. We enjoy

our business because we truly get to work with professional people every day. The addition of this

new entity, BERE, LLC will help us serve more customers, and with the dedicated team we already

have in place, the continued success of our founding company, BEI will remain strong.

That leaves more time for Gerry, Austin and me to devise other new business ventures. Can anyone

say….golf course management?

Batavia Enterprises Real Estate, LLC Over 50 years in the Making

There’s a new real estate company in town…Batavia Enterprises Real Estate, LLC. While the name might be new,

this company’s origins are in downtown Batavia with one of the most enduring and successful companies in town.

It all started with one building purchased by Larry Dempsey, founder of Batavia Enterprises, Inc. (BEI) back in

1959. He purchased a 100,000 square-foot empty munitions factory that turned out to be the start of a thriving

family real estate business. The early years of BEI were focused on purchasing tracts of undeveloped land and in-

vesting in older buildings throughout the Tri Cities.

Fast forward to 1980 and Gerry Dempsey, his oldest son, transitioned from his successful career with a nationally

known shopping center management firm to work within the family business. The next couple of decades were

spent renovating older buildings in the portfolio, matching customers to the right properties, while continuing to

purchase vacant land. BEI became known as the leading property management firm in the Fox Valley.

With its position established in the community, BEI was often approached by its customers and local businesses to

assist them with their real estate needs. “I can’t tell you how often we’ve been asked to evaluate a piece of land or a

building or manage a property for someone else over the years. We were focused on our own development, but

hated to turn down these offers. I always planned for the day when BEI would expand its real estate service,”

shared Gerry Dempsey, BEI Chairman and & CEO.

The first step in the expansion came in 2007 with the addition of Austin Dempsey, Gerry’s youngest son, as Vice

President. Austin came to BEI after a commercial leasing career in Indiana and Michigan, plus the Chicagoland

area. With his commercial background, Austin was able to immediately make an impact by renovating historic

spaces and increasing occupancy rates.

With the next generation of leadership in place, BEI was poised for future expansion. Then the unexpected hap-

pened. The US economy, along with the real estate market took a sudden downturn. Fortunately, BEI was strong

enough to hold steady and weather the many changes, including competitors who disappeared. This market change

provided an opportunity for BEI. “We received many inquiries asking us to buy distressed properties or to take over

building management. In response to this need, the time had come to expand. Our new company, Batavia Enter-

prises Real Estate, LLC (BERE) is a full service real estate company aimed at meeting the needs of both the com-

mercial and residential customer,” stated Dempsey.

In addition to his role at BEI, BEI President Dan Stellato will

lend his leadership to BERE, LLC as its Managing Broker.

BERE, LLC will focus on three specific areas: Full brokerage

services will be offered for commercial and residential properties;

third party property management services offered to commercial

owners; and finally, consulting services for land development and

annexation agreements. “BERE, LLC is a natural expansion of

our business. We’ve been involved in property management,

buying and selling our own properties, and working with various

local governments over the past 50 years. A strong team of

seasoned real estate professionals is in place, and has hit the

ground running. BERE, LLC has listed the Mooseheart Medical

Facility, and we’re thrilled with the interest from agents and their

clients,” stated Stellato.

From the purchase of a vacant factory to a recognized presence in the Fox Valley, Batavia Enterprises, Inc. – and

now it’s full service real estate company, Batavia Enterprises Real Estate, LLC, are poised to meet today’s real

estate needs.

Fox Valley Young Professionals Network Group Supports the ACS Relay for Life

The Fox Valley Young Professionals Networking Group (FVYP) joined forces with the American Cancer Society to raise

over $1,800 for the Kane County Relay for Life held June 24-25 at the Kane County Stadium in Geneva. Overall, the event

raised $264,000 for the American Cancer Society.

“Many members of our group have been personally impacted by cancer, so creating a team was

an easy decision. Even though each of us are young and moving in so many different directions,

we were able to come together for a common cause and grow our relationships. In the end,

that’s what the FVYP group is all about,” said Julie Kotalik, Special Projects Coordinator for

Batavia Enterprises, Inc. (BEI) and FVYP Team Captain.

Vasilion Architects: Making a Difference in our Community

Batavia architect Steve Vasilion created a mentoring program for local high school

students considering a career in architecture. Every fall for the past 7 years, a small

group of students from local high schools participate in the year long program at

Vasilion Architects. The program is designed to give students "real life" experience

as an architect. "No one succeeds in life without help. People helped me in my

career, and now I want to help others," shared Vasilion. "I want to expose the students to what

architects really do, so they can make an informed career choice."

This year’s students are from Batavia High School, Geneva High School and the Illinois Math

and Science Academy. They will work on a project from initial client consulting, creating

computer drawings and presenting their work to their client and the Batavia City Council in the

spring. "We're fortunate to have community support for this mentoring program. A local

business volunteers to be the client, and a Batavia city official works with the students on

meeting local building codes," said Vasilion. Last year BEI Vice President Austin Dempsey

was the client, and Batavia City Planner Drew Rackow addressed the city requirements.

Vasilion meets weekly with the students, who often do not receive class credit for the pro-

gram. "We’ve been very fortunate to have hard working, high achieving students in the

program. They put in tremendous effort all year long on the project. My job is to get them

thinking, acting and working like an architect,” explains Vasilion of his mentor role. They

work with specialized computer aided drawing programs to develop design skills. Plus, they

develop their public speaking skills for the presentations.

According to Vasilion, by the end of the program about a third of the students decide they do

want to be an architect, another third decide to focus on engineering, and the remaining

students decide on a completely different career direction. "Our success is in exposing the students to a career in architecture.

That's the beauty of our program." Vasilion Architects is located in the Tower Business Center, 28 S. Water Street, Suite 201,

in Batavia. For more information on the mentoring program, please call 630.406.8880. Ext. 101.

Congratulations to the City of St. Charles Named #1 City in Family Circle Annual Survey of Best Towns and Cities

Family Circle has announced the results of its exclusive survey, which named St. Charles #1 in its Annual Survey of Best

Towns and Cities for families. The comprehensive survey included communities from across the country and is featured in the

magazine’s August 2011 issue.

The communities in the magazine’s annual roundup of perfect places to call home combine affordable housing, strong public

school systems, good neighbors, green spaces, and giving spirits.

Valley Sheltered Workshop Non-profit provides jobs for developmentally challenged citizens

The Valley Sheltered Workshop is a community-based work area for

the developmentally challenged located in downtown Batavia. It was

started in the 1960s by the late Rev. Gilbert Johnstone, who realized

there was a need for a workplace that would create job opportunities

for those with special needs. For

over 50 years, physically and

mentally handicapped adults have

had a place to go to work every day.

According to Sue Lusted, VSW co-supervisor, there are currently 14

trainees who provide light packaging, labeling, stuffing envelopes,

heat sealing and other light jobs that would be time consuming and

not cost effective for local businesses to do in house. "We are a

wonderful resource for local businesses that need help with mailings

or assembling small packages. Our trainees take pride in their work,

and have a sense of accomplishment by holding a job. We’re always

on the lookout for more businesses that could use our service.”

For more information, please call Sue at Valley Sheltered Workshop at
