Rooted in history yet thoroughly modern, Pioneer Square is poised to become one of

Abbotsford’s most unique developments.

Construction is nearly com-plete on the 20,000-square-foot, three-storey commercial facility, and the building cuts a striking profile at the north-east corner of Essendene and Gladys avenues.

The exterior brickwork lends a heritage feel, while the curved glass windows at the most prominent corner facing the intersection, add a contemporary flair.

“It’s a great looking building,” said Diane Delves, president and CEO of Quantum Properties. “We get a lot of compliments on it.”

Quantum Properties oversaw the construction of the facility on a design-build contract for Dr. Brian Wiebe, with Points West Architecture handling the design.

The building’s heritage theme extends to its name. In the process of development, Delves and her Quantum colleagues discovered that the lot was once the site of the Pioneer Store, a downtown landmark many decades ago.

“We came across some photos at The Reach Gallery,” explained Delves, who intends to purchase the rights to the vintage photos and

reproduce them for display in the building’s lobby. “We were excited to find out about that. It’s always nice to go back to the historical roots.”

Aldergrove Credit Union has purchased the ground floor of Pioneer Square, and will open its sixth branch at this location. The second and third floors will house professional offices, and space is available for lease.

Ample parking – a rare commodity in the downtown core – is one of Pioneer Square’s most appealing features. In addition to a ground-level lot, there is a full underground parkade.

Construction is almost finished, and the next step is tenant improvements to the interior. In a couple months’ time, the building will be open for business.

“This is a new landmark for

Abbotsford,” Delves said. “It’s a high-profile corner which is only increasing in importance with the further development happening south on Gladys.”

Pioneer Square is just one of Quantum Properties’ current projects. Perhaps their most high-profile undertaking is the Mahogany at Mill Lake – a 26-storey mixed-use structure which will become Abbotsford’s tallest building. The facility

will feature residential units and office space, and Delves hopes to begin construction this summer. She estimates it will take 18 months to complete, and 40 per cent of the units have already been sold.

“It’s a vote of confidence that we have so many sales,” she said, noting that a pharmacy and a medical clinic are among the confirmed tenants for the commercial area.

“It’s the only commercial space that’s within walking distance of the new hospital. We’ll have a lot of doctors and medical professionals interested in that space.”

Additionally, Brooklyn Condominiums – a project at Gladwin and Maclure roads that Quantum Properties took over after the initial development stalled – is the only new condo complex in Abbotsford, and 25 units are still available.

Quantum also hopes to begin construction this year on Abacus Uptown, a 90-unit condo facility at Essendene and Campbell avenues.

Aldergrove Credit Union’s sixth branch will anchor the new Pioneer Square development.

The community-based credit union, which has proudly served Langley, Aldergrove, Abbotsford and Mission

since 1954, was looking to expand its footprint in Abbotsford alongside existing branches in Mt. Lehman Centre to the west and Matsqui to the north.

Gus Hartl, CEO of Aldergrove Credit Union, explained that the new branch is a good fit for the bank based on strong membership in east Abbotsford.

“This will be a great location for ACU given the high traffic volumes which travel Gladys Ave. as a direct route to Mission and Essendene to east Abbotsford,” Hartl said.

“The building, being three storeys, gives tremendous exposure and prominence from all sides. The heritage design really gives the building a professional look and feel and still fits into the overall downtown theme.”
