From the General Manager,WELCOME to the second issue of the Southside Magazine. As this is my first column as General Manager it is only fitting to thank Graham Chattin the retired GM. Graham and I worked together for 14 years and without his guidance and experience I probably would not be as prepared for this step up as I am today. Over the years Graham and I have shared a lot of highs and lows and I am very proud to follow in his footsteps and take the club into the next stage of its evolution.My move up to General Manager has made way for some other internal promotions. Damien Boyce has taken over my previous role as Group Operations Manager and 2IC. Damien has been the Venue Manager of Southern Cross Sports Club and has proved to be a valuable member of the senior management team. Damien’s role is to predominantly manage Southside Sport and Community Club but will also oversee the other two venues within our group.Alan Nicholls has been promoted from Duty Manager to fill Damien’s former position as Venue Manager of Southern Cross Sports Club. Alan has a lot of experience and good ideas and I am sure he will make his mark on our sister club over the coming months and years.I would also like to welcome Damon Moody to the team as one of our Duty Managers. Damon is new to the group and will be based mainly at Southside. Damon

will stand out because he is about 8 feet tall so I am sure you will not miss him.The new team is a young one by club standards and we are keen to keep abreast of new technology to make our members experience a lot more rewarding and fun.With that said our Wi-Fi connection is finally active at Southside. If you are visiting the club please check with reception for the password, log in and enjoy using your smart phone, tablet or laptop without using up your download quota.Also don’t forget to read the story about our Club app for your smart phone. Staff Member Profile – Damon MoodySouthside Sport & Community Club would like to introduce and extend a warm welcome to the newest edition of the Southside family, Duty Manager Damon Moody.Born in Victoria Damon moved to Queensland when he was 8 years old. Damon began working in the hospitality industry approximately 15 years ago and entered management levels 12 years ago as a Trainee Manager at Indooroopilly Golf Club. He then obtained a position of Assistant Manager at the Wynnum Golf Club where he worked his way up to the General Manager position. In his spare time Damon loves playing tennis, golf and hanging out with his 10 year old son. His favourite food is anything spicy and his favourite colour is black.

With the festive season upon us once more, Southside Sport & Community Club are getting into the spirit of the season with some fantastic events happening throughout the Club. Roast Casual Dining Restaurant have a special Christmas menu package for bookings over 10 persons for that pre-Christmas family or workplace get together. Southside’s Roast Restaurant will be the place to be on New Year’s Eve with some great specials coming out of Executive Chef Rick Muir’s kitchen. How about a fresh seafood platter for two featuring fish, prawns, Morton bay bugs for only $70 or a special two course New Year’s Eve dinner for only $25.50. Hurry and reserve your tables for dinner as seating will be limited. Members, guests and visitors wishing to order the seafood option are requested to pre-purchase tickets at least one week prior to avoid wastage issues. To bring the evening together Swizzle will be taking centre stage to entertain you and to see in the New Year.

Newly appointed General Manager Kim McGregor has laid out the timetable for the extensive renovation to the Club’s Gaming Lounge.“Construction will commence in mid-January and is scheduled to conclude in May. The end result will be a luxuriously spacious gaming lounge with modern amenities that will provide exceptional comfort to our members and guests,” Mr McGregor said.“The overall size of the room will increase by almost 50% while keeping the same number of machines. This will allow us to use smaller, more intimate banks of machines along with the inclusion of a comfortable lounge area in the centre of the room that will provide a restful haven for anyone who wants to put their feet up.“Under the redevelopment, the current smokers terrace will finally be upgraded to a stylish, relaxing area that will be two and a half times the current size.”Also among the Stage 5 changes are the addition of dedicated men’s and ladies toilets in the gaming area with Mr McGregor promising luxurious fittings and tiling.The existing diamond roof features will be replaced with a couple of large chandelier lights matching in with the new carpets and wall fittings in what will be a complete face lift for the room. “The good news for our senior patrons is we are increasing the lighting levels to create an ambiance of relaxing natural

light within the room,” Mr McGregor said.“We have found the lighting in the gaming room at the moment to be rather dark and this new scheme will certainly give the room a much-needed lift.”Mr McGregor said the renovations would mean a small reduction in poker machine numbers at various stages.He said most of machines would be in play for the majority of the redevelopment with every effort being made to keep patrons’ favourite machines in play while the work started.The majority of construction work will be completed outside of trading hours.“This will definitely limit the amount of noise and disruption to our customers, but as you can see from the pictures this minimal disruption will certainly be worth it once the room is finished,” he said. “Southside management and staff are extremely excited about the Stage 5 redevelopment plans and are confident that the finished product will be pleasing to our deserving, loyal members. We can’t wait!”

As the Bingo patrons may have noticed, Southside Sport & Community Club has commenced Stage 5 renovations. One of the renovations happening around the Club is within the Bingo area. The Bingo area is receiving its own fully functioning self-sustaining canteen. Which means Rozie and her staff will no longer have to transport food from one kitchen to another and with increased and better cooking and storage equipment means bingo canteen customers will experience more variety, better quality of food and faster service.However, while this is all happening in the future, a temporary canteen needed to be established for the here and now. This has now been completed and while most of the bingo patron’s favourites are still available, a few of the regular items cannot be served to a standard that the Southside Club would be happy to serve to our canteen customers. Instead our bingo catering team will be a little bit creative and inventive in an effort to bring the variety and quality that our Southside bingo patrons deserve.With renovations expected to take a few months, in future weeks, patrons can expect to see the team produce items

The NEW blackboard menu, introduced early in September, has proven extremely popular with the Roast Casual Dining Restaurant regulars who have expressed their satisfaction with having a larger variety of choice in their selections.Having a rotating specials selection allows Executive Chef Rick Muir and his team of chefs to become increasingly creative with the dishes produced from the Southside kitchens, allowing them to work with fresh produce that cannot be purchased on mass. It has also benefited the training of Southside’s young apprentices serving

as a useful lesson in Menu Development.Customers are also encouraged to complete the questionnaires placed in prominent locations throughout the restaurants. Southside Sport & Community Club welcomes both criticism and praise, as both serve as important developmental tools in customer relations and services.

NEW Southside Sport & Community Club General Manager Kim McGregor knows better than most the quality of recently retired incumbent Graham Chattin.Kim has spent the vast majority of his 15 years under the stewardship of Graham, who bowed out at the end of September after 14 years with the club.“Graham is one of the most passionate managers I have worked for,” Kim said. “He wears his heart on his sleeve and has been known to get quite excitable.

“Graham is Chattin by name and Chattin by nature, he loves to chat and talks to anyone and everyone. This talkative style ensured he was on top of what is happening in each of our three venues.”Kim said that although official retired, Graham would not be lost to the Southside family of clubs as he would return to project manage the Stage 5 redevelopments at the main clubhouse.“He will be floating around until next June supervising the

works, before then heading off to spend some time away,” Kim said. “Graham loves to disconnect and head off with his wife in their caravan to the bush. He loves fishing and touring and we have all been subjected to the many tales of his wanderings.”Kim paid tribute to Graham’s knack of dealing with his 100 plus staff at the three club venues as well as listening to the wishes of 27,500 members.“It is quite remarkable how many members Graham personally knows and he always takes time to listen to their requests and suggestions,” he said.“As for the staff, many of us call him ‘Dad’ as he is our dad away from home. This gives you an idea of his rapport with the staff and a huge wrap for him as a manager.”Kim said that after 31 years in the licensed club industry, a staff farewell to Graham was held on September 28 at the Southside restaurant.“A bunch of staff came along and Graham imparted some final knowledge upon the younger members of the team and took the time to individually thank staff for their contribution during his time as General Manager,” he said.“We even had a few former staff who called in to wish Graham the best. Quite a few of the girls were in tears and Graham did well to compose himself.”For those members who have been with us for the long haul, you will recall our humble beginnings with our $1 pots, $2.95 roasts and 40 second-hand poker machines all lined up in a tiny corner of the building. It is a fitting

tribute to Graham’s drive and enthusiasm to see where we are now.Graham’s experience and knowledge will be missed by all the staff and managers and we all wish him all the best in his retirement.

Capped Commissions...you deserve it

Five reasons your house hasn’t soldA house should always sell in a reasonable time frame or its price is likely to drop as a result of it becoming stale and purchasers losing interest. If you think your house is starting to linger on the market too long, it might be worth having a look at the following five reasons that most

houses don’t sell.

The price is too high. When the price is too high purchasers move on to other properties that have the same or similar features for less money. Ask your agent if this is your problem. Are other

similar properties attracting offers?

It’s a good house but it’s more dirty than average or poorly maintained. Sadly a property where cleaning has been neglected for years – even if in good condition- is not the same as other similar age properties down the road that have been looked after well. Sometimes items such as blinds are beyond cleaning and have to be replaced. If the oven, for example, has not been kept clean, it may have to be replaced or require a lot of time to restore to its original condition even though it is only a few years old. Has the garden become

overgrown with weeds? These and any other similar items need to be attended to or the selling price changed to

reflect the cost and inconvenience involved.

The location is unpopular. Is it on a highway or on a railway line or impacted by industrial or aircraft noise? In this instance the price is the only thing you can change to attract purchasers. The

location is fixed!

Maybe the listing agent is not doing a good job. Make sure that as a vendor you don’t make this assumption if the sale is not going well. Be realistic – are the above

issues being addressed?

Is access to the property working? Are you or your tenants putting too many restrictions upon inspection times? It’s not hard to see that although there are five reasons listed above, many of them come down to money or price. Even totally derelict houses riddled with termites sell too – when the price is right

1 end of the building for the new canteen.”Players moved to Mount Gravatt Bowls Club for three weeks while work was undertaken on three air-conditioning units in their area.“Our players moved over on Mondays and Tuesdays for the day and night sessions to allow the upgrade to the air-conditioning,” Mr Schenidewin said. “Their support of the new venue was really good and I would personally like to thank them for that.“The main phase of the air-conditioning work has been completed and this was essential as it was more than 30 years old. We are now ready for a red-hot summer with our new plants in the ceiling, which will prove more effective and more economical.”In delivering his final annual report, Mr Schenidewin announced that Southside Bingo had raised a record $773,000 for the year to June 30.

“We have dispersed this amount to our usual beneficiaries,” he said. “By my reckoning, going back to 2002 we have raised a total of $6.84 million. That is as far as our books go as it was handled by the YMCA before that so in reality the total amount over the years could be close to $10 million.”Mr Schenidewin said Peter Donovan from the Queensland Blind Association would take over as president. “Peter is a financial adviser and also has a marketing degree and I am certain will do a fine job,” he said. Mr Schenidewin will stay on the Southside committee for the upcoming year.

SOUTHSIDE Bingo President Kevin Schenidewin has thanked bingo players for their patience over the past couple of months.Southside Bingo has been operating with a temporary canteen since its previous canteen was closed in the path of stage 5 renovations to Southside’s licensed club.

“Our bingo members will put up with this inconvenience for the next couple of months with their usual sense of good humour,” Mr Schenidewin said. “We are waiting on a DA approval but I’m also certain that our players will end up with much better facilities when work is completed.“They will enjoy a much bigger canteen with better cooking facilities, all outside of the existing building. I anticipate work starting mid-October at the northern

Mansfield High School, a recipient of funds raised at Southside Bingo, is celebrating the success of its Year 9 team two debaters who won the Queensland Debating Union Grand Final for south-east Queensland.Their win was made even more special as it is the first time since 2002 that a state school has won a Brisbane grand final.Debating against a team from Brisbane Grammar School, the Mansfield team of Ann Carew, Kruthi Bachu, Tooru Nishido, Sophie Rawlins and Peter Truong skilfully and successfully argued that commercial whaling should be legalised. The students spent many hours this year preparing, practising and developing their debating skills under the guidance of their teacher and coach Miss Alex Watts. This preparation shone through in front of the large crowd at Somerville House School as they eloquently debated the affirmative side of such a controversial topic.Another highlight of the evening was recognition of Mansfield’s long-standing involvement and consistently high level of achievement in the Queensland Debating Union competition. QDU administrator Tony Scarcella presented the school with an Encouragement Award, one of only three awarded

Debating their way into historyin the entire competition. This accolade was confirmation of the wonderful work done by Ms Suzy Bosznay as Debating Co-ordinator over many years. In 2012, she handed the Coordinator’s responsibilities over to Mrs Larissa Solah, however she is still involved as a team coach and as a mentor to the staff and students involved.
