confident that doing the right thing makes good business sense and can
be profitable for us and our clients. As such, we’ve been named the win-

award, for the past five years in a row.
Today, Transwestern continues to grow, as we continue to strengthen our existing operations and seek
opportunities to expand into other markets. Our vision is to be the Number One real estate value creator

financing services for over the past several years.
Southeastern Investment Services
southeastern focusTranswestern’s investment sales team in the South-
east is comprised of Kevin Markwordt, Jon Klein-
berg, and Mike Mcgaughy.
Offering their clients more than 60 years of combined
experience and a successful track record marketing
and selling income-producing assets valued at more
than $3.0 billion, Kleinberg, Markwordt, and Mc-
gaughy have experience throughout the Southeast.
From major metropolitan areas to smaller secondary
and tertiary markets, they have successfully identi-
fied optimum investor targets for a wide variety of
assets — office, industrial, retail, multi-family, and land. Their experience ranges from multi-building
portfolios to single assets and their investor clients range from major institutions to regional investors
to local entrepreneurs and 1031 tax exchange sellers.
Kleinberg, Markwordt, and Mcgaughy are one of the most successful investment sales teams in the
Southeast and are consistently top performers within Transwestern as well. Their success in the
competitive investment sales arena comes from the following benefits they offer their investor clients:
• A personal, “hands on” approach to marketing their clients’ office assets — the Transwestern
professionals do not lead a large sales team of junior brokers, but handle each step of any as-
signment themselves
• An in-depth understanding of commercial real estate investments and how to best position these
assets to achieve their highest value
• Strong working relationships with investors and capital sources, including their underwriting
parameters, yield expectations, and other issues
• Experience with a broad range of office properties and markets
• Dedicated in-house support, including financial analysis and modeling, marketing materials
production, and administrative functions including client reporting and investor targeting
• A proven sales approach, continually refined and updated, that leverages market knowledge and
financial acumen in order to generate a competitive sales environment and ultimately premium
pricing
• Corporate support from one of the nation’s largest private full-service commercial real estate
firms, including a highly organized network of investment brokers located throughout Tran-
swestern’s US offices

prOven dispOsiTiOn sTraTeGyThe formula for any successful investment sale is based on a clearly-defined marketing strategy that:
• Maximizes the exposure of the investment opportunity to qualified buyers
• Creates a competitive bidding environment
• Enhances the price of the property and the likelihood of a smooth transaction
Purchasing a property is a complex investment process requiring careful consideration of market dynamics,
an evaluation of the financial projections, and a thorough understanding of the physical asset. Much of Tran-
swestern’s success in the investment sales arena stems from their constantly-updated, proprietary database of
investors, tracked by what they have recently bought or sold, what markets they are now in and where they are
interested in acquiring properties, investment criteria and yield requirements, and much more.
All classes of buyers – including private capital investors, 1031 buyers, syndicators, partnerships, and current
owners of similar assets, as well as REITs, institutions, pension funds, partnerships, overseas investors – are
represented in Transwestern’s database of investors. Because of this detailed information, our investment sales
professionals are well regarded and respected in the marketplace for their ability to custom tailor a marketing
strategy for each specific asset brought to market.
