(BPT) - Everyone knows spring and summer are the best months in which to sell a home. If your house has lingered on the market, you may be eager to find ways to freshen its appeal for potential buyers. Perhaps you’re even ready to go big and invest in upgrades that will improve the home’s value, curb appeal and interior allure so much that potential buyers just won’t be able to walk away from it.

If you’re at that point, first figure out how much you can reasonably invest. Will the improvement increase your home value enough to allow you to recoup its cost? Maybe not, but if your priority is a faster sale, return on investment might have a different meaning for you.

Next, look at areas of your home where improvements will have the biggest impact - spots that are the least appealing or

those that have the most appeal. Upgrading a less-than-great room can bring it up to snuff, but upgrading a good room could make it absolutely smashing. For example, painting a small bathroom in a bright color could

make that cramped space feel bigger. Adding a skylight to your kitchen, bath, or other area in your home however, will really make a splash with abundant natural light and fresh air.

(BPT) - The residential housing market is heating up, but before you post that for-sale sign, consider making upgrades that add style and value to your home.

With many buyers seeking wood floors, kitchen upgrades and other add-ons, it’s important for homeowners to highlight these features so their property stands out from the competition in today’s market.

“It all comes down to dollars and ‘sense,’” says Linda Jovanovich of the American Hardwood Information Center.

“In addition to warmth, beauty and durability, hardwood features increase your home’s resale value. Even with a modest budget, if you take the time and price your options, updating worn floors, dated cabinetry, and lackluster walls will make a significant difference. And it’s easier and less expensive than you think.”

Survey says hardwood floors sell

When it’s time to sell, hardwood floors not only add good looks, they increase the value of your home. According to a nationwide survey of real estate agents commissioned by the National Wood Flooring Association in 2012, 99 percent of respondents agreed that homes with hardwood floors are easier to sell. In addition, 90 percent said these homes sell for more money.

“Absolutely true,” says Bob Strader, a real estate agent with The NORTH Group of Keller Williams Realty in Atlanta. “Between two similar properties, buyers will gravitate toward the home with hardwood floors, and that home will sell in half the time.”

Debbie Gartner, known as “The Flooring Girl” by customers

at her New York-based flooring store, agrees and says quality increases value. “Hardwood sells,” notes Gartner, adding that you’re in luck if you already have a hardwood floor under a carpet. “Clients are shocked when I tell them it’s almost always less expensive to refinish a hardwood floor than it is to re-carpet a room.”

What about the kitchen?Real estate agent Strader

advises sellers to “upgrade their kitchens prior to going on the market because buyers see kitchen upgrades as being rather expensive.” He adds that, “Homes without updated kitchens will take longer to sell, and will sell for less.”

Gerry Henley, president of Kitchen Solvers, a national kitchen and bath remodeling franchise, suggests simple cabinetry updates

that won’t break the bank but will result in a higher return on your investment. And hardwood products offer plenty of options.

“Many homeowners overlook the low cost and high impact of re-facing their existing kitchen cabinets,” he says. “By swapping out dated doors and drawer pulls, a homeowner can get the look of a newly updated kitchen and save up to 50 percent of the cost of a complete overhaul. Cabinet re-facing is a quick-moving project and the kitchen remains functional throughout installation.”

Strader agrees. “From my experience, millwork adds the ‘wow’ factor that stays in a buyer’s mind. And most sellers are unaware that a custom look can be obtained relatively inexpensively with off-the-shelf moulding patterns available at home improvement stores.”

The American Hardwood Information Center offers some additional tips to keep costs low. For crown and other decorative ceiling mouldings, consider using a less expensive species such as poplar. Where durability is a must, such as baseboards, door

casings and chair rails, consider a harder species, like white oak.

(BPT) - Just a year ago homebuyers could choose from a bounty of properties on the market. Today things are starkly different. In many locations throughout the United States, inventory of homes for sale is at historic lows, creating a seller’s market where multiple buyers get into bidding wars over move-in-ready homes.

“Move-in-ready homes may be selling like hotcakes, but older homes or damaged properties are often passed over,” says Margaret Kelly, CEO with RE/MAX. “This is a big opportunity for smart buyers who are willing to overlook cosmetic or other imperfections.”

If buyers can look beyond aesthetic characteristics like paint color, hardware and floor coverings, they may discover a diamond in the rough, especially if the home is in the neighborhood where they prefer to live. For example, if they like the overall design of a particular home, but the kitchen is straight out of the ‘70s and the deck needs major repairs, a renovation loan can help them purchase the property while upgrading the kitchen and outdoor space exactly how they want them.

“Many homebuyers are surprised you don’t need a ton of money in the bank to fund

improvements,” explains Kelly. “A special type of loan called a renovation loan is ideal for these types of homes because it covers both the cost of the mortgage and repairs.”

Renovation loans can also help buyers who want to purchase in a particular neighborhood where most home prices exceed their budget. Properties that need work are typically listed at a lower cost and often go unsold, creating an opportunity for people willing to make improvements. Buyers can use a renovation loan to get into the neighborhood of their dreams, quickly build equity and customize a home to their personal preferences.

Several variations of renovation loans are available. FHA renovation loans are called 203(k) loans. How much money you want to borrow and the kinds of improvements you plan

to make will determine which of the two 203(k) types you need. Freddie Mac and Fannie Mae have their own specific types of renovation loans.

Requirements for the borrower, the amount you can borrow, and the overall structure of the loan are different for each program.

Typically, the loan is based on the estimated home value after

improvements, and buyers will need to get bids from licensed contractors to help determine the total loan amount as well as a timeline for the work to be completed.

Because finding a home and getting approval of a renovation loan can be complicated, it’s wise for buyers to work with a real estate specialist who has experience in these types of sales.
