  • South West Elevation PLEASE NOTE: Measured survey was carried out by client. Floor level and ground level relationship to be checked on site with levels adjusted accordingly and all agreed with client and LABC on site. A threshold drainage channel will be required where the internal floor level is the same as the external levels.

    Party Wall - assess existing wall and insert lead flashing and if appropriate associated cavity trays. Make good section of wall above roof. Finish to clients specification.

    Roof - min. fall of Firestone EDPM flat roof is 1:80. Roof drawn at 1:50 falls to hidden gutter detail to perimeter of proposed roof. Installation and details all to manufacturers latest specification and installation instructions.

    Roof light - Exact location to be agreed with client. Upstand detail, installation instructions and falls all to manufacturers latest details and installation instructions.

    Internal Wall to Boundary - Build up structural stud partition to support roof timbers over. The exact design and details of the wall and associated reinforced floor slab or foundation all to be detailed by the Structural Engineer. This wall construction could be concrete block or structural timber stud wall as drawn.

    Party Wall - A small section of this wall forms the garden boundary with the neighbouring property. New cavity wall construction with small amount of insulation throughout will improve comfort levels in the garden store. Exact design and location of the boundary wall to be confirmed with neighbours and Structural Engineer consulted regarding foundation design if necessary.

    Lead flashing's and Cavity Trays to be installed to all roof abutments with weep vents. All installed to manufacturers latest detailed drawings and installation instructions.

    Parapet Walls - Create parapet walls to perimeter of garden store and take Firestone EDPM roof finish and marine plywood substrate over the head of the cavity wall finsh head of wall with a Marley Alutec powder coated aluminium coping. All installed in accordance with manufacturers latest detailed drawings, instructions and specification details.

    Ground level of the neighbouring property to be confirmed on site. Min. 150mm below DPC.
