Location
South Audley Street runs through the west side of prestigious Mayfair, in the heart of London’s West End.
Mayfair has become one of the most desirable places to live and work in London. The retail offering is highlighted by the luxury and boutique brands that are located in this prestigious area. Bond Street and Mount Street are two of the most well regarded. The area is also characterised by numerous art galleries, antique dealers and niche retailers.
There are several Michelin stared restaurants within Mayfair as well as renowned hotels including The Connaught, Claridges and The Dorchester. Mayfair is bordered by two of central London’s most well known parks, Hyde Park and Green Park, as well as the popular areas of Soho, St James, Knightsbridge and Marylebone.
Mayfair continues to be one of London’s ‘golden postcodes’ for residential property and at the forefront of the super prime market that has evolved in recent years within the capital. Similarly, Mayfair remains a prominent and preferred destination for many leading national and international firms, as well as private equity houses and hedge funds.
The property benefits from excellent public transport accessibility with Green Park Underground Station (Victoria, Jubilee and Piccadilly lines) 800m to the south east, Hyde Park Corner Underground Station (Piccadilly line) 650m to the south west and Bond Street Underground Station (Central and Jubilee lines) 950m north east of the property.
Crossrail is set to deliver a new world class, high speed rail link across London by 2018. The Crossrail network is currently under construction and this will further improve the accessibility of the area. The Bond Street eastern ticket hall will be located in Hanover Square (1.1 km north east) and the new station will provide direct access to Heathrow (29 minutes), Canary Wharf (13 minutes) and Paddington Station (2 minutes).

History of 8 South Audley Street
8 South Audley Street was constructed in the 1700’s and has remained as such since, with the exception of some significant alterations made in the early and mid 19th century while His Royal Highness, Adolphus Frederick, The Duke of Cambridge, was in occupation. At this point the dwelling was known as ‘Cambridge House’.
Following the end of the Duke’s tenure, his sister-in-law, Caroline of Brunswick, took up residence. Her occupation coincided with her short term as Queen of the United Kingdom and wife of King George IV, following his accession to the throne on 29th January 1820. For much of their marriage the couple lived separately and she resided at 8 South Audley Street during the last year of her life, prior to her death in August 1821.
Other notable occupants of 8 South Audley Street since it’s construction include, Lady Margaret de Clifford, Edward Law, first Baron Ellenborough, Lord Chief Justice of England, Richard, 1st Earl Howe, Henry Sturt, 1st Baron Alington and Sir Berkeley Sheffield 6th bt, Unionist Member of Parliament for Brigg.
Note: The areas stated above were prepared by KMCS London Ltd on 31st October 2007. The property has not been measured since it was constructed in 2010.2 Savills have not been able to enter the property to carry out a measured survey due to the tenant restricting access. The area is given as a guide and should not be relied upon.
Neighbouring PropertiesThe South Audley Street Car Park and The Ascott are part of a major residential development site. The current planning permission (12/08019/FULL) was granted on 16th January 2013 for:
“Demolition of existing buildings and erection of new building of eight / nine storeys (plus lower ground floor and four basement levels) to provide 24 residential units with swimming pool and gymnasium, creation of roof terraces, green roof and solar collectors; car parking and cycle parking; a Council street sweeping depot; vehicular access from Waverton Street; and landscaping on Audley Square.”
At the time of this brochure going to print, planning permission had not been implemented for this scheme.
PlanningThe property is located within Westminster City Council’s jurisdiction and falls within both the Core Central Activities Zone and the Mayfair Conservation Area.
8 South Audley Street is a Grade II Listed building, which was listed in January 1977. The area surrounding the property is predominantly residential in character. The site opposite 8 South Audley Street (77 South Audley Street) is currently under construction and, when complete, will provide 7 new residential apartments.
On 1st December 2005 planning permission was granted for; ‘Erection of a new building at rear of 8 South Audley Street for use as four residential flats and ancillary staff accommodation, all in connection with the Indian High Commission at 8 South Audley Street, including a basement car park’. Construction of this building was completed in 2010.
