Bright Realty Breaks Ground on The Realm at Castle Hills, a 324-Acre, Mixed-Use Development Featuring Office, Retail, Restaurant, Entertainment and Multi-Family

LEWISVILLE, Texas -- Bright Realty breaks ground today on a 324-acre, mixed-use development, The Realm at Castle Hills, a new lifestyle destination that includes office, dining, retail, entertainment and multi-family developments, located just west of State Highway 121/Sam Rayburn Tollway and Josey Lane in the Castle Hills community in Lewisville. Upon completion, the project will be a seamlessly connected, walkable environment with an extensive trail system. Phase I of the project, Offices at The Realm, is a nine-story Class AA office building consisting of 235,000 square feet of office space and an additional 15,000 square feet of first-floor restaurant space. Situated in front of the office building is Crescent Park, an expansive park and outdoor entertainment space. The office building and park are scheduled to deliver in mid-2019. Groundwork has also started on Phase II of the project, a 260-unit multi-family complex above 35,000 square feet of retail.

The Realm is a 15-minute drive to DFW International Airport, a two-minute drive to Grandscape and Nebraska Furniture Mart, and a four-minute drive to Legacy West and the corporate headquarters of Toyota, Liberty Mutual, FEDEX and JP Morgan Chase. It offers an easy commute from Plano, Carrollton, The Colony and Frisco. The Realm is situated on the former H. R. “Bum” Bright family ranch, merging family legacy with a design that maintains natural elements, creating streetscapes that connect office, retail and luxury living into a comfortable yet vibrant setting.

“The demand to live, work and play in the same area has transformed our suburban communities,” said Chris Bright, Bright Realty CEO. “The Realm is designed with that in mind and with a focus on an overall quality of life that offers a sophisticated suburban setting with generous outdoor and event spaces. We want people to live, work, play and stay at The Realm and with the varied and numerous lifestyle products we are offering here, they will be able to do just that for generations to come.”

Inspiration for the architectural and interior design of the community blends classic forms with contemporary gestures to create a fresh, new interpretation of “Texas Hill Country” and modern design.

“In collaboration with our design partner 505Design, BOKA Powell incorporated contemporary materials into the design of the office building to create a place that is welcoming and refined. The exterior of the building is a blend of limestone, concrete, glass and metal with a 47-foot core-to-glass lease depth and a five-foot grid for ease of space planning,” said Chris Barnes, principal-in-charge at Dallas-based design firm BOKA Powell.

Phase I of the project, Offices at The Realm, includes Wi-Fi connected tenant common areas to promote interaction including a community lounge and patio, conference center, rooftop deck seating, computer bars and a fitness center. The office complex also includes ample surface and structured parking. The restaurant space below the office offers a reprieve from the work day with second-floor terraces overlooking Crescent Park, which includes shaded seating, event space, intricately designed water feature with custom water shows sequenced to music and a splash fountain for children and pets. In addition to architect BOKA Powell and design architect and interior designer 505 Design, Offices at The Realm landscape architect is Land Design and general contractor is Hill & Wilkinson. Southwest Bank, a division of Simmons Bank, is the lender for the project. Colliers International will oversee leasing the office space and Bright Realty is managing the brokerage of the retail/restaurant space.

Phase II of the project, with a delivery date of mid- to late-2020, is a mix of multi-family with first-floor boutique-style retail space. The Realm apartment architect is BOKA Powell; design architect and interior designer is 505 Design; landscape design is Land Design; and general contractor is Andres Construction. Additional phases of The Realm include condominiums, a large amphitheater entertainment district, retail, restaurants and additional multi-family living opportunities.

The Realm at Castle Hills complements Bright Realty’s highly successful Castle Hills master-planned community, which currently has almost 4,500 single family homes; Discovery at The Realm, a luxury, 423-unit multi-family development; Cottages at The Realm, a unique all-rental, single-family home neighborhood; The Lakes at Castle Hills, a private golf course and country club; and the Castle Hills Village Shops, a neighborhood shopping and entertainment destination with condominiums.

Grand scale: Warren Buffett’s Grandscape project to add apartments, more restaurantsGrandscape, Warren Buffett’s massive mixed-use development in The Colony, announced plans this week for its first residential component and a new slate of restaurants all clustered in a “lifestyle” section within the 400 acre-development. The combination of new apartments, food and office space creates a mixed-use section within the broader development and should help boost foot traffic beyond those searching for sofas in the sprawling anchor, Nebraska Furniture Mart. “What we’re really trying to do is create a destination with Grandscape as a whole, with entertainment, residential, retail,” said Michelle Evers, construction operations manager, who described the future people magnets while workers in hard hats and neon-hued vests trudged across mounds of dirt. “We’re doing a lot to create an experience when you come [that’s] more than just going to ... a theater or a restaurant.”

The new venues are:Live Grandscape (set to open in 2020): An apartment community that will include 345 units in its first phase, consisting of studios, 1- and 2-bedroom apartments and two penthouse suites. Construction is underway on the more than 419,000-square-foot tower. “Introducing an element of 24/7 living into the mixed-use environment is necessary to create a dynamic ... mixed-use center,” said Jason Lanoha, an official with Lanoha Development Company which is building the apartments. In Grandscape, the apartments will be perched above the retail and parking “as to overlook the center of the action. In general, the residents will help to contribute to the overall sales volume of the center, however the most overt benefit is the look, feel and energy this element brings to the environment.” VCC Construction (set to open spring 2019): The Little Rock, Ark.- based construction firm, one of the major contractors on the Grandscape project, plans to move its North Texas offices from Las Colinas to Grandscape to occupy 14,603 square feet of office space. The company plans to open the new office with 40 employees.

Food and drink:Seven Doors at Montecito Grill (set to open fall 2019): This will be the first Texas concept from Denver-based husband and wife restaurateurs Kevin Brown and Dianna Lynn. The two have a 50 percent ownership stake in about a half-dozen restaurants in Colorado. The roughly 8,000-square-foot Grandscape space, with seating for 350, will be the first restaurant in which they have total ownership. It will include historic architectural pieces including doors that date to, in some cases, to the 1800s. Kilwins (set to open summer 2019): Just the place to shatter your diet plans. The 1,600-square-foot store will feature a full line of chocolates, including “everyday” truffles. The shop, part of a national chain, carries dozens of fine chocolates, all made at the brand’s Chocolate Kitchen in Petoskey, Mich. Kilwins also serves “original recipe” ice cream, caramels and caramel apples, fudges, chocolate-dipped items and caramel corn and brittle, many based on recipes that date to the 1940s, when the brand was founded by Don and Katy Kilwin. Kilwins also carries its own saltwater taffy chews, unique ice cream toppings and a full sea-salt caramels line. Davio’s Northern Italian Steakhouse (set to open spring 2020): Known for its hand-rolled potato gnocchi and aged steaks, the Boston-born brand is found mainly on the East Coast. Launched by chef/owner Steve DiFillippo three decades ago, the parent company now has more than 1,000 employees. Barley and Board (set to open fall 2019 or spring 2020): This is a sequel to the Denton restaurant of the same name, owned and operated by John “Sparky” Pearson and his Denton-based Radical Hospitality Group. The gastropub, known for its popular burger, will have a “home-brewing kitchen” that will allow home brewers to test their skills. That’s according to Pearson, a self-avowed arts and music lover who also owns Denton’s LSA Burger restaurant. Pearson hopes to open another LSA Burger in Grandscape. The expansion to The Colony is part of an eastern migration for Pearson, who plans to open Bongo Baux’s Bourre Palace and Cajun Kitchen, “a brand new creation,” in Celina this fall. He chose Grandscape for the expansion of two of his brands in part because of the list of first-in-North Texas venues expected to be his neighbors and also because of who’s involved in the project, including Jeff Lind, president of Grandscape.

“I got to know the folks that are putting together the entire Grandscape,” said Pearson. “They’re salt-of-the-earth people, they’re wonderful human beings, and I have a background in commercial real estate,” he added, hinting that he can spot a good deal. “That enticed me, the way they were diligently scouring the world looking for things that either had only one unique location [or] they’re bringing things to Grandscape that have not been in Texas. They’re really working hard to create a great shopping experience.” The menu of unique offerings at Grandscape includes Scheels, a privately held “all-sports” retailer and entertainment destination, that will include a working Ferris wheel. Ground-breaking for the brand’s first location in Texas, which backers say will be the “largest all-sports store in the world,” was held in February. Scheels is expected to open its store in a two-level, 331,000-square-foot building in 2020 and will serve as Grandscape’s second anchor, in addition to the furniture store. Restaurateurs Brown and Lynn have tried unsuccessfully to launch an outpost in the North Texas market. They chose Grandscape for another attempt — their 8,000-square-foot restaurant offering “relaxed American dining” — because of the Grandscape leadership team and the growth evident in Dallas’ northern suburbs. “It’s also about the potential,” Brown said. “We see tremendous potential in that North Dallas, North Texas market. We see that there’s corporate development, which brings great high-paying jobs to the market. We see the market continuing to expand. And a basic business climate is the kind of place that we want to see, pro-business. There’s an opportunity for entrepreneurial spirit.” The menu is still being developed but the restaurant will offer seasonal fresh salads and small plates, as well as steaks and burgers. It will have a “big bar,” and 2,000 square feet of patio space.

With a construction tab of about $3.5 million, and a total cost of about $4.7 million “by the time we open the doors,” it will be “the largest free-standing restaurant we’ve ever done,” Brown said. The six new businesses are coming to an area informally called the “lifestyle” center, which takes up about 95 acres. The lifestyle center also includes the Galaxy Theaters, a luxury-themed movie brand, and Andretti Indoor Karting & Games, both of which are expected to be major draws at the Grandscape development, which originally was estimated to cost $1.5 billion. Nebraska Furniture Mart, restaurants and live music venue Lava Cantina, and the other businesses already open in Grandscape bring in about 8 million visitors annually, the company said. At full build-out of the lifestyle center, in about 2022, that number is expected to balloon to 20 million. “It’s not a shopping center from the past,” said Cindy Andrew, part of the Grandscape marketing team. “It’s for the future.”

IF THE BROKER REPRESENTS THE BUYER: The broker becomes the buyer’s agent by entering into an agreement to represent the buyer, usually through a written buyer representation agreement. A buyer’s agent can assist the owner but does not rep-resent the owner and must place the interests of the buyer first. The owner should not tell a buyer’s agent anything the owner would not want the buyer to know because a buyer’s agent must disclose to the buyer any material information known to the agent.

(4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property. A subagent may work in a different real estate office. A listing broker or subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first. The buyer should not tell the owner’s agent anything the buyer would not want the owner to know because an owner’s agent must disclose to the owner any material information known to the agent.

IF THE BROKER ACTS AS AN INTERMEDIARY: A broker may act as an intermediary between the parties if the broker complies with The Texas Real Estate License Act. The broker must obtain the written consent of each party to the transaction to act as an intermediary. The written consent must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker’s obligations as an intermediary. The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. A broker who acts as an intermediary in a transaction:(1)shall treat all parties honestly;(2) may not disclose that the owner will accept a price less than the asking price unless authorized in writing to do so by the owner; buyer: and(3) may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer; and

The wriƩen agreement must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker's obligaƟons as an intermediary. A broker who acts as an intermediary:

• Must treat all parƟes to the transacƟon imparƟally and fairly;• May, with the parƟes' wriƩen consent, appoint a different license holder associated with the broker to each party (owner and

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transacƟon without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.
