Along with marriage, divorce and bereavement, buying or selling a home is
considered to be one of life’s most stressful times. Some of the anxiety comes from
the change. A change of surroundings and routine is difficult to come to terms with
for some of us and leaves us feeling unsettled. Very few house sales go dreadfully
wrong, so there is no reason to presume yours will. You can do a lot to reduce this
stress by following some of the tips below. Remember it may be a busy and stressful
time, but it is also an exciting one.
Buying a home is not an overnight process, relax and let your solicitor deal with
things. Some deals will inevitably fail, so try not to picture yourself in your new home.
If it falls through you will not feel as disappointed. Prior planning and preparation is
the secret of a stress free move. You can nearly always double the amount of time
you think it will take, so go with the flow.
On the day of your move, eat a good breakfast, you will probably not have time to
eat properly later and you will need the energy. Few of us can just stand by and let
someone else do it all. It is important to make sure that you keep essential items like
your toothbrush, money, kettle, tea, coffee, sugar etc., put them straight in your car
so you know where they are. Before the removal van leaves check all the cupboards
and wardrobes are empty. If you have a shed do not forget to check that too.
Because you will inevitably feel unsettled, take regular breaks to help relieve feelings
of tiredness and irritability.
The first thing you should do once you arrive at your new home is check that the
gas, electricity and water is on. If it is not, call the utility company straight away,
it always seems to take them ages to switch you back on. Do not worry about
sorting everything out. There is no point in attempting to get the place looking right
immediately. You will inevitably want to change it once you settle in and there are, at
this stage, better ways to use your time.
Your new home is a new adventure, look at it that way and enjoy all it has to offer. If
you are moving to a new area there are a lot of places to explore and discover. The

Did you know that buildings produce nearly half of the UK’s carbon emissions? That’s
almost twice that of cars and planes. The way a building is constructed, insulated,
heated, ventilated and the type of fuel used, all contribute to its carbon emissions
(http://campaigns.direct.gov.uk/epc/).
If you are buying or selling a home you now need a certificate by law. From October
2008 EPC’s will be required whenever a building is built, sold or rented out. If you
are a landlord, you will need to make an EPC available to prospective tenants the first
time you let a home after 1 October 2008. An EPC is only required for a property
which is self-contained, and is valid for 10 years. The certificate provides ‘A’ to ‘G’
ratings for the building, with ‘A’ being the most energy efficient and ‘G’ being the
least, with the average up to now being ‘D.’ Accredited energy assessors produce
EPC’s alongside an associated report which suggests improvements to make a
building more energy efficient.
It is a European Directive that an Energy Performance Certificate is required for
every domestic property put on the market. Very soon this will be a requirement for
other buildings such as rental properties and commercial buildings in an attempt to
make each of us aware of our global energy saving responsibilities. The certificate
will provide a rating of the energy efficiency and carbon emissions of a building from
A to G.
