Approached through a stone pillared entrance opening to an immaculate sweeping driveway, which leads through the glorious parkland towards the property, arriving in a beautiful pea gravelled courtyard to the immediate front whilst continuing around the south west garden to the rear.

This magnificent home retains original features throughout and has been sympathetically refurbished by the current and previous owners.

Stone steps lead to a covered entrance portico which has a grand pediment supported by four stone columns and tall doors which open to the formal entrance to the house. The centrally positioned, spectacular reception hallway presents an impressive introduction to Noblethorpe, with a stone laid floor and original cantilevered stone staircase leading to the galleried landing. Formal living accommodation on either side of the ground reception, presents spacious, light filled rooms, commanding pleasant views over the house gardens and showcase exquisite retained original features, ranging from ornate cornices, architraves, high ceiling heights and period fireplaces.

The living accommodation encompasses the grand formal reception rooms to the front aspect with high ceiling heights and large floor to ceiling windows, which allow fantastic levels of natural light whilst commanding inspiring views over the grounds and beyond. The slightly less formal rooms are situated to the rear aspect of the house. The lower ground floor has been converted into an entertainment suite with bar, cinema room and gym whilst having further storage rooms. The principle bedrooms are accessed from the impressive galleried landing and command breath taking panoramic views over unspoilt countryside. Guest and family accommodation allows privacy to the rear whilst the second floor lends itself to varying uses including a self-contained, teenage/granny suite or comfortable home office.

Externally the grounds are privately set within a tree lined boundary and total approximately 18 acres of wonderful parkland. The side south west garden is sheltered by a boundary of mature trees and presents the ideal setting for entertaining whilst the front garden which enjoys a south facing aspect is open to the parkland with mature Rhododendrons and stunning views over the grounds and beyond. The parkland has a scattering of mature trees and a small amenity area with open barn. To the rear is a stone cobbled courtyard.

“The spacious ground floor reception rooms, which include the hall, the formal dining room and the drawing room, make

the house wonderful for entertaining; we’ve had

up to ninety guests at Christmas,” says Doug.

“We have carried out some improvements to

the house, including re-roofing a large part of

it – so you can enjoy the fantastic views from the

walk on the roof again,” says Doug. “We’ve also

improved the cellarage, untouched for decades.

Part is now an entertainment area with a bar.

There’re also a couple of gyms, storage rooms

and a wine cellar.”

“We came here in August 2003, having being attracted by the exceptional appearance of the house with its classical portico and perfect parkland setting,” explains Linda. “We just loved the look of it. Its

location was ideal for us being within easy reach of both the

Peak District and the large cities and their airports.”

“For dining on a more intimate scale we use what was the breakfast room, which features an original range, while for an eighteenth birthday party we set up a large marquee on the

front lawn. The floodlighting around the house creates a very special grotto-like ambience, which enables you to sit outside late into the evening in the summer. It’s lovely having all that green space in front,”

adds Linda. “It’s mostly grazing pasture; there’s just a small copse of about an acre in the middle.”

“On the first floor, we converted the rooms on either side of the master bedroom to provide a dressing room and an en-suite bathroom,” continues Linda. “I designed the dressing room’s wardrobe doors

so they matched those in the rest of the house; the en suite bathroom is

similarly styled.”

“There are three more en suite bedrooms on the first floor, as well as a further bedroom and a family bathroom. One first floor room is now a sauna; another

has become a wet room, while on the second floor a number

of versatile rooms currently include a studio and a family spa

treatment room.”
