As we gave a failing grade re-cently to last month’s Atlanta ICSCDealmaking, so should we give a pass-ing grade to theChicago show, adefinite, strongB—with qualifi-cations. Thoughattendance wasdown, as weredealmaking and“positive vibes,”the most oft-repeated comment fromretailers, developers and brokers wasalmost a backhanded compliment: “Itwas so much better than I expected.”

And there was a lot of wheelingand dealing and networking takingplace throughout the full-day ofdealmaking; the last half-day was, as ex-pected, verrrrrrrrrrrry sloooooooooow.

We can’t take the meeting out ofcontext; it must be considered in lightof conditions within the industry andas a reaction to the stressful economicpressures within the country. To thosewith 40-some years in this market-place, “It’s the worst I have ever expe-rienced.”

Immediately we could see this re-flected in substantial cancellations ofhotel reservations, as many opted tocome for a day and then head homethat night to reduce costs, with someeven flying in and out the same day.You could see it also from the trimmed-down amenities at the suites above themain exhibit area: fewer representa-tives, less lavish refreshments, ahushed, toned-down atmosphere.

And there was the noticeable, per-sonal fear expressed by many youngerattendees as they heard of major cut-

Get A Dialogue GoingOne national retailer criticized

those tenants who avoided this andsimilar shows “because they weren’topen to buy” at this time. “You alwayshave something to talk about, andshould get a dialogue going [with land-lords]. These conditions will turnaround, you’ll be expanding again,and you must keep the door open andthe relationships going.”

When it was pointed out that manyof the discussions start with a requestfor a rent reduction or a give back,“But you’re talking and trying to reachan agreement that both parties can livewith.”

A leading developers with about

100 smaller shopping centers aroundthe country said they are reacting tothese pressures: “We’ve formed a com-mittee that meets every week to ana-lyze these requests, see how we canwork with these tenants to keep themin business. Each case is handled indi-vidually; perhaps we can work out aregular payment plan, maybe an ar-rangement to get it at the back end, orin a year or so when economic condi-tions improve.

“However, the tenant must becredit-worthy and have a good trackrecord. If the rent is $65,000, for ex-ample, and sales have dropped to$300,000, there’s little that can bedone, he can’t make it.”

The dealmaking that was takingplace was mostly with the value-ori-ented retailers, the dollar stores andthe discounters who were still expand-ing, though at a lower pace than antici-pated. As much of the industry wasanticipating a poor holiday season inDecember, this niche is expected to dowell.

“Many vendors,” said one deal-maker, “who were selling only to theluxury market, have seen sales of theirmerchandise being cut back by high-end retailers who are reducing theirinventories. As a result, these design-ers with name brands will be showingup at Target, Kohl’s, Wal-Mart.”

Across-the Board“It’s across-the-board,” said a

major mall developer. “I just met witha luxury retailer who showed me salesfigures from fashion-oriented, A+

malls across the country, and Octobersales were down 30-40%. This mustimpact on the expansion plans of thesedepartment stores and apparel and jew-elry retailers for 2009 and 2010, andwill certainly affect our plans for ex-isting and future projects.”

The leasing of space in malls op-erates on a different wave-length thanleasing space in strip shopping cen-ters. With growing vacancies as tradi-tional retailers go dark, there is a grow-ing effort to find replacements thatwill give one larger complex an edgeover a competitor. “It’s not alwayseasy to do this without opposition frommainstream tenants,” said one land-lord. “However, with the growing ac-ceptance of tattoos, especially amongstthe younger set, we’re considering thisas a new specialty tenant; we’re nego-tiating now with a chain for a fewlocations in some of our larger, metromarkets.”

As for the future, the most opti-mistic mavens of the industry don’texpect us to get out from under forsometime. But, they are hopeful thatthere will be an ongoing improvementof conditions by the spring. “No mat-ter who wins the Presidential elec-tion,” said one, “there should be anuptick at the turn of the year, if onlybecause there will be a change in theWhite House.”

The next big event will be Decem-ber 8-10 when ICSC sponsors the NewYork Conference and Dealmaking,second in importance only to the springconvention in May in Las Vegas.

Ames Plaza Shopping Center,a 128,859 sq. ft. project in Cum-ber-land, MD, that is 51% occu-pied, may have been the first shop-ping center to be listed for sale onthe online auction site eBay.

According to center ownerSteve Leydig, he had received anumber of inquiries since theproject at 1050 Industrial Boule-vard was put up for sale in Aug. Itis no longer listed.

The anchor, Ames, moved outin 2002 after filing for bankruptcyprotection. Other tenants are Rent-A-Center and Sav-A-Lot.

Since then, almost 20 acres inBarstow, CA, near a Wal-Mart Su-per Center but zoned residential,has been listed and is availablethrough Nov. 20 for $149,000.

Investors Asks Target To Sell Its Real EstateAn investor who owns less than

10% of Target Corp is asking theretailer to spin off the real estateunder its stores to a publicly tradedREIT as a move to raise thediscounter’s stock price.
