Strolling the AGORA(continued)Spivey Associates does not expect a“bounce back” like previous down-turns, “There will be great opportuni-ties for investors, however, in pickingup distressed retail assets and reposi-tioning them or renegotiating leaseterms, etc. Cash flow will once againbe the main factor in determining assetvalues, and tenants will likely havemore say in what leases rates they arewilling to pay.”

Bogus Ploys Are OverHe stressed: “The era of asset val-

ues based on bogus financing schemesand refinancing ploys is over.”

Greg D. Icenhour of Shield Engi-neering says the volume of retail in-vestment is down over 50% and “herein the Southeast almost 80%…As faras new construction, the only activity[in his market of Charlotte, NC] isprimarily by end-users,” businesseswith specialized space. “With theamount of retail space currently on themarket, there should be ample oppor-tunities for lease consultation and prop-erty management as these propertieschange hands.”

Aside from the overall economy,there is little question that the biggestshakeup to the industry has been thebankruptcy filing of General GrowthProperties. The experienced deal-mak-ers applaud the refinancing efforts ofleaders like Simon Property Group,Kimco, Developers Diversified,Weingarten Realty and Regency Cen-ters to control their debt. They’re skep-tical about GGP’s statements that itwill not sell off much of its portfolio toreturn to solvency, and point to a sub-stantial number of owners and inves-tors—including those above—waitingto cherry-pick the better properties atbargain prices.

Sam Zell of Equity Group Invest-ments noted recently that today’stroubled real estate was due to thoseusing too much debt to buy propertiesduring boom times, and that a substan-tial number of those acquisitions were“under water.” [They] “have no incen-tive to sell as long as they owe morethan their properties are worth” andinvestors will be picking up this realestate from foreclosure over the next

few years.Others point out that many larger

landlords are now focusing futuregrowth and development internation-ally, especially in emerging nations,China, Japan, India, South America,and the like.

Impact Of Ethnics“If you’re talking of a changing

landscape in the industry,” said onerespected dealmaker, “you can’t ig-nore how changing demographics areaffecting us. Yes, more price-consciousconsumers are gravitating to the dollarstores, but there is also an increase inethnic-oriented retailers, in malls andspecific mini-markets, a reflection ofwhat’s taking place all around thecountry and in Canada. Then, suchfranchise operators as Church’sChicken are beginning to search outimmigrant operators, those that mightbe able to obtain needed financingthrough foreign credit markets.”

Harsha V. Agadi, chief executiveof the chain which has 1,650 restau-rants, stressed that this was only oneaspect of its plans to open 120 storesthis year and continue an aggressiveexpansion program. He pointed toKorean, Chinese and Taiwanese banksprimarily as financial sources for fran-chisees.

Another highly-regarded veteranexpanded on this point.

“When I got into this industry over40 years ago, it was composed ofmainly white males. Over the years,women became an integral part of de-veloping and leasing, first enteringthrough marketing. Now the entiredemographic is like a rainbow, re-flecting what is taking place through-out North America. And, as US com-panies—retailers and owners—expandtheir interests globally, you see a ma-jor influx of this cross-border pollina-tion domestically as more foreign-based tenants and landlords enter themarket, which they see as containingfantastic, untapped potential.”

Many of the ethnic groups now anessential part of the industry—Afri-can Americans, Asians, Hispanics,etc.—he points out, are native-born orfirst- or second-generation.

[We’ve discussed this evolvingdemographic of tenants in this andpast issues of Shopping Center Digest,pointing to such apparel chains asShasa from Mexico and H&M fromSweden, the U.K.’s supermarket chainslike Tesco and J. Sainsbury, and oth-ers that have been a growing in pres-ence for years: Germany’s Aldi,Belgium’s Delhaize, Mexico’sGigante, or the existing US retailersthat have added more ethnic foods tocater to changing populations.This lat-ter re-tooling of shopping centers tobetter serve demographic changes hasbeen a vital part of the industry foryears.]

Internet ShoppingLaurence Hsu, a developer/inves-

tor and contractor in China, Taiwan,sees the changing landscape impact-ing substantially on brick and mortarconstruction. “The first impact to re-tail business was caused by eBay whichchanged the consumer’s behavior…This crisis [will result in an acceler-ated] “space connect with net shop-ping.”

Consistent with this assessment, asurvey by Forrester Research andShop.org states that online retail salesin the US rose an average of 11% in thefirst three months of this year; at least44% of all e-tailers said sales were upover 10%, and 14% said they increasedup to 10%. Citi Investment Researchprojects US retail e-commerce saleswill grow 4.4% to $141 billion in 2009,and then skyrocket 16.5% in 2010.

Many consumers still researchtheir shopping online, and then hit thestores to buy the product, or pick it upat a local outlet. There are few suc-cessful retailers who do not now usemulti-channel sources to reach theircustomers.

When we first began the researchfor this column it was basically a nar-row focus, essentially that bigger com-panies would get bigger, that moresmaller operators on the fringe willenter the mainstream. Much of it wasdue to the current economic crisis, butalso on numerous research projectionsshowing a marked increase in future
