As a Qualifying Broker, the Stagecoach Neighborhood Association (SNA) would like to familiarize you with our CC & R's and other regulations that may affect a sale within the boundaries regulated by the association. One of the best ways to do this is to visit our website (http://www.stagecoachhills.com) and to share it with your Associate Brokers.

On the website, you will find the SNA Land Use Ordinance covering five zones within our boundaries, as well as development standards and the process for getting building plans approved.

About a year ago, a land sale was lost in the Stagecoach area when an Associate Broker did not know that the client could not build whatever he wanted. We believe that an awareness of the ordinances, as listed on our website, will help you and your agents from losing sales.

SNA is a legal entity recognized by Taos County and the Land Use Ordinance was approved by the Taos County Commissioners in August 2006.

The HOA fee covers the use of club house, pool, and golf course - there are no additional green fees and the membership includes member plus 2 guests. the water usage is not individually metered. there are about 50 cabins that are used year round; there are about 150 cabins total in the HOA. There is about a $3,000 transfer fee for the community water system for new owners, or about a $10,000 new connection fee for new owners building a new home in the subdivision.
