Months Supply of Inventory (MSI) Decreases

The total housing inventory at the end of September 2014decreased 11.09% to 20,858 existing homes available for sale.Over the last 12 months this area has had an average of 3,719closed sales per month. This represents an unsold inventoryindex of 5.61 MSI for this period.

Average Sale Prices Going Up

According to the preliminary trends, this market area hasexperienced some upward momentum with the increase ofAverage Price this month. Prices went up 3.30% in September2014 to $167,662 versus the previous year at $162,300.

Average Days on Market Shortens

The average number of 67.47 days that homes spent on themarket before selling decreased by 4.57 days or 6.35% inSeptember 2014 compared to last year’s same month at 72.04DOM.

Sales Success for September 2014 is Positive

Overall, with Average Prices going up and Days on Marketdecreasing, the Listed versus Closed Ratio finished strong thismonth.

There were 5,766 New Listings in September 2014, up 5.05%from last year at 5,489. Furthermore, there were 4,015 ClosedListings this month versus last year at 3,741, a 7.32%increase.

Closed versus Listed trends yielded a 69.6% ratio, up from lastyear’s September 2014 at 68.2%, a 2.17% upswing. This willcertainly create pressure on a decreasing Month’s Supply ofInventory (MSI) in the following months to come.
