What does (new) Affordable Housing mean for “Rajat“ (India example)?

FOR DISCUSSION

* From natural disaster, crime, eviction

Sunita lives with her two sons in a slum of Ahmadabad. Being a single mother, she takes care of her family on her own. As an office assistant, she earns a meager $200 per month. For many years she dreamed of providing a better house for her family but she could not imagine how that would be possible until she heard of the Swapna Sakar Project * which were offering low cost 1 room + one kitchen apartment in a new community. 380 square feet may seem small but that is bigger then her home now. Her face lighted up and she started dreaming again.

Few weeks later, she received the great news. Her application for housing microcredit has been accepted and she would be able to buy the new apartment for a monthly payment of $80. Sunita will soon be moving into the new apartment with her two sons.

* Swapna Sakar project is a joint venture between a for profit developer Vintron Infrastructure and MHT-SEWA’s for profit arm - Aawas SEWA

Pending:(1) Include how Sunita’s family health, safety, and educational situation is changing when she moves from the slums to the new apartment?

What does (improved) Affordable Housing mean for “Paulo“?

FOR DISCUSSION

* From natural disaster, crime, eviction

In 1993, Paulo Jadilson dreamed of opening a bakery inOsasco, but he did not have the financial means or accessto realize his entrepreneurial endeavor. As a result, Paulohad no other option but to run the bakery out of hisown garage. Years later, with the support of Housing for All, Paulogained access to a USD $4,200 loan and received technicalassistance to renovate and turn his garage into a propercommercial bakery. His bakery now runs more effectivelyand serves a crowd of customers every day.Paulo Jadilson, Bakery

Owner

Pending:(1) How much has Paulo’s income changed now that he runs a professional bakery store. Do we

have revenue related figures we can add to this story (some powerful numbers)?(2) Show how HOUSING is “More than a roof over one‘s head“

Why is Affordable Housing important? (some facts and figures)

Our current reality:

• With 1.1 billion people currently living in urban slums in developing countries, plus 500,000 more people each week, there is an estimated need for 35 million adequate and affordable housing units.

• This amounts to a need of 95,000 urban housing units built each day in emerging countries.1

FOR DISCUSSION

The opportunity:

• The need for new housing units and home improvements generates a market size of $424 billion for commercial offerings in Affordable Housing. 2

¹ UNHabitat 2 Drayton and Budinich, A New Alliance for Global Change

India

Deficit of 24.7 Million Units3

X M homes needing upgrades

Egypt

Deficit of 3.7 Million Units

20 M people in homes needing upgrades3

Brazil

Deficit of 7.2 Million Units4

10.5 M people in homes5 needing upgrades

Colombia

Deficit of 1.3 Million Units

1.5 M homes needing upgrades6

With 2 billion people in need of a solution, it is clear that we cannot engage in single housing projects but must find a business model that can go to scale to serve these customers.7

Make the link to the next topic (Objectives of HFA) - could go like this: "With a market size of xxx, this should be an attractive opportunity. Let's see how with HFA we look at this..." (handover to Valeria)
