-Supra E-Key for Agent access

For occupied homes, we use the Supra E-Key – It comes with insurance to protect our sellers, but the E-Key itself, has been tested and burglar proofed. The key communicates with me via cell phone app and allows me to monitor what Realtor has accessed the box and when they replaced the key back in the box. All licensed Realtors will be able to access the keys to enter your home thru the Supra E-Key electronic device that, with your permission, will be placed on your front door or agreed upon location.

-ShowingTime Scheduling ServiceThis is the company we use to schedule showings on active properties. The service will contact you via phone, text, and/or email. It will list the date and time of the requested showing with the Agent information. If the time and date is convenient for you, simply respond Y for Yes, if it is not, respond N for No and it will grant or decline the showing request with the agent.You will be in control of when and what time showings are allowed.I can set rules with showing restrictions if needed. I will always ne notified for every showing, however, you confirm or deny the incoming request to view.

5. Scheduling Showings

❖ Upon receiving purchase offers, we’ll discuss options to obtain youroverall goal.

❖ At that time we’ll choose to counter or the acceptance terms.

❖ Throughout this process you will be well informed, in control, and well advised. I will always provide you with my professional opinion, however, it’s your home, and the final decisions are yours to make. We respect your opinion and our goal is satisfied clients.

6. Receiving & Accepting Purchase offers

❖ Selling a home is your reward for being a Home-Owner! My job is to ensure I sell your home for the best price the market can support.

❖ We’re currently in a Seller’s Market, and when marketed correctly, we should be able to have your home in contract within 10-14 days on the market and sold within 45 days. We’ll plan wisely!

7. INSPECTIONS & APPRAISAL

After inspections, the lender will order the Appraisal. The appraisal will be scheduled through ShowingTime and you approve the date & time. The appraisal evaluates the value of your home using the same measures I use to help you determine the value of your home.

❖ Buyers will have a certain amount of time, per the purchase contract, to hire a professional Home Inspector to learn the overall condition of theproperty.

❖ As your agent, I want to ensure your home is readyfor inspections or prepare a plan to disclose certain conditions.

❖ Inspections are typically 5-10days with a Seller Remedyperiod following that willrange from 1-3 days typically.

8. Buyer’s Request to Remedy Repairs & Appraisal repair request

Buyers will receive an inspection report that will detail the condition of the interior & exterior of the home.Their agent will submit to me anyunsatisfactory conditions for youto consider repairing or the buyerhas the option to terminate.

Per the purchase contract you have a set amount of days to negotiate with the buyer acceptable terms addressing the repairs.

Appraisals also may have repair request. Some appraisals may request some repairs as mandatory for the buyers financing to be approved.

Have the necessary conversations to make the decisions that are best for your family.

We will address these matters as they arise, if they arise, and I will provide you with options to ensure we can continue with the transaction.

9. Buyer – Mortgage ProcessingSeller - Packing & Preparing for moving day…

After Inspections & Appraisal are completed…The Buyers move into Mortgage Processing & Underwriting review…If you’re buying you too will go thru this phase of the process.

What does this mean forthe seller?

For the Seller, This is the time to complete repairs as agreed upon. This is a time to start packing, purging, yard sales, give-a-ways, etc. Now is the time to start preparing your self for the transition to your new home.Now is the time to get yourcurrent home prepared for its new owner.

10. APPROVAL TO CLOSE

It’s time to start packing & ready to start decorating!
