Commercial Projects

A 16 story 270,000 sf officebuilding across from the SearsTower was renovated into officecondominiums. The masonry andconcrete exterior has beenentirely re-clad with metal panelsand white opaque glass. Windowswere replaced throughout and theexisting glass entry atrium wasreconfigured and re-glazed ina modern and inviting manner.The white glazed ‘featurewall’ resolves the numerousconfigurations of the building’svolumes and recognizes it’slocation on the corner ofa major urban intersection.

The Ground Floor office lobbypresents a serene mix of materials,forms and lighting. The sleek useof stone, wood and cove lightingplanes underscore the modernsimplicity and elegance ofthe project. The building’sexterior geometry and finishesare allowed to penetratethe lobby, thereby blendingthe interior and exteriorelements into a unified whole.

Office level elevator lobbiesand bathrooms are built outon each floor, as is a privateterrace on the 16th floor. Theremainder of each office flooris left unfinished to allowcustomization by each occupant.

The Ground Floor lobby ofthis downtown office buildingpresents a serene mix of materials,forms and lighting. The sleek useof stone, wood and cove lightingplanes underscore the modernsimplicity and elegance ofthe interior design. The building’sexterior geometry and finishesare incorporated into thelobby design, thereby blendingthe interior and exteriorelements into a unified whole.

The 250 S. Wacker building wasgutted to its core and remadeas an environmentally sensitivestructure taking full advantageof its park-like setting andsweeping views. The buildingwas given a fresh, contemporarylook by re-skinning it witha rainscreen aluminum claddingsystem in conjunction witha new curtain wall of energyefficient Low-E windows.

As part of the modernizationthat took place with the HVACsystem, a perimeter ActiveChilled Beam system wasinstalled. The chilled beamsystem uses minimum energy,has no moving parts, is minimummaintenance, and is ceilingmounted. The system looksgreat, functions perfectly,and satisfies the project’senergy conservation goals.

The Chilled Beam systemtransfers the majority of heatingand cooling loads from the airdistribution system to the waterdistribution system. Because ofthe building’s proximity to theChicago River, river water isdrawn into the water distributionsystem for the majority of theheating and cooling loads. Thenew building automation systemcontrols the building’s heating,ventilating and air conditioningsystems and reduces energyconsumption by 65 percent.

Village Grove Community CenterElk Grove Village, Illinois

The retirement communityof Village Grove in Elk GroveVillage is replacing an outdated Commons building withthis new 10,000 sf facilityadjacent to an existing pond.The new building willincorporate activity space,property management offices,maintenance facilities, and socialindoor and outdoor gatheringareas. Group activity areassuch as the Community Room,Exercise Room, Greenhouse andoutdoor decks face the pondon the eastern half of the building.The more private spaces suchas the Library, Computer Roomand Offices are found alongthe more insular western sideof the structure. A two storyopen circulation spine runs southto north linking the arrangementinto a unified composition.

Exterior materials are employedto convey a sense ofboth openness and enclosure,transparency and privacy.Masonry on three sides ofthe Community Center relatesto the modern style, scaleand color of the surroundingresidential townhomes. Woodsiding, timber structure withexpansive glazed openingsand curved metal siding conveyan organic and open qualitytowards the pond and landscape.

By refining the architecturalstyle typifying the neighboringtownhomes, the new buildingestablishes a unique identityby means of the creativeuse of familiar materials.

The residential development of a110,000 sf South Loop site willinclude 600 dwellings above a50,000 sf base consisting of retailand parking. The Curve isintended to be a major addition tothe Printer’s Row neighborhoodand unlike several otherresidential towers planned for thearea, The Curve will offer bothcondominium and townhousestyle residences. The roof of thecommercial / parking base willfunction as an amenity deckfor the residences, offeringrecreational areas that will includeoutside space, community roomsand a pool. The sweeping curveof the tower acts as a largescale urban gesture, maximizingdramatic views from withinwhile giving the developmentits signature image and name.

The five story commercial basereinforces the appropriate urbanedge along the Clark Streetcorridor, while creating theraised open courtyard whichbecomes the unique gatheringpoint of the project.

Catalpa GardensChicago, IllinoisNew Homes Magazine - “Chicago’s Best New Mid-Rise, 2005”

Catalpa Gardens consists of threeeleven story residential towerslocated on a landscaped parkingbase and connected by enclosedglass bridges. 126 condominiumdwellings with terraces, balconiesor roof penthouses comprise thiscolorful urban development. Unitsrange in size from 657 - 1,408 sfand share common amenitiessuch as garden terraces, rooftopfitness and community rooms,a dog walk and lake views.

The colorful palette of thebuilding’s exterior assures it as aneighborhood landmark. Themodern detailing complimentsthe structure’s massing so asnot to overpower thesubtle elements of the design.

The Jackson Boulevard Development consists of a new30 story condominium tower with 207 residential dwellings atopa six story base of 233 enclosed parking spaces. An urbancollage in terms of massing, the low and tall elements of thebuilding reflect the structures found in the neighborhood. Thebuilding is located on the property to allow for a new groundlevel public park to the east. The six story parking structure willhave a landscaped roof that will connect to interior residentialcommon space at the same level. Cantilevered balconies andnumerous window configurations add a dynamic distinction to thedevelopment. A slim roof canopy caps the building’s strong presence.

The residential development ofan entire city block in downtownChicago included construction ofa new building and the renovationand addition to an existingbuilding. Union Square is a securecourtyard community composedof two buildings with parkingbelow grade. The first building,an existing six story industrialstructure, was renovated andenlarged to include four new‘Penthouse’ floors. The secondbuilding, a new five storystructure, was designed in acomplimentary manner tomaintain a consistent andunified image for the entireproject. Bounded by Orleans,Hubbard, Kinzie and FranklinStreets, Union Square provides217 loft dwellings that rangebetween 700 and 2,000 sf.

At 240,000 sf of residential area,the remodeling of the originalbuilding was a combination ofrestoration and new construction.The lower six floors of thebuilding’s exterior weresympathetically restored,maintaining the detail andarticulation of the original design.The four newly constructed‘Penthouse’ floors were set backfrom the original structure on thecourtyard side of thedevelopment. Incorporating therhythm and detail of the originalstructure, the new floorsseamlessly link the newconstruction to the existingbuilding and complete thecomposition with a subtleornamental gesture at the top.

The five story newly constructedresidential loft building maintainsthe consistency of the originalstructure’s design concept,incorporating similar designfeatures to reinforce the unifiedimage of the entire development.The ‘U’ shape plan of the newbuilding maintains the appropriateurban edge along the sidewalk,while creating the interior opencourtyard which becomes theunique focal point of the project.

This 4,000 sf city residence employs traditional detailingin a contemporary reinterpreta-tion of the Victorian urban dwelling.While encouraging a sense of horizontal and vertical connection, theplan articulates individual rooms and spatial sequenceswith columns and soffits. The axial arrangement permits space to bevisually borrowed from adjacent rooms and stairways.

The Second Floor Master Suite includes Bedroom and Library andis linked by a Gallery overlooking the Dining Room. Exteriordetailing employs numerous textures and colors in a stylisticreference to the building’s context. The facade refines architecturalthemes that typify neighboring homes, establishing a uniqueidentity through the quality and character of the materials.

Dunes HouseOgden Dunes, Indiana

This 2,500 sf single familyresidence employs familiarmaterials to blend into theforested environment atopan Indiana sand dune. Thedwelling encourages both ahorizontal and verticalconnection to the site,projecting upward as oneapproaches from the street,while stepping down the duneas the house extends intothe landscape. The planarticulates the private and publicsectors of the home withbedrooms located in the towerportion and living rooms andoutdoor decks extending intonature. The axial arrangementof the public living areaspermits space to be visuallyborrowed from adjacent rooms,stairways and overlooks.

The Master Suite atop the towerincludes a private deck withviews toward Lake Michigan.Additional Bedrooms and aStudy are located belowon the Main Level. Timbercolumns and beams enclose theKitchen, Dining and sunkenLiving Room and are surroundedby sliding glass doors openingout to wood decks. A screenporch can be accessed from theBar adjacent the Living Room.

Exterior detailing employsnumerous wood sidingsand colors in a stylisticreference to the building’scontext. The facade refinesarchitectural themes thattypify neighboring homes,establishing a unique identitythrough the quality andcharacter of the materials.

The renovation of avacant Lakeview neighborhoodDepartment Store intoa mixed use developmentprovides 80 loft dwellingsranging from 875 to 1,800 sf.The seven story TowerLofts, bounded by Lincoln,Belmont, Ashland and SchoolStreet, is a ‘First Chicago School’structure that had beenunsympathetically remodeledduring its tenureas Wieboldt’s northside department store.

Totalling 120,000 sf ofresidential area, the projectfocused on returning the building’sexterior to the original clearstructural expression, includingmeticulous replication ofnumerous ornamental features anddetails. Corrugated metal sidingwas stripped from thefacade and replaced with newwindows and projecting steelbalconies. Sandblasted concreteand masonry interior structureprovides a contrastingframework for new construction,complementing the originalcharacter of the building.

Individual dwelling unitscontain a Kitchen and Bathroomcore positioned to promote anopen loft environment. Enclosedparking is located in theBasement, while the 34,000 sfFirst Floor is occupied by asingle commercial tenant.

The Harrison Street LoftsChicago, Illinois

The renovation of an existingten story industrial buildingin Chicago’s Printer’s Rowneighborhood takes advantageof the unique location in itsconversion to a fourteen storyresidential loft development.Four new ‘Penthouse’ floors wereadded to the building, affordingspectacular unobstructed views ofChicago’s south side. TheHarrison Street Lofts, bounded byHarrison and Clark Streets,provides 60 dwellings rangingfrom 875 to 2,564 sf. Totalling120,000 sf of residential area, theproject focused on restoring thebuilding’s original exterior detail,while adding four terraced floorsin a sympathetic manner to thestructure’s clear structuralexpression. Fire escapes, windowsand miscellaneous brackets, ductsand flues were stripped from thefacade and replaced with newwindows and projecting steelbalconies. Exterior masonrywas chemically cleaned andtuckpointed. Sandblastedconcrete and masonry interiorstructure provided a contrastingframework for new construction,complementing the originalcharacter of the building.

The new ‘Penthouse’ floors areset back from the south facade,giving every residence a largeprivate terrace. Each floor isunique, with no two dwellinglayouts the same. Individualdwelling units contain aKitchen and Bathroom corepositioned to promote anopen loft environment. Furnacesare located in separatemechanical rooms outsidethe dwellings, eliminating noiseand wasted closet space.

Enclosed Parking is locatedin the building’s Basementand Second Floor, whilethe 5,000 sf First Floor isoccupied by commercial tenants.

The Metalworks LoftsChicago, Illinois

Located on the corner of Diversey and Lakewood, a two story atriumbecomes the primary organizational element for this residential loftrenovation of a 32,000 sf industrial building. Reorienting attentionaway from the busy urban setting, the sky-lit atrium establishes aninterior context for the arrangement of twenty residential units.Sandblasted heavy timber and masonry structure provide a contrastingframework for new construction, while retaining the original industrialcharacter of the building.

Individual dwellings are accessed off the main atrium and contain akitchen and bathroom core positioned to promote an open loftenvironment. Existing heavy timber and masonry structure remainsexposed while frosted wire glass windows and glass block bring light tothe back of each dwelling from the atrium.

Bungalow RenovationOak Park, Illinois

A 3,400 sf masonry single familybungalow was renovated andenlarged to meet the growingdemands of a young family. Thedesign expands into the existingvacant attic and basement,incorporating original stainglass windows, architecturalwoodwork and trim into acontemporary and functionalsequence of flowing space.

Ground Floor living areas areopen to one another whilemaintaining a sense of separationwith soffits, columns andframed views. The front halfof the home, containing Living,Dining and Music Rooms,remains the formal portionof the residence. The backof the house acts as aninformal family gatheringarea, enhanced by the openadjacencies between Kitchen,Family and Breakfast Rooms.

The Second Floor retains a greatersense of privacy and contains newBedrooms and Bathrooms. TheMaster Suite includes walk-incloset, cathedral skylit ceiling anda generous Bathroom with anoversized tub. The Basement hasbeen redesigned to incorporate alarge, open play area, Bathroomand adjoining Guest Room.

Commercial Office Building4619 N. RavenswoodChicago, Illinois

The remarkable transformation of an ordinaryindustrial/commercial building into acontemporary office structure uses metal sidingand glass to achieve a transparent and dynamicresult. Structural expression and simple enlargedforms articulate the facades with unclutteredclarity. Interior space becomes flooded withnatural light, creating the opportunityfor maximum flexibility in interior design.New mechanical, electrical and plumbingsystems ensure energy efficiency whilegiving individual control to tenants.

Re-use of the existing structure, installation ofnew insulated tinted glass and a new “cool’roof contribute to make this project anenvironmentally sensitive modern building.

Historic Projects

1340 North State ParkwayChicago, Illinois

The meticulous restoration and addition to ahistoric mansion in Chicago’s Gold Coastprovides for seven condominium dwellingsgraced with the stately presence of theoriginal structure. Each dwelling is designedwith gracious rooms , abundant natural lightand private terraces or yards. Enclosedparking is provided in the Basement.

The entire building was carefully restored toits original state and fitted with the essentialsfor modern living. The sculpted iron entry gatesand marble foyer were restored. A spectacularhand carved wood staircase in the commonhallway was repaired. A center light courtwas re-established, bringing naturallight into the depths of the building.

A new elevator was installed and all mechanicalsystems were replaced. The result is an awardwining restoration of a home that recallsthe lifestyle of the early 1900’s broughtup to date for the next hundred years.

Mason LoftsOak Park, IllinoisHistoric Preservation Commission of Oak Park Award, 2004

Vacant for 12 years, the formerSecond Presbyterian Church builtin 1906 was renovated into fourdwelling units. Each dwelling isconfigured as a loft townhomewith the addition of a mezzaninelevel to increase square footage.The living rooms feature sixteenfoot high ceilings and sky lightsas well as roof terrace gardens.A major challenge to theproject involved reinforcing theground floor beam structureto allow the incorporationof parking in the basement.

Preservation and retainingimportant historical features werealso goals of the development.Mortar analysis was performed sothat the repointing of exteriorwalls would match the existingmortar in terms of color andcomposition. Interior stormwindows were installed so as notto interrupt the uniquefenestration pattern that isa character defining featureof the facade. The projectreceived an Honorable MentionAward from the Village ofOak Park for the sensitiverestoration of the building.

Motor Row LoftsChicago, IllinoisChicago Landmark Award for Preservation Excellence, 2008New Homes Magazine - “Chicago’s Best New Loft, 2007”

Located along the historic stretch of S. MichiganAvenue known as Motor Row, the rehabilitationof three historic buildings into 51 loft residencesbrings new life to these previouslyneglected structures. Freedom of spaceand light prevail in the redesign of theseautomobile dealership buildings. Originallydesigned by Holabird & Roche and builtbetween 1911 and 1915, they now offerextra-high ceilings, private outdoor areas,upper level mezzanines and indoor parking.

The historic quality of the three buildingsis maintained through replication of originalwidows and masonry details. Every detailattempts to restore the original character ofthe exterior to its original configurationwhile also providing a comfortable andinviting image for the new residential use.The newly sandblasted heavy timber andmasonry interior construction complimentsthe spacious loft environment of eachdwelling. Individual units contain a Kitchenand Bathroom core while a number of unitstake advantage of steel balconies, interiorcourtyards and second story mezzanines.Common roof decks are provided, givingall residents access to exterior space.

2301–2315 South Michigan Motor Row Historic DistrictAdaptive Reuse and Exterior RehabilitationRecipient: Motor Row Development Corporation

These three buildings are part of the Motor Row District on Chicago’s Near South Side, considered to be the largest intact early “automobile row” in the United States. At its peak, as many as 116 different makes of automobiles were being sold on Motor Row. These three buildings were all designed by the prominent architectural firm of Holabird and Roche—the corner five-story masonry building was constructed in 1911 for the Cadillac Motor Car Company, while the three-story buildings were constructed in 1915 for Alfred Cowles and for the Saxon Automobile Company respectively. The three buildings were vacant when the developer purchased the property and converted the buildings into 52 residential units with interior parking and retail space. The project included extensive masonry repairs, new windows, new storefronts, and rooftop additions, and also preserved a historic rooftop water tank. The Motor Row District was designated a Chicago Landmark on December 13, 2000.

The Kitchen Building TownhomesFt. Sheridan, Illinois

Located in the center of the historicTown of Fort Sheridan, the rehabilitationof six historic buildings into 24 townhomesbrings new life to these previouslyneglected structures. Freedom of spaceand light prevail in the redesignof these utilitarian buildings. Originallydesigned by Holabird & Roche and built as thecooking facilities in support of the adjacentbarracks, they now offer extra-high ceilings,private outdoor areas, three levels of livingspace and indoor parking. All dwellings have twoor three Bedrooms and two and one half Baths.

The historic quality of all six buildingsis maintained through replication of originalwidows and masonry details. The new entryporches employ salvaged brick that matchesthe exiting building’s masonry. Every detailattempts to restore the original character ofthe exterior to its original configurationwhile also providing a comfortable and invitingimage for the new residential use.

Interior Projects

2400 N. Lakeview AvenueChicago, Illinois

Two adjacent condominiumapartments were combined intoa single 2,500 sf residence in aMies Van der Rohe high risebuilding overlooking LincolnPark and Lake Michigan.Primary living spaces areorganized around an internal corecontaining bathrooms, wet barand storage areas. The existingkitchen expands to incorporatea breakfast area within asculptural glass block wall.

The major living areas areoriented towards viewsoverlooking the park andlakefront. Curved soffits andwalls combine with glass blockand lighting highlights toencourage a continuous spatialflow. Primary materials includemarble and white oak flooring,custom millwork, granitecounters and glass block walls.

The Drumlin Managenemt CompanyChicago, Illinois

A 3,500 sf loft space is the setting for the managementoffice of an expressive and adventurous developer. Thespatial composition of a colonnade detailed withsheet metal, roof gutters and intersecting planes of variousheights and angles, establishes a formal axial plan. Privateoffices and conference rooms are located directly offthe main axis, further articulating circulation andoffice zones. Plywood wall paneling in the ConferenceRoom suggests a distinguished atmosphere while respectingthe existing context within the brick and timber enclosure.

Evanston Athletic ClubEvanston, Illinois

The renovation of an existingstorage building in downtownEvanston, Illinois included designof the 35,000 sf EvanstonAthletic Club. Incorporating a10,000 sf Fitness Center, threeAerobic Studios, a four lanelap pool, full service lockerrooms and a rock climbing wall,the project was a challenge toremodel the old buildingfor the new intended use.

The Second Floor rock climbingwall was cut through threeconcrete floors and is 46 feet high.Designed in association withOhlson Lavoie Corporationin Denver, the EAC wasconceived with the intent ofbecoming the flagship facilityfor a growing chain ofChicago area fitness centers.

Sandblasted concrete and masonryinterior structure provides acontrasting framework for thenew construction, complementingthe original character of thebuilding. New specializedmechanical and electrical systemswere installed throughoutfor maximum efficiencyand minimum maintenance.

Kaleidoscope ImagingChicago, Illinois

A creative work environmentwas required for a graphicdesign company’s office spaceat 700 N. Sacramento Blvd.The 24,300 sf office includeson-site design and productionspace in addition to executiveoffices, studios, workshop,presentation and informalemployee gathering areas.

The solution was realized bymeans of collaboration. TheKaleidoscope team workedclosely with us to review severalversions of the challengingprogram. We evaluated sizing,location and organization inorder to deliver a unique andcompelling design that was bothimaginative and functional.

The newly sandblasted heavytimber and masonry interiorstructure compliments thespacious environment. Partitionwalls of various heights, anglesand colors further articulate eacharea. Glass block allows lightto filter into internal rooms.New mechanical and electricalsystems were installed, includingspecialized systems necessary forspray paint booth ventilation.

Residential Interiors

The renovation of a 1,500 sfcondominium in a masonryhigh rise overlooking LincolnPark focuses on definingand articulating sequencesof space within a two bedroom,two bathroom dwelling. Thekitchen acts as a hingeto the plan, linking theentry with the circulationgallery using floor tile, curvedcounters and soffits. The kitchenincorporates a breakfast barthat opens to the steppedwall gallery, giving theperception of expanding spacetowards adjoining rooms.

The living/dining area andadjacent den are conceived asformal rooms, complete with oakchair rail, crown moldings andbuilt-in millwork. The contrastof traditional bedrooms andliving rooms joined by thegallery’s dynamic flowing spacegives each area distinct characterand enlivens the experience ofa compact dwelling. Primarymaterials include oak flooringthroughout, oak trim, quarrytile and glass block.

Two adjacent condominiumapartments in a luxury highrise were combined into asingle 2,500 sf residence.Occupying the southwest cornerof the building, primary concernfocused on reorganizing bothunits into a single unifiedconfiguration. A formalcolonnade links the foyer withthe main living area, establishinga visual connection along themajor circulation spine.The result is a continuousspatial flow balanced by therhythm of the colonnade.

Primary materials include woodflooring with inset marble andcarpet, custom millworkcabinets, wood trim anddecorative plaster soffits.
