• We found that this project was too risky! Here are some of the risks that we wanted to avoid.– Construction schedule is only 16 months– All old piles may have not been removed properly, so

contractors should suspect problems driving piles– Liquidated damages = $1,000/day– Contractors have to have Builders Risk insurance

instead of owner– #1 risk is having to fight the Atlantic Ocean the entire

duration of the project!!!

• Copper Beech Phase II• We started monitoring on January 26. • On the side closest to campus they had started

framing on nine buildings. • Plumbing and electrical had started on the few that

were finished framing and vinyl siding was being installed.

• On the other side, the footings had already been poured but no fine grading had been done.
