RULE 1 - ELIGIBILITY

To qualify for Homeowner all dwellings (Preferred Form 5, Forms 3; 8, & Classic) must have gable or hip type roof (no flat roofs) and must have continuous masonry foundations. See roof replacement eligibility

requirements in the Underwriting section, page 10. Preferred Form 5: Dwelling must be built 1965 or newer and must have a central heating system.

Fireplace or insert only. No other wood heating system allowed (outside units heating water for dwelling heat are acceptable). You cannot write coverage on any risk in Class 10. Minimum limit of coverage is $120,000.

Form 3: Dwelling must be built 1965 or newer and must have a central heating system. Minimum limit of coverage is $80,000.

Form 8 & Classic: Updates required for pre-1965 homes.

Electrical – Must be fully rewired, if not, refer to underwriting Plumbing – Copper or plastic required, some galvanized accepted Heating – Does not have to have Central.

Valuation Form 8 – Insurable value written at market value. Minimum limit of coverage is $50,000 Classic – Insurable value written at replacement. Minimum limit of coverage is $80,000.

Renter Form 4 – HO4:

Contents coverage may be written on contents in the following: 1) dwelling 2) mobile home

3) apartment house Do NOT write in the following: 1) fraternity house

2) sorority house 3) commercial structure, unless Barton has the commercial coverage

College students are acceptable if Barton has supporting coverage. Minimum limit of coverage is $15,000.

Form 6 Condo: Two rating categories: (1) 1960 and newer or (2) Pre-1960

Should be owner’s primary residence. If rented or used as a seasonal, see the Rental or Seasonal section.

Minimum limit of coverage is $30,000. 1.1 OWNER OCCUPIED

A policy may be issued to an owner-occupant of a dwelling used only for private residential purposes and occupied by no more than four families and no more than two boarders or roomers per family.

1.4 DWELLING UNDER CONSTRUCTION

A policy may be issued to cover the interest of the intended owner-occupant of a dwelling under construction. See Underwriting page 9.

1.6 UNDERWRITER APPROVAL REQUIRED ON THE FOLLOWING

(1) Applicant that has plead guilty or been convicted of a felony.

(2) Any dwelling where the roof covering is slate, asbestos, concrete or any non-standard

material. We will accept the risk, given these roof coverings, if the insured will agree to a

roof exclusion.

(3) Risks with unfenced in-ground swimming pools.

1.7 CLAIM UNDERWRITING

The following are guidelines concerning claims history and acceptability. Each applicant and claim scenario is different, so the underwriter will review the entire account and the type of claim or claims to evaluate acceptability.

NO-PAY CLAIMS: Generally no-pay claims are treated as a paid claim.

SINGULAR RISK: 2 claims in 3 years or 3 claims in 5 years would disqualify a risk.

If there are more than 2 fire claims in the last 5 years, regardless of the number of properties, the risk will be declined.

RULE 2 - PROGRAM DESCRIPTION

The following is a general description of the coverages provided by the Homeowner forms. The policy forms

state the complete conditions. 2.1 SECTION 1 COVERAGES - PROPERTY (MANDATORY): MINIMUM LIMITS

Coverage A - Residence Coverage B - Related Private Structures, 10% of Coverage A

Coverage C - Personal Property, 50% of Coverage A Coverage D - Additional Living Expense, 10% of Coverage A

Forms 3, 8 and Classic cover the residence, private structures and additional living expense against all physical loss, with certain exceptions. Personal Property is covered for the perils shown on Form

4 below.

Preferred Form 5 covers the residence, private structures, personal property, and additional living expense against all physical loss, with certain exceptions.

Form 4 covers personal property and additional living expense against losses resulting from the perils indicated below.

2.2 SECTION II COVERAGES - LIABILITY (MANDATORY) Personal Liability - Pays on behalf of the insured for damages due to bodily injury or property

damage caused by an occurrence related to the insured's premises or personal activities.

Personal Liability $100,000 each occurrence

Medical Payments to others $1,000 each person/$25,000 ea. accident

RULE 3 - POLICYWRITING INSTRUCTIONS

3.2 ANNUAL TERM policies are written for a one year term. Rates are subject to change at

anniversary.

3.5 ADDITIONAL INTERESTS

The policy may cover the interests of additional owners at no additional premium. This coverage

is limited to the building and premises liability.

3.7 RESTRICTION OF COVERAGE

If a policy would not be issued because of unusual exposures, the applicant may request a

restriction of coverage at no reduction of premium. The request, signed by the applicant, must be

referred to the Company. 3.8 CANCELLATION OR REDUCTIONS IN LIMITS OF LIABILITY OR COVERAGES

Mandatory coverages may not be cancelled unless the entire policy is cancelled. If the policy or

non-mandatory coverages are cancelled or the amount of insurance is reduced, return premium is computed on a pro-rata basis.

RULE 4 - PREMIUM DETERMINATION Annual premiums and rates are shown in the rate pages. The basic policy premiums are for property and

liability coverages. LIABILITY COVERAGE FOR THE FOLLOWING EXPOSURES ARE REQUIRED IF THEY EXIST: (The additional

premium is shown in the rate pages.)

All additional or secondary residence premises where the named insured or spouse maintains a residence other than business or farm properties.

All residence employees of the named insured or spouse not covered or not required to be covered by Workers' Compensation Insurance. A charge is required for residence

employees in excess of two. Incidental office, professional, private school or studio occupancies by the named

insured on residential premises of the named insured.

RULE 6 - PREMIUM MODIFICATIONS

6.1 PROTECTIVE DEVICES

Premium credits are available in the rate pages for approved and properly maintained

central station burglary and/or fire alarm and sprinkler systems.

RULE 7 - OPTIONAL SECTION I PERSONAL PROPERTY COVERAGES 7.4 RELATED PRIVATE STRUCTURES

7.4.1 Increased Limits - An additional amount of insurance may be written on a specific private

structure at the additional premium shown in the rate pages. The amount of coverage purchased shall not increase the coverage B limit. The amount purchased is the only amount applicable to specific structures.

7.5 PERSONAL PROPERTY

7.5.1 Increased Limit - The Coverage C limit of liability may be increased at the additional premium shown in the rate pages.

7.6 REPLACEMENT VALUE - PERSONAL PROPERTY

Personal property may be insured for replacement value at the additional charge shown in the rate pages. Replacement cost is included for personal property in the Preferred program.

7.13 REFRIGERATED FOOD PRODUCTS

Coverage is included for loss or damage to food products contained in a freezer or refrigerated unit. $500.00 limit.

7.14 ADDITIONAL LIVING EXPENSES

Coverage D may be increased at the additional premium shown in the rate pages. Show limit on declarations page.

RULE 8 - OPTIONAL SECTION II LIABILITY COVERAGES All mandatory or optional Section II Coverages must be written at the same limit.

8.1 ADDITIONAL RESIDENCE PREMISES - RENTED TO OTHERS

Generally extension of liability is not allowed. Liability must be written on the same policy insuring the rental or seasonal dwelling. Special exceptions will be allowed.

8.4 BUSINESS ACTIVITIES

Coverage may be provided for the liability of an insured arising out of business activities, other than a business of which the insured is sole owner or a partner, at the additional premium shown in the

rate pages. Classify as shown below, and apply the charges to each person insured.

CLASSIFICATIONS:

8.4.4 Teachers - Athletic, laboratory, manual training, physical training and swimming instruction, excluding liability for corporal punishment of pupils.

8.4.5 Teachers - Not otherwise classified, excluding liability for corporal punishment of pupils.

8.4.6 Teachers - Liability for corporal punishment of pupils. Additional premium for this coverage must be added to the premium for classification 8.4.4 or 8.4.5.

OCCUPATIONS NOT OTHERWISE CLASSIFIED - REFER TO COMPANY.

8.6 OWNED SNOWMOBILES AND ATV - OFF PREMISES Coverage may be provided for each snowmobile or ATV owned by an insured residing in the named

insured's household at the premium shown in the rate pages.

8.7 OUTBOARD MOTORS AND WATERCRAFT Coverage may be provided for watercraft not covered by the policy at the premiums shown in the

rate pages. For rating purposes, combine the horsepower of all outboard motors used together with

any single watercraft owned by the insured.

Sailboats 26 to 40 feet inclusive equipped with auxiliary power are classed as inboard motor boats.

8.8 PERSONAL INJURY

Coverage may be provided for the named insured's legal liability resulting from the false arrest, libel, slander or invasion of privacy of another. The additional premium is shown in the rate pages.

Our HO forms provide a limited amount of coverage for the increased cost that results from the enforcement of a code, ordinance, or law that regulates the construction, repair, replacement, or demolition of property following a covered loss. 10% of Coverage A is included. The increases shown

on the chart below are increases outside Coverage A.

MANDATORY COVERAGES The following mandatory coverage applies to all Homeowner policies:

Family Cyber Protection ($26 annual premium):

Provides a $15,000 aggregate limit with a $1,000 deductible for the following coverages: Online

Extortion, Social Engineering, Cyber Bullying, Identity Theft, System Compromise, Internet Clean Up, and Breach Costs. Excludes activities related to a home-based business.

The following mandatory coverage applies to all Homeowner policies except Form 4 and Condo:

Service Line Enhancement Endorsements ($20 annual premium): Provides coverage for damage to underground service lines as a result of a covered failure (covered

cause of loss includes wear and tear of line). Coverage is limited to the dwelling.
