1. Introduction
We are SECO Group. Through certification, technical inspection services and
advisory, we, SECO, contribute to improve safety, reduce risk and optimise
solutions for our partners in their construction projects – buildings and infra-
structure.
For 80 years, owners, investors, architects, engineers, developers and proper-
ty managers have been relying on our expert services to acquire, develop,
build, maintain and manage infrastructure and real estate property. From our
operations in the Benelux region initially, we have grown to become a compa-
ny that offers customer support worldwide.
In order to strengthen our European presence, SECO Group has to function
as a coherent company with a clear identity and one brand. To really become
one brand and raise our brand awareness, we have developed a new com-
prehensive set of guidelines. These guidelines are the core element of our
company’s outward identification and determine the visual appearance to-
wards everybody working in the company, our customers, their clients and all
involved market parties.
Following these guidelines has many advantages for ourselves and our busi-
ness: we will be recognised as one brand all over the world, our marketing
and sales activities will be more powerful, and our brand image will be aligned
both inside and outside the company.
We strongly believe that all our efforts will definitely contribute to the promo-
tion of our company, our image and our brand.

Calibri is a humanist sans-serif typeface family
In some cases, it is difficult to use the official typeface Myriad Pro as
it is subject to licenses. In these cases Calibri should be used, mainly for
internally generated administrative and commercial documents such as
contracts, quotations, reports, etc…
In Microsoft Office 2007, it replaced Times New Roman as the default
typeface in Word and replaced Arial as the default in PowerPoint, Excel,
Outlook, and WordPad. It continues to be the default in Microsoft Office
2010, 2013 and 2016, and it is now the default font in Office for Mac 2016.
A subtly rounded design, with a warm and soft character.

SECO’s Intervention
Given the technical complexity of the facade concept, SECO was asked to carry out the technical inspection of thedesign of the facades (amount of works: €5.000.000) and the technical supervision of the supplier.
The concept of the double facade was designed and realized for the individual buildings. The 1,6m wide interiorspace of the double facade interior space serves as a sophisticated air exchange system (displacement ventilation)which reduces the cooling needs, by evacuating the 'warm exhaust air' from the building towards the outside, andfilters the air. This reduces air conditioning costs for the building complex.
The outer facade consists in a steel substructure forming a diamond grid. The steel profiles are fixed at the innerfacade by means of cantilever arms. For access and maintenance purposes, catwalks grids gratings were installedat all floor levels. Over the whole facade, stainless steel cables were stretched at the outside of the steel profiles.These cables were fixed with cast elements in stainless steel. Cast stainless steel spiders holding the glass panelswere installed on the cables. The weather sealing of the joints was finished with silicone.

Project
The project consists in the construction of a new 8.500m²
office building. The project will accommodate additional
design capacity, currently located in the castle of Seraing.
The construction fits in the urban (re)development of the
city center of Seraing which has a long industrial history.
The new building is build adjacent to the castle on the place
of the old production workshops, that will be partially
preserved.
The building has an important cantilever of 2.000m²
allocated on the 3 levels. This structure is made of 3 main
steel trusses supported by a main cantilever one fixed in a
big concrete post-tensioned concrete wall.
Assignment
SECO’s assignment consists in:
Technical inspection of closed main fabric (design
review and follow-up of the works on site).
Guidance on facade works including thermal
management and airflow within the double skin curtain
wall.

• Er wordt eveneens rekening gehouden met de opvatting van de aërolische – en hydraulische installaties, het rendement van de warmte producerende eenheden, de verlichting en de manier van uitbating van de installaties.
• Voorstellen ter zake (kwalitatief).
2.3 Regelgeving met betrekking tot de veiligheid van personen (veiligheid van personen, toegankelijkheid), de voorschriften van de brandweer en de wettelijk verplichte controles
De aanwezigheid van volgende documenten wordt gecontroleerd:
- rapporten van de brandweer, - inspectierapporten wettelijk verplichte inspecties,
- inspectierapporten mbt aanwezigheid asbest, - analyserapporten mbt legionella bacterieën in HVAC en sanitaire installaties, - rapporten mbt de aanwezigheid van CFC’s en HCFC’s in koelelementen, brandblusinstallaties, …
In een tweede fase, kan de inhoud zelf van deze documenten getoetst de regelgeving ter zake en verantwoord beleid in het algemeen, gevolgd door een actieplan.
In dit geval-‐ bestaat onze opdracht uit:
- analyse van de rapporten van de brandweer,
- controle van de wettelijke verplichte inspectierapporten , - controle van de inspectierapporten mbt asbest met eventueel identificatie van maatregelen,
bijkomende onderzoeken, …
- analyse van legionella bacterieën in HVAC en sanitaire installaties, - identificatie van de aanwezigheid van CFC’s en HCFC’s in koelelementen, brandblusinstallaties, …
Opmerking: een asbest inventaris of onderzoek naar milieuvervuiling is niet inbegrepen in onze opdracht.
2.4 Conformiteit met wettelijke voorschriften
De aanwezigheid van volgende documenten wordt gecontroleerd

Our team of around 300 people includes some 200 engineers and can make you benefit from our extensive
experience in the field of civil works and marine infrastructure.
In our reference list (added), you will notice several projects in the ports of Antwerp, Rotterdam and Zeebrugge but
also in Uruguay (LNG terminal with GDF Suez), Togo (MSC), Turkey (Port of Asyaport), KSA (Manifa oilfield with
Aramco), Mozambique (Port of Mocimboa de Praia) or the Baltic Sea (offshore wind parks with EON, ENBW and
ENRON among the principals). “Wet works” are one of our main lines as confirmed recently by awarding to SECO
the assignment of the design review and technical inspection for the Oosterweel project (Antwerp ring road). This
project, with value of works to inspect in height of 3,5 bio €, mainly consists in immersed tunnels under docks of the
port of Antwerp, the Albert Canal and the river Scheldt.
Included in our presentation file (attached) you will find our method statement for a complete assignment (design
checking and execution inspection). We would like to draw you attention to the following points:
1. our approach is aimed at adding value to your project, by proactively detect possible shortcomings and suggest
alternatives and corrective actions,
2. our project team is typically headed by a project manager and consists of specialist engineers. Such project

Onze opdracht van de technische beoordeling betreft de stabiliteit en het goed tienjarig gedrag van de werken van burgerlijke bouwkunde/ gesloten ruwbouw/... in hun normale gebruikstoestand in finale fase.
Concreet omvat de technische controle o.m. het nazicht van de lastenboeken, rekennota’s, basishypothesen, de interpretaties van de grondsonderingen, algemene en gedetailleerde plans en technische fiches.
De controle van de uitvoering van de werken omvat o.m. de controle op het eerbiedigen van de plans en de regels der kunst aan de hand van werfbezoeken.
Het uitvoeren van de technische controle van de studie en de uitvoering der werken laat het onderschrijven van een tienjarige verzekering mogelijk.

Change To use a common statement, our construction world is changing. Certainly not in the disruptive manner seen in other industries but change has become the default setting, in our industry too.
Digital information exchange platforms and dynamic modelling software are com- monly used nowadays. In a few years Building Information Modelling will be common practice and why would design not be assisted or even taken over by artifi cial intelli- gence. This is all just a matter of time.
These tools will off er fantastic opportunities to assist architects and designers in giving shape to their creative ideas and to answer global challenges.
Challenges Authorities worldwide are looking for solutions to reduce their environmental impact whilst respecting the ambitions of mankind to improve their material lives. Smart cities, smart grids etc., are the new buzz words. We are looking to reduce our impact through a circular organization of our economy and by sharing resources.
All these concerns are shared by the construction industry as infrastructure and buildings have a huge impact on energy consumption of energy and the use of natural resources.
Opportunities Due to its size, the construction industry off ers great opportunities to contribute. New materials and technologies along with new processes can enhance quality of life and reduce environmental eff ects. Passive buildings, timber frame constructions, timber façade systems, decentralized energy production … are all parts of this puzzle. With their own technical issues, by themselves and through their interaction with each other and other components such as technical installations.

De vastgoedmarkt kenmerkt zich door eerder moeilijke omstandigheden: gunningbeleid bij de overheid, strengere regelgeving, koopkracht, kredietverlening voor particulieren … om er maar enkele te noemen.
U diversifi eert, U boort nieuwe segmenten aan, U wordt selectiever in de keuze van uw projecten. En van uw partners! Een van deze mogelijke partners, SECO, geen onbekende in de sector van Bouw en Vastgoed, laat U bovendien toe zich te onderscheiden.
Hoe kunnen we dit samen met U doen?
Uw behoeften zijn specifi ek en elke project is anders.Om U te ondersteunen in uw streven naar kwaliteit,heeft SECO, specifi ek voor de residentiële markt,een nieuwe formule ontwikkeld. Vanuit onze ruimeervaring hebben we een duidelijk zicht op welke dekritische elementen zijn in uw project. De klassiekers zijn natuurlijk de funderingen, de ondergrondse par-kings, gevels, dakbekleding, … Maar ook vereisten op het vlak van energieverbruik, maken isolatie en venti-latie tot aandachtspunten. Deze checken we via ge-richte controles van studies en uitvoering onder onslabel “Technical inspection”. Met een eenvoudige en heldere rapportering, inclusief een ter plaatse op-gemaakte fotoreportage, wordt u op de hoogte gehou-den van de kwaliteit van uw project. In een oogopslag, zodat U snel kunt bijsturen.
Bent U ontwikkelaar, dan biedt SECO U nu bovendiende mogelijkheid om uw aandacht voor kwaliteit tevisualiseren naar uw klanten toe via het bijhorende SECO label “Technical inspection”. Door het aanbren-gen van een plaat SECO “Technical inspection”, op het gebouw, levert U het bewijs dat U kwaliteit hoog in het vaandel draagt en dat uw project door professio-nals werd geborgd.Desgewenst biedt deze controlede mogelijkheid uw project teverzekeren.
Bent U aannemer, dan kunt U uw samenwerking met SECO op het vlak van kwaliteit ook op een meer ge-structureerde manier vorm geven. Vanuit onze activi-teit van certifi ëring en gebaseerd op onze expertise,kunnen wij U advies verlenen bij het op punt zetten van uw kwaliteitssysteem.
Hierbij kunnen we de noden van uw organisatie of de voor U relevante kritische punten met U in kaart bren-gen en de aangepaste controles in uw processen inte-greren. Als auditor met perfecte kennis van de bouw, zowel processen als materialen, kunnen we een blij-vende opvolging verzekeren.

Natuurlijk blijft SECO daarnaast ook trouw aan zijn uit-
gebreide rol als technisch controlebureau. Dit garan-
deert niet alleen de duurzaamheid van uw project (en
biedt aldus uiteraard toegang tot de decennale – tien-
jarige verzekering) maar houdt ook een verregaande be-
geleiding in tijdens ontwerp, uitvoering en bij de keuze
van materialen. Deze uitgebreide dienstverlening,
“Technical opinion” dekt ook de voorlopige fases
van de bouw, bepaalde optimaliseringen, analyse van
variantes, … Zelfs het lastenboek, kan, op vraag, tegen
het licht gehouden worden. Doorgaans schakelt SECO
