REPORT

Health Care space is a stand-alone category that

does not impact the statistical data contained in

this report. It shows the significant impact that

Health Care space has on Saint Paul and the Central

Business District.

The Health Care space category includes 26

buildings and 4,478,079 square feet. Four of these

buildings – Gallery Professional Building, Gallery

Towers, Capitol Professional Office Building, and

the American Red Cross St. Paul Area Blood

Donation Center – are included in other categories

of this report because they provide office space.

Health Care space has gained 1,184,380 square feet

from 2007 (the first year it was recorded in this

report) to 2011. The gains are the result of building

expansions, renovations, and the addition of new

buildings to the report.

The following notable Health Care projects are

recently completed:

• Gillette Children’s Specialty Healthcare, 205

University Avenue East. This facility opened a

52,000-square-foot patient care building in

January 2011. It features expanded waiting areas

and clinical space for rehabilitation therapies and

motion analysis testing. The building is

connected by skyway to Gillette’s hospital and

clinic at 200 University Avenue East.

• Sky Tower, 333 North Smith Avenue. This newly

completed patient care tower is a joint venture

of Children’s Hospital, which owns the top four

flours, and United Hospital, which owns the

bottom two floors of the tower. The Children’s

Hospital space includes operating rooms, private

patient rooms, an expanded emergency room,

and a new entrance. United is using its space for

an emergency department and future expansion

opportunities. The tower contains 230,854

square feet.

• St. Joseph’s Hospital, 69 West Exchange Street.

The hospital reported 603,000 square feet this

year, which is 77,000 fewer square feet than last

year, due to the demolition of its north wing. St.

Joseph’s is expanding its emergency department

by 23,000 and adding parking spaces, a $13

million project.

Bill Thurmes, Chair Greater Saint Paul BOMA Board of Directors

Greater Saint Paul BOMA has many strengths. We are very fortunate to have the staff that has the vision and dedication to make the organization great as well as an ever growing membership of business professionals. An area that does not get enough recognition though is the never ending work of our committees. So with that in mind I felt the urge to capture my inner David Letterman and

give you a Top Ten list of why you should join one of our many committees.

10) It is a great networking opportunity.

9) Volunteering for a committee is tax deductible under Obamacare.

8) You can only make Greater Saint Paul BOMA better by participating.

7) The Committee Chairs have no idea what they are doing and need your help.

6) Committees are laying the foundation for the organization, and it is your opportunity to keep us on the cutting edge.

5) The hours may be long, but at least you are not getting paid.

4) Each committee makes Greater Saint Paul BOMA better.

3) Bill Thurmes Chairs this organization? I better get on a committee to starting fixing things now.

2) You are not on a committee? Why not?

And the number one reason for joining a committee is (drumroll)…

1) Joe Spartz is willing to personally wash your car if you join a committee.

RRT Newport Resource Recovery Facility Tour

Resource Recovery Technologies (RRT) is based in Min-nesota and operates 2 facilities in the Twin Cities Metro Area. As the Midwest’s largest processor of waste ma-terials, they provide sustainable and cost-efficient fuel from municipal solid waste.

RRT relies on their partnerships with local governments, waste haulers and their unique processing capabilities to breathe new life into everyday waste. RRT’s positive alternatives to traditional waste disposal means that ap-proximately 400,000 tons of Metro Area waste is used to create energy, rather than going to a landfill.

• RRT turns Municipal Solid Waste into energy through our unique, high-tech recovery processes.

• Through this recovery process, RRT also recycles more than 20,000 tons of metals each year

Doug Germain who is a Transportation Specialist for the plant in Newport has been with the company for 25 years. He will answer our questions and be in charge of the video presentation of the plant. Space is limited to 40, so get your reservation in now.

Commercial Real Estate Professionals who own or manage office buildings have a responsibility to their tenants to be prepared to respond appropriately to a crisis. Lives depend on it, businesses depend on it, and property values depend on it. We need to be prepared! In June 2014, police, fire and SWAT teams came together in various exercises to practice their joint response to crisis scenarios. BOMA members in Minneapolis and St. Paul took part in these exercises to observe potential crisis situations in a live setting. They want to share both the experience and lessons learned with YOU. BOMA Greater Minneapolis and St. Paul BOMA are pleased to present this joint seminar - Crisis: Lessons Learned. Together, let’s strengthen the partnership between BOMA members and responding agencies in order to save lives, businesses, and our properties.

24th Annual Products & Services Expo

Balancing the fine line between Public and Private properties; Who has the final word?

When someone comes into your building, who has the say in whether they can stay if they don’t have business to attend to? What if there are groups congregating in the skyways? What are your rights as a property manager and security manager? When do you need to get the public sector involved and what can they do? City Attorney, Sara Grewing and SPPD Sr. Commander David Mathison will join us on Wednesday, October 22nd at 180 E. 5th Street, 2nd floor conference room for a discussion with Property Professionals and will provide information on this timely topic. Cost is $20.00 for members and $30.00 for non-members. One hour of Continuing Education is pending approval. Call 651-291-8888 to register.

• A ribbon cutting ceremony was recently held at Alliance Bank Center for their new tenant “Redpath & Company” who opened their doors on the 14th floor on September 2nd. Redpath & Company, previously known as HLB Tautges Redpath, is an accounting firm established in 1971 that maintains offices in White Bear Lake, Fargo, and now St. Paul. In attendance at the ribbon was Mayor Chris Coleman who stated “Redpath & Company joins the ranks of St. Paul employers, large and small, who value being in the heart of the urban core and accessing the amenities offered in our downtown. I’m excited to welcome their headquarters as part of our city and part of the momentum and economic growth in St. Paul.” Redpath & Company is the largest accounting firm in St. Paul and hopes to move all of its Minnesota operations to downtown St. Paul in the near future.

• The Bill Buth Scholarship program is looking for funding. If you would like to contribute and help sponsor more scholarships, please contact Denise at the BOMA office for details.

Each month Greater Saint Paul BOMA will highlight a BOMA member. If you would like us to feature you and your company please email [email protected].

BOMA Member Spotlight

Hello fellow BOMA members! Well, here goes… the story of my life in 500 words or less!

You may or may not know that I was born, a long, long time ago, in that beautiful city by the lake…Duluth! I am the oldest of five children; I have one sister and three brothers. My entire family lives in the West now, in Boise and Portland. We grew up loving and playing in the great North Country doing such things as skiing, snowmobiling, boating, swimming, fishing, waterskiing, and spending lots of time at our family cabin in Ontario, Canada. My grandfather and father were pioneers of the snowmobile business, having one of the first Bombardier distributorships in the Midwest. My grandfather was an entrepreneur at heart; he never even finished high school! He also started a miniature Christmas tree business called Halvorson Trees…look them up online…and an FBO (fixed base operation) at the Duluth airport. Both he and my dad had their pilot’s licenses and we traveled extensively in the US, Canada and the Caribbean. It was a good childhood and there were many fun times with a tightly knit family.

While attending college at UMD, I met my husband at my first job working in a ski shop…he was actually the one that hired me. We got married and three years later welcomed our 1st child, son Erik. In 1988 we moved to the Twin Cities

and had child #2, our daughter Laura. Erik is now 31 (I told you I was born long, long ago!) and is a Business Specialist at Wells Fargo Bank in White Bear Lake. Laura is 23 and is working on her degree in Family Social Sciences at the U of M. Oh, I can’t forget we also have a loving 12 year old yellow lab, Kali! In 2010, my husband of 30 years lost a 10 year battle with leukemia. My kids and I have managed to pick up the pieces and go about our lives, but they will never be quite the same.

My early career was in retail, where I eventually became a clothing buyer and store manager for a couple different specialty stores. I got into commercial property management in the 90’s working for Rosedale Center. From there I was lured into the office sector where I’ve hung my hat ever since. I am so blessed to have met some of the most awesome people through my membership in BOMA and have established many great friendships! I have made the most of the many volunteer opportunities that have come my way and found it to be one of my callings. Besides BOMA, I have been actively involved with AEON, the Angel Foundation, Serving Our Troops, Unseen Angels, Eagle Brook Church, and the Leukemia Society’s Team in Training, to name a few! Other than that, I enjoy skiing, and try to make an annual trek to the mountains. I am an avid concert go-er, I love all kinds of music! I like going to estate sales, (make that all kinds of sales!), and have a small space in a local antique shop. I enjoy motorcycle riding and got my endorsement last summer. I also like to work out and spend time with friends whenever possible.

SHAWN WISKI Property ManagerSecurity National PropertiesAlliance Bank Center

Department of Commerce Looking for Volunteers The Department of Commerce will be reviewing the state salesperson and broker examinations at the end of next month (October 29 or 30) and will be relying in part on voluntary as-sistance from subject matter experts who typically come from the ranks of our members. The real estate license examina-tions have benefited greatly from the knowledgeable advice provided by our members over the years.

The Department of Commerce periodically works with the prelicense examination provider to review the questions on each test to ensure that they remain up-to-date, clearly word-ed, and appropriate for measuring the knowledge required to work in the field. The review meeting will likely take a full day. Continuing education credit is offered. A separate half-day meeting to review our prelicense abstract-er examination will also take place on either October 29 or 30. If you are interested or know of any licensed abstracters who might be willing to serve as subject matter experts for that review, please contact Joe Spartz.
