Phase 1 planning

Interior layouts and designs are created to satisfy the owner and operator’s requirement and recommendations. RYA provides an overall evaluation and defines the functional criteria as a basic for the development and implentation of the interior design, project schedule, and furnishings, fixtures and equipment budgets. Services provided during this Phase include:

• Project Research• Program And Schedule Comfirmation• Room Analysis• Overall Space Planning

Phase 2 concept

RYA develops preliminary plans, elevations, sections, material and furniture selections, and interior sketches that identify and establish the basic design direction. Estimated costs of implementing the interior design concept are coordinated with the purchasing agent. Services provided during Phase Two include:

• Development Of Interior Design Imagery• Presentation Of Colors And Materials• FF&E Budget Review

Phase 3 design development

Through the development of sketches and Auto CAD documentation, RYA provides sufficient information for the architect, mechnical, electrical, and plumbing conslutants to incorporate the interior design information into their construction documents and specifications. The documents provided include:

• Furniture Plans• Floor Covering Plans• Reflected Ceiling Plans• Interior Elevations• Interior Details• Electrical/Mechanical Location Plan

Phase 4 interior design documentation

RYA produces a final set of FF&E drawings and specifications which provide the basic for bid documents, product samples, shop drawing, and purchase orders. Documents provided during this Phase include:

• Material Refence Specifications• Fixture Detail (Millwork) Drawings• Furnishing Specifications• Miscellaneous Decorative Details• Model Room Documentation

Phase 5 bidding & negotiation

RYA works with the purchasing agent, contractors and manufacturers in reviewing bids, assisting in the negotiations, and making reasonable adjustment in order to meet budgets. Services provided during this Phase include:

• Assistance in evaluation of pricing• Documentation of budget required design revisions• Coordination with architects and other consultants• Minor adjustment due to field variations

Phase 6 design implementation

During phase six, periodic visits to the project site ensure that the work it is being performed in accordance with RYA’s documents, specifications and design concepts. Services provided during this Phase also include:
