Heir

n. Anyone who acquires property upon someone’s death which is based upon the rules of descent and distribution. An heir cannot be identified until the person leaving the property dies because the heir apparent may pass away first. Upon adoption, a legally adopted child gains the right to be an heir as if he/she were the natural child of the adoptive parent or parents.

Inheritance

n. The money and/or property received upon a relative's death due to the laws of descent and distribution even when a will does not exist. Commonly, the term "inheritance" refers to anything received from an estate of someone who has died.
