Financial markets are and remain volatile. Returns in shares, bonds, raw materials and growth markets were under great pressure in the past two quarters, and this volatility will continue for some time.

However, institutional inves-tors are further diversifying in property and infrastructure in order to get the required yields from their investment portfolios. The strongly increasing demand for high-quality projects in stable markets with positive economic and population growth leads to further downward pressure on the yields.

Ghelamco is very well positioned in that respect. According to the World Cities Research Network, Warsaw is considered an alpha city, like Washington DC and Zurich, as the city is the main metropolis of Eastern Europe and provides a link to other economic regions in the world.

In spite of the excess supply in the office market in Warsaw, there is much demand from blue chip multinationals for office space in the iconic Warsaw Spire. More than 72% has been let and an-other 20% is under negotiation - and that 7 months before its completion! A success story that would be hard to equal.

As the Spire is one of the biggest Belgian investment projects in Central Eastern Europe, with an investment value of more than €300 million, and Ghelamco is the market leader in the new office market in Poland, the King gave a prominent place in his diary to an extensive visit to the Spire during his recent state visit to Poland.

Geert Bourgeois, the Flemish Minister-President, drew the at-tention to the unique architectural style as well as the innovative and sustainable world class of Ghelamco's property develop-ment during his speech.

In fact, during the state visit Ghelamco signed a cooperation agreement with the top management of Samsung Headquarters as a technology partner for smart buildings and cities.

Ghelamco is continuing its growth in Poland with new projects like Wołoska 24 and Plac Vogla, but it is also de-veloping due to the demand of lessees in other Polish cities.

The "PWC Europe Trends in Real Estate 2015" study claims that Warsaw is still offering good opportunities because of its strong growth in popula-

tion. The study also points out the growth of other Polish cities, due to the strong demand of lessees.

In the rest of Eastern and Central Europe, Ghelamco is only active in logistics. Marie-Julie Gheysens and Chris Dryden, the Managing Director of Ghelamco Russia, together received the "Best Industrial Development Russia" Award from International Property Awards in London. Ghelamco received this honour be-cause of its technological innovation in logistics, as well as the high occupancy rate by lessees with world-class construction standards.

In Belgium, the development of the Tribeca reconversion and urbanization project is gaining momentum, and the Blue Towers still attract new top lessees.

Ghelamco is continuing its zest for innovation in the office market with its creation of a MeetDistrict® in the Ghelamco Arena. “Workplace management” and "the office as a service" are also part of Ghelamco's core strategy. The concept initially addresses the Y generation of young, dynamic restarters who want a flexible office package with a full fit-out, the best on-demand technology and meeting facilities, and this by means of automatic payment via a unique application.

THE K ING OF THE BELGIA NS V IS ITED WARSAW SPIRE

The visit of the King of the Belgians to Ghelamco’s project is a part of the official State Visit of Their Majesties the King and the Queen of the Belgians to the Republic of Poland and provides an opportunity to

summarize and discuss further opportunities for economic cooperation between Poland and Belgium.

On October 13th, 2015 the King of the Belgians Philippe visited the investment of Ghelamco – Warsaw Spire, the largest Belgian investment in Poland.

Warsaw Spire hosted a photographic exhibition “Belgian projects on the Polish real estate market and the construction industry since 1989” which presented the investments of 23 Belgian companies operating in Poland.

The exhibition was organized by the representatives of Investment & Trade of Flanders, Wallonia and Brussels at

the Embassy of Belgium, the Belgian Chamber of Commerce and Ghelamco to present 23 Belgian companies successfully operating in Poland.

During the visit at Warsaw Spire’s construction site, the King of the Belgians was accompanied by Didier Reynders, Vice Premier and Minister of Foreign Affairs, Rudi Vervoort, Minister-President of the Brussels-Capital Region, Geert Bourgeois, Minister-President of the Government of Flanders, Flemish Minister for Foreign Policy, Rudy Demotte,

Minister-President of the Wallonia-Brussels Federation, Paul Magnette, Minister-President of the Walloon Government and Oliver Paasch, Minister-President of the German-speaking Community, as well as Pieter De Crem, Secretary of State for Foreign Trade.

The Warsaw Spire is a flagship example of the sustainability policy that Ghelamco has been implementing for years now. The modern building offers top standards and maximum user comfort, and has a positive effect on the urban surroundings.

The whole site contains multiple innovative and technological-ly pioneering solutions that have never before been used in any office investment in Poland or Belgium, such as double-deck elevators.

Additional features that will be installed in the Warsaw Spire and that illustrate Ghelamco’s sustainability standard include LED lighting and a smart-con-trol Building Automation System. This system will make online computer analysis available on all mechanical and electrical equipment such as ventilation, central heating, air-conditioning, humidity control, lighting, power, security and fire systems.

As a result of these innovative solutions, the building will use 30% less energy than a typical corporate building in Belgium or in Poland, thus significantly reducing the exploitation costs and creating great savings for tenants.

All of Ghelamco’s sustainability efforts have also been recognized by third parties. The Warsaw Spire obtained a certificate for renewable energy from STX Services and the project has been conferred with the prestigious BREEAM certificate and rated “Excellent”.

Besides sustainability, user-friendliness is another key factor. Great attention has been paid to mobility with the same level of comfort for car users, pedestrians and cyclists. The latter will have their own parking spots, as well as locker-rooms and showers, while those coming to work by car will benefit a state-of-the-art underground parking facility that can accommodate 1,300 vehicles.

King Philippe of Belgium paid a visit to the construction site of the European Square (Plac Europejski) where the Warsaw Spire is located, the first public urban square of this scale in post-war history of Warsaw. The project was created by the acknowledged Belgian studio Wirtz International Landscape Architects.

With over 15,000 m2, Plac Europejski will be a car-free zone offering a lot of space for pedestrians in the immediate vicinity of the metro line Rondo Daszynskiego. This urban square is about to be filled with street furniture, greenery and fountains. It will be surrounded by restaurants, cafés and art galleries. There will also be a free-standing restaurant building on the site and a former warehouse will be turned into another original restaurant. Additional features include a viewing platform and an art passage. Numerous types of ornamental trees and shrubs, as well as water elements -a lake, a cascade stream and various sorts of fountains- will contribute to creating a very unique and relaxing atmosphere. The square is bound to become a new meeting spot and a venue for various events. It will be teeming with life long after working hours, harmoniously combining business and public functions. What used to be a desolate area, will turn into an attractive place, ready to be enjoyed by all Warsovians.

SAMSUNG ON SMART BUILDING SOLUTIONS

During the official State Visit of the King and the Queen of Belgium to Poland on the 13th of October 2015, Ghelamco and Samsung signed an important agreement at the Belgian Embassy in Warsaw. Samsung

and Ghelamco will start to work closely together in the field of the development of smart buildings and connected solutions.

Samsung has worldwide the largest R&D centers and has chosen Ghelamco as its partner to develop new smart building technologies and connected solutions. Ghelamco, as a leading developer, strives to implement the newest technologies in its projects to improve continuously the quality of its projects for tenants, visitors, asset/facility managers and residents. The buildings needs to be designed with the proper hardware in order to fulfill the requirements of future tenants by upgrading software and applications. Ghelamco is working towards a system in which new functions can be implemented based on the installed hardware.

Youngmin Lee, Vice President of Samsung and CEO of Samsung R&D Poland (the largest R&D Center of Samsung outside South Korea) and Paul Gheysens, owner of Ghelamco Group, signed the Memorandum of Understanding (MOU) in the presence of the Prime Ministers of the Belgian Regions, Vice Prime Minister and Minister of Economy of Poland, Janusz Piechochinski and many other officials.

After the signing ceremony, its Majesty King Philippe of Belgium congratulat-ed Ghelamco and Samsung with this important agreement.

Office building Wronia 31 will be located at Rondo Daszynskiego, currently the fastest developing area in the Polish capital. With excellent transport links, including a second metro line, and a wide range of office, retail and residential projects, it is set te become Warsaw’s new business and residential quarter.

The new office building will consist of 14 floors, and will create a remarkable landmark in the area.

The project, although it is situated in the close proximity of the Warsaw Spire, will distinguish itself by its interesting form, shape and design. Its tenants will be able to fully enjoy the facilities offered by the European Square including restaurants, cafés and a gym. The open urban space with greenery and fountains will constitute an ideal meeting place after working hours.

Wronia 31 will perfectly complement the offer of the European Square with additional services such as a private kindergarten and a private medical center. Tenants will be able to access these facilities via a separate entrance.

The building was designed according to BREEAM standards. BREEAM stands for the Building Research Establishment Environmental Assessment Method and is a strict, internationally recognized method that sets standards for best practice in sustainable design. It has become the measure to describe envi-ronmental performance of buildings.

In the immediate vicinity of European Square and Warsaw Spire, the construction of another office building has started. Wronia 31 will provide 16,000 sqm of user friendly workspace situated at

one of the most attractive points in Warsaw.

Plac Vogla creates a new concept in the real estate market. With its unique architecture with street character, carefully selected mix of tenants and attractive amenities, Plac Vogla is not only a modern retail center but also a great place for local people to meet and spend time.

Located in the Wilanow District, one of Warsaw’s fastest growing residential districts, the retail center “Plac Vogla” has a catchment area of over 75,000 people.

Plac Vogla has been officially opened on 22th October 2015 and features 5,200 m² within 30 stores: shops, service point, restaurants and cafés.

Ghelamco also contributed to the local infrastructure and modernized the adjacent roundabout of Plac Vogla.

The first of Ghelamco’s retail projects is constituded as a local center for retail and service and is designed as a one-story building with the characteristics of a shopping street.

Plac Vogla is Ghelamco Poland’s first retail project. Ghelamco has opened its Warsaw retail park Plac Vogla, which is located in the Wilanów district.

Wołoska 24 is a new project offering 22,400 m2 of sustainable office space. The building has 11 above-ground and 4 underground floors.

Tenants will almost have 570 parking spaces at their disposal, of which 529 will be situated underground.

The Wołoska 24 building is located in the centre of the Mokotów district.

The building will offer a high fit-out standard including air conditioning, raised floors, suspended ceiling and openable windows. A seperate parking area for cyclists as well as changing rooms and showers will also be provided.

Just like other Ghelamco projects Wołoska 24 is being carried out in line with BREEAM certification specifications.

BREEAM sets the standard for best practice in sustainable building design, construction and operation and has become one of the most comprehensive and widely recognized measures of a building’s environmental performance. It encourages designers, clients and others to think about low carbon and low impact design, minimizing the energy demands required by a building and considering energy efficiency and low carbon technologies.

programme means that the building has officially passed an assessment

for efficient energy consumption, confirming that it surpasses national

legal requirements.’

The Blue Towers, the iconic office towers next to the Ghelamco Arena, reached a leasing level of 90%.

Next to Partena, AG insurance, PWC, companies as Telenet, KPMG, Delaware Consulting and ABB are top tenants that settled at the transparent towers.

Tenants experience the Blue Towers as their ideal base of operations, on the node of the E40 and E17 highways, within a unique living environment with the Ghelamco Arena as central meeting point.

The Blue Towers are the first ‘BREEAM EXCELLENT’ certified sustainable office buildings on the market in Ghent.

In terms of technology, the Blue Towers are a piece of art. High-performance glass that allows a lot of light exposure but filters heat radiation was chosen. Innovative cooling-, heating- and ventilation systems make both towers very energy-efficient and create a nice and healthy workplace, which raises the productivity of its users.

The Tribeca project shall become a fine example of urban development consisting of a successful mix of 29 family homes, 179 trendy apartments, 12 duplexes, 5 lofts and commercial spaces completely surrounded by green. The former office building of the textile factory will be the center of focus and will be converted into beautiful lofts, each with a private garden and patio.

Architecture of this project is of top quality, ecological and sustainable due to the most advanced and environmen-tally friendly technologies. Even green roofs aren’t lacking. The concept is clear: beautiful, comfortable and yet affordable.

The City of Ghent is investing in mobility and in a new city park in the northwest of Ghent, namely “Het Bloemekenspark”. The location of the Tribeca project is ideal: near the water and a park, a good connection to the historical center of Ghent, surrounded by schools, nurseries, shops, supermarkets… In 8 minutes on foot, one reaches the ‘Rabot’, and in 20 minutes one gets to the ‘Gravensteen’ and the pleasant, lively city center.

Ghelamco invests in 2,4 hectares of urban renewal. The project’s focus lies on a residential part with 225 living entities -apartments, houses, duplexes

Furthermore, the present infrastructure makes the site easily accessible.These modern and ecological living entities with their very attractive architecture and the local shops and supermarkets will certainly boost the dynamism of this district.

Special attention is paid to mobility without harming the harmony of the entire site: the supply of the stores by trucks will take place discreetly thanks to the thought-through implantation of this zone. The parking spots for all residents will be located underground.

Even before the beginning of the demolition of the existing buildings, already 25% of the residential entities of phase 1 were sold. There is also a first anchor-tenant for the retail space.

The Ghelamco Arena is much more than a football temple. It evolved into a true “Meeting Place”. Therefore Ghelamco chose this place to develop a new office concept, complementary to the Blue Towers.

The concept, named “MeetDistrict®”, mainly focuses on the Y-generation (25-35 year olds), often dynamic starters who are in need of a flexible workplace because their office needs can change quickly according to their ambitions.

Central focus is co-working and “office as service” in a pleasant, flexible and adapted working environment with a full fit-out and on demand access to all high tech meeting facilities.

Due to collaboration with Prysm, MeetDistrict® can offer the most recent Silicon Valley collaboration technology, as a result of which the latest video conferencing technology becomes available to all users. In addition, an ultramodern auditorium with over 350 seats is provided. These services are financially settled in a very efficient way by means of a unique application allowing one to pay only for the services he strictly needs.

The large central common space creates a feeling of solidarity and boosts the inspiration (MEET). In the office spaces a more serene atmosphere was chosen with a focus on ergonomics and acoustics (RETREAT).
