SoloDesigned specifically for the home worker and installed by

our skilled crew in a matter of days, the Solo contains all

the elements required to successfully work from home. The

Solo is fully insulated, complete with toughened double-

glazing, multi-point locking, lighting, heating, telephone

and data points.

This dedicated and self-contained workspace provides a

private, warm and secure working environment. With its

gentle sloping roof the Solo has a modern, discreet profile

that fits perfectly into even the smallest of gardens.

ShomeraBased on the original design created in 1998, the

Shomera incorporates a double door, a floor to ceiling glazed

corner feature, a desk height opening window and a profiled

tile sheet pitched roof.

Traditional in looks, the Shomera is a particular favourite with

creative people such as artists and writers who enjoy the

separation that it gives from the house. Not only does it

provide a physical space that is not available in the house, it

also creates the psychological advantage of separating work

and home. In the evening, the door can be closed leavingyour creative endeavours behind.

ModernoIn response to clients feedback, the Moderno was designed

in 2004 and is currently the most popular of our products. It

is widely recognised as the most stylish, practical,

contemporary garden room commercially available. An

elegant, modern structure, it achieves the delicate balance

between form and function.

The most striking feature of this product is the metal clad

angled roof fascia, which creates a sleek and sophisticated

look. The considerable roof overhang has a dual function,

providing shelter for the double door entrance and asunscreen for the glazing, preventing glare and overheating

in the summer.

Many of us fantasise about creating a haven in which to

escape the world and theres no better location for it than an

outdoor room in the garden. Your back garden is a private space

and your immediate point of contact with the natural world.

The Moderno provides a place for relaxation and peace, a den

CubernoThe design of the Cuberno draws it inspiration from Le

Corbusier. Its basic shape and form hide the quite technical,

detailed and challenging complexities which need to be

overcome in order to achieve the contemporary look. An

integrated covered deck area merges the outside space and

the inside, providing a visual extension of the space in winter,

and an actual extension for the remainder of the year.

Smart, contemporary sliding doors and floor to ceiling glazing

dissolve the boundaries between indoors and outdoors,

integrating the space with the garden and flooding theinternal space with natural daylight.

FoundationsConcrete is poured into excavated holes intowhich load-bearing steel beams are set. You

will need to provide a site which is clear andlevel, we carry out all the necessarypreparation of the ground.

StructureThe floors, walls and roof are constructedusing advanced timber-frame multi layerstructural insulated panels which are then cladexternally with timber.

Insulation

The floor, walls and roof are packed withglass wool recycled insulation to ensure thatwe meet all current u-values regulations andensure a warm, comfortable environment.

RoofFor the Cuberno, Moderno and Solo range weuse a single ply waterproof but breathablemembrane which is fully adhered to the roofdeck. For the Shomera we use a profiledtilesheet. All roof coverings have the benefitof a 20 year manufacturers warranty.

Green RoofsWe offer the choice of an environmentallyfriendly Sedum planted green roof.

InteriorThe interior walls and ceilings are dry linedwith moisture resistant foil backedplasterboard. This is skim coated to provide asmooth seamless finish ready for decoration.

Floor FinishWe offer a choice of good quality laminate,semi-solid and solid wood floors. All are pre-finished.

DecorationWe can upon request provide you with acompetitive quotation for internal decoration.

Windows and DoorsExceeding current British housing standards,the frames are made from laminated timber.They come with an external grade factorypaint finish. The low energy double-glazinghas an argon filled gap, increasing the

insulation value. Aluminum beads are used atthe vulnerable points to ensure a long life. Themulti-point locking is a further safety feature.Door and window furniture have a mattechrome finish.

CladdingFor the Cuberno and Solo range we usepremium grade Western Red Cedar. For the

Shomera and Moderno range we useengineered French Douglas which isrenowned for its natural durability, insulationqualities and dimensional stability. All ourcladding is sourced from renewable sourcesand requires no treatment.

ElectricsWired to the new Government DocumentP guidelines, all our garden rooms have agenerous electrical fit-out which is detailed inyour quotation.

Underfloor HeatingThe electric underfloor heating system thatwe offer uses a radiant heat design to gentlyheat the room from the bottom up. The 7 dayprogrammable controller ensures that itgently and evenly warms us in the same wayas the sun; it mimics the type of warmth weassociate with a perfect summer's day -warm, but not stuffy.

PlumbingMany of our clients commission us to installtoilets, showers, wash hand basins and minikitchens in their garden rooms, all of whichwe connect to the existing house systems. Thetype of system that we use to deal with theservices varies form site to site depending onlocal conditions and needs to be evaluated byone of our surveyors during a siteconsultation.

DeckingWe have a choice of pressure treatedsoftwood, Cedar or Yellow Balau hardwooddecking. All deck boards can be fitted witheither the grooved or smooth surfaceexposed. Properly constructed andmaintained, a deck will look good for years,adding prestige and value to your project.

Service ConnectionsSubject to a site survey we can provide youwith a competitive quotation for theconnection of the electrical supply from thegarden room to your existing house fuseboard. We can also quote for broadband,intercom and alarm cabling.

Home ConsultationOur free home consultation service is the firststep in helping you achieve the perfect garden

room for your needs. We discuss in detail therange of products available within yourbudget and then work with you to establishthe best layout and position in the garden.During the consultation we will also take fullmeasurements, as well as work out routingfor services, electrics and any plumbing ifrequired. We will take details of access,parking and any road or residentialpermissions required in order to prepare for asmooth installation.

Designs and

Technical DrawingsOnce your order is confirmed and your depositis received we will produce a CAD (ComputerAided Design) drawing. This will outline allthe details, specifications and items chosen.We find that this service is particularlyappreciated by customers who have chosen abespoke design.

Planning and

Building ControlAlthough the majority of our buildings do notrequire planning permission and areconstructed under permitted development,there are occasions when planning is required.Examples of this may include buildings inconservation areas or listed properties. Incases like this, we offer a full planning service.

ManufactureAll of our garden rooms are manufactured inour state-of-the-art production facility.Combining the best of modern manufacturingmethods with traditional skills, your garden

room will be prepared under strict controlledconditions. Quality checks are undertaken atevery step of the process from the assessmentof raw materials through to the despatch ofthe finished panels.

InstallationOur team consists of skilled carpenters, fitters,plasterers, electricians and plumbers. Wealways ensure minimum disruption to thehouse and are delighted by the positivefeedback that we have about our professional

crew. Our customers frequently tell us that heinstallation of their garden rooms has beenstress free and extremely easy compared toother building work.

Project ManagementEach project has a dedicated Project Managergiving you a single point of contact. The

Project Manager is responsible for the entireproject from start to finish. Followingconsultation with you, he or she will producea schedule of works. The Project Manager alsoco-ordinates the crew and manages alldeliveries. Once installation is complete, thejob is signed off jointly by you and the projectmanager who will hand over the keys to yournew garden room.

Deposit Protection

InsuranceHaving placed your order you can relaxknowing that your payment is protected byour deposit protection insurance, underwrittenby Lloyd's of London.

WarrantyAll manufacturers warranties from thecomponents comprising your finished garden

room are passed on to our customers. There isa ten year structural guarantee on your newgarden building, which is also underwritten byLloyd's of London. In the unlikely event thatany minor adjustments are required we offera free call out service for a period of one yearfollowing installation.
