Only 45 minutes from the Knoxville Airport and less than a half day’s drive from most of southeastern United States,

Riveridge is much easier to get to than it is to leave. Situated less than an hour away from Smoky Mountain National Park,

Located 25 miles northeast of Knoxville in the ridge system that defines the Great Tennessee Valley, many landmarks are

The area features a continental climate with moderate year-round temperatures. The mild winter climate offers

temperatures around 50°F, although nights can feel much cooler. The area is at its warmest during the months of June,

July and August, when temperatures average 86°F, often climbing higher during the sunniest time of day. Average annual

daytime temperatures are 69°F. Precipitation levels are rarely excessive with annual averages of 47 inches. Rainfall is spread

fairly evenly throughout the year, with a slightly less chance of rain during the warm autumn months.

The 55-acre property is situated on the third highest point in Jefferson County overlooking the Holston River, one of two

main tributaries of the Tennessee River. The many scenic river overlooks provide a great way to enjoy the property via rock

After nearly two years of construction, the custom-built

Riveridge Lodge was completed in 2003. Additionally, the

original ridge-top home was remodeled and expanded

in 2007. All in all, this stunning property includes the

8,000 sqft lodge, a 5,500 sqft ridge-top home and 1,500

sqft utility barn. There is a 1,250 sqft home at the property

entrance suitable for a caretaker’s quarters or other uses.

Atop the bluffs and ridges, the Riveridge Lodge offers

extraordinary views of the countless hollows and ridges

that unfold in the mists. The astounding 8,000 sqft lodge

combines the warm ambiance of an Appalachian log home

with the grand open style of a western lodge. The building

is completely custom-designed with Appalachian-style

log construction containing over 40,000 feet of white

pine board logs. Each log was hand-hewn with an early

American style axe and then hand-notched. Over 2,000

sqft of covered porch wraps around this masterpiece

offering scenic views in every direction while providing

many places to relax, enjoy life and retreat into one of the

most beautiful areas in the country.

The lodge great room welcomes guests in a 2,400 sqft

enormous space with a breathtaking fireplace. This

structure weighs over 187 tons, consisting of legacy stone

combined from nine different mid-nineteenth century

backwood’s cabins. A 300-year-old bluff red cedar tree

carved and notched to fit serves as the mantle piece.

Stretching from one end of the great room to the other,

five ten-foot sections of hand-hewn log tables can be

configured as a single long table. A custom-designed

commercial kitchen facility joins a traditionally-designed

family kitchen, all of which can be closed off from the

lodge’s great room for special events.

Providing plenty of space for guests, there are seven

bedrooms and ten baths, making this lodge ideal for

hosting everything from large family functions to

corporate events or even bed and breakfast patrons. The

main lodge combines many accommodating features

beyond the spacious layout.

If additional lodging is needed, above the bluff sits the

ridge-top home. This 5,500 sqft residence has eight

bedrooms and seven baths. Four of these bedrooms are

executive-sized with their own bathroom and Jacuzzi and

are connected to the home by a breezeway. This beautiful

structure also has multiple porches and decks with

incredible views.

At Riveridge, fly fishing is our passion and we are surrounded by some of the best, most diverse destinations in the country.

East Tennessee is not only blessed with gorgeous, rugged mountains that harbor wild rainbow, brown and brook trout, it

is also home to numerous large tailwater fisheries that provide ample opportunities for trophy trout and smallmouth bass

fishing. For those unfamiliar, a tailwater fishery is a river that is created by water release from a dam. Years ago, Tennessee

Valley Authority (TVA) dammed numerous rivers to create large reservoirs. For the purpose of flood control and power

generation, water is consistently released through large turbines at the dam forming a river below. Because this water

is drawn from deep inside the reservoir and barely affected by air temperatures above the water, temperatures are very

consistent, approximately 50 degrees on average, which is ideal for trout.

This means that whether a 90-degree summer day or a 30-degree winter day, water temperatures in a tailwater fishery

will still remain in the neighborhood of 50 degrees. However, the farther down river from the dam, the more temperature

fluctuations are seen in the water. Tailwater downriver temperatures depend on how frequently water is discharged from

the dam and the depth of the reservoir. Shallower reservoirs do not have as much “insulation,” and can ultimately lose that

cold water (or warm water, depending on season) layer in seasons of heavy water release.

The nutrients in this reservoir water are quite different than a free-flowing mountain stream, creating significant variance

in aquatic life in the tailwater below. The result is usually an abundant and constant supply of food that allows the fish to

grow at a much faster rate.

Great Smoky Mountains National Park is one of the

few wild trout sanctuaries in the United States. With

elevations up to 6,643 feet, heavy

canopies keep streams cool and

ample rainfall maintains ideal

water levels. The park boasts

over 700 miles of fishable trout

water within its Tennessee and

North Carolina boundaries.

Native brook trout (“brookies”)

still reside in a number of

these high elevation streams

with abundant wild brown

and rainbow trout calling the lower stretches home.

Introduced in the logging days, rainbow and brown

trout joined the brookies through various means of

stocking. After formation of the national park, the Park

Service continued to stock some of the more heavily-

fished streams, but ceased all stocking of rainbows and

browns in 1974. They have flourished ever since, making

the Great Smoky Mountains

restoring the native brook trout

back to prominence and the

abundance and range should

only increase in coming years.
