  • Rezoning Proposal for

    The East River 50s/Sutton Area

    Presentation to

    Community Board 6

    June 14, 2017

  • THE APPLICANTS • The East River Fifties Alliance (ERFA)*

    ● Manhattan Borough President Gale Brewer

    • Councilmember Daniel Garodnick

    • Councilmember Ben Kallos

    • State Senator Liz Krueger

*ERFA is a coalition representing 45 member buildings, civic groups, and over 1900 individual supporters from 279 buildings within and beyond the rezoning area

  • The East River

    Fifties

    is the only

    residential

    neighborhood still

    subject to R10

    without any type

    of contextual

    protections.

    That zoning allows

    development of

    Very tall towers.

  • The Problem:

    ▪ Existing zoning allows out-of-scale development

The Solution: ▪ Rezone the area appropriately

Planning Goals: ▪ Consistency with neighborhood context and built

character ▪ Require more affordable housing in new construction

to align with goals of Housing New York ▪ Accommodate growth

  • Traditional development pattern in New York City:

Higher on the avenues and lower in the midblocks

  • Current filing for 430 E 58th Street:

    856’— labeled ”No Maximum

    Height”

  • Rezoning Area
