Rezoning Application 1st Ave and Victoria Drive, Vancouver BC 02 Site / Neighbourhood Context The site is located one block east of Commercial Drive at the southwest corner of the intersection of East 1st Avenue and Victoria Drive. Both East 1st and Victoria Drive are busy arterial streets with significant traffic flow. This area is characterized by a mix of housing types from older heritage homes to newer townhouse type infill. These housing types vary from 1.5 to 2.5 storeys in height and vary in tenure from owner-occupied to rental. Immediately to the west of the site is a lane and adjacent to the property on the south is a 1.5 storey residence. Further down Victoria Drive in the next block is a fire hall. There is a memorial garden at the SW corner of the intersection constructed and maintained by members of the Grandview Calvary Church. The Commercial Drive/ Grandview Woodlands neighbourhood includes a vibrant commercial area that facilitates pedestrian shopping for the residents in the area. This helps to foster a pedestrian neighbourhood where people know their neighbours and have a strong sense of community. There is strong neighbourhood activism concerning transit and cycling, and local food production (back yard gardens, community gardens, Trout Lake and WISE Hall farmers markets, etc.). The neighbourhood has also accommodated waves of immigration in the past and has a culture of inclusion and pursuit of common goals. The Society sees this project as a continuation and reinforcement of this neighbourhood culture. Traffic / Transit The area is well served by buses on Commercial #20 and Nanaimo #7. It is also close to the Broadway/ Commercial Skytrain stations.
