These same leafproblems can alsoshow up on a vari-ety of landscapeornamentals, includ-ing many tree andshrub species. The shoveling ofconcrete from acement mixer, thewhine of a circularsaw, the pop of a nailgun...these are thesights and sounds inmy neighborhoodthis spring. Everyoneseems to be remodel-ing. Truth is, a moveor a remodel is a bigproject, and it isworth documentingyour progress in ascrapbook _ I mean,who doesn’t enjoy agood makeover?

When remodelinga home, you are like-ly to be choosingflooring like hard-woods and carpets.You’re probably con-sidering back splashtiles and counter-tops, paint chips andfabrics. The troubleis it’s not easy toappreciate the colorsand textures of thesethings in a photo, sowhy not save bitsand pieces of the realthing? That meansyou don’t need ascrapbook, you needa paint can.

Empty paint cansare for sale at homeimprovement storesand you will alsofind acrylic paintcans at craft stores.Once you label theperimeter and thetop of the can, yousimply collect piecesof the products youchose. It’s easy tolabel each tile, chipand swatch with atag that indicatesthe appropriate

room and any otherinformation youwant to remember.And in some cases,the floor tile orchunk of hardwoodis big enough to labeldirectly on the prod-uct itself.

I always include anaccordion-folded minibook with before andafter photos of theexterior of the homeand each of therooms inside as well.Along with the pho-tos, I include otherflat souvenirs likereceipts. It’s surpris-ingly fun to look backin 10 or 20 years andcompare the cost ofhardwood floors orsubway tiles.

Once you haveplaced the labeledproducts in the paintcan and added theaccordion-foldedphoto book, it’s fun todecorate the paintcan itself. Wrap theexterior with wallpa-per from the remodelor paper, painted thesame color as thehouse. Include thecity and streetaddress, either onthe paper wrapperor on the lid.Because the lid ismade of metal youcan simply writeinfo on a tag andsecure it to the lidwith a magnet.

This may be thequickest and easiestscrapbook you haveever created, but ifyou make one forevery house you livein, eventually you willhave cans lined up ona bookshelf for futuregenerations to enjoy.

Based on yourcontract, yourlender will preparenew disclosureslisting exact costsand closing times.Before this, paper-work was based onestimates. Afterthe disclosures aresigned, the lenderstarts their duediligence on yourpaperwork and theproperty you wantto purchase. Thisprocess includes:

- Verifying pre-sent employment,income andemployment histo-ry

- Comparing taxtranscripts fromthe IRS with theones you supplied

- Verifying rentto review your pay-

ment history- Re-verifying

credit a few daysbefore closing tolook for changes

- Confirming thehome’s value withan appraisal

- Determining ifthe home is in aflood zone

- Checking loanrequirements toverify you stillqualify based onnew information

discovered duringthis process

Until you are ina fully-executedcontract, mostlenders will notlock an interestrate. Once you dohave the contract,your lender willwalk you throughthe rates and helpyou determine if it’stime to lock a rateor float the ratebetween now and

closing. Rateschange daily anddeciding to float orlock a rate may beconfusing or frus-trating. Make sureyou have a lenderwho can put themin perspective andhelp you make theright decision foryou.

Once your docu-mentation checksout and the home’sappraisal comesback with no con-cerns, your loangoes to underwrit-ing for a final qual-ification check.When approved, it’stime to move for-ward and close thedeal!

asked about pull-out vs. pull-downkitchen faucets andhave not addressedthis topic in awhile. Even thoughthe two faucettypes are usuallyone-handle designsand operate in asimilar fashion,there are differ-ences where youmay choose oneover the other.

First, pull-outfaucets look morelike traditional

one-handle kitchenfaucets. Pull-downfaucets have veryhigh arching spoutswith the handleassembly on theside of the faucetbody instead of thetop. If you like alarger grip area,the pull-out stylespray head is usu-ally larger than thepull-down faucetspray head.

But the big dif-ference is just likethe names say:

Pull-out faucetheads pull straightout, giving you theinside edge for fill-ing things like petwater dishes. Pull-down faucet heads,however, can giveyou the upper handwhen washingdown the kitchensink.

With the peakhome-buying seasonhere, savvy shoppersare getting all theirfinancial documentstogether and gettingpreapproved for amortgage to maketheir purchase go assmoothly as possi-ble.

DEAR MR.MYERS: We areplanning to beginshopping for ourfirst home in amonth or two.What kind offinancial paper-work will a lenderneed in order toapprove our loanapplication?

ANSWER:Requirements varyfrom one bank to thenext. If you knowwhich lender ormortgage-brokeragefirm you plan to use,sit down with one ofits representativesand ask to getpreapproved for aloan. The rep willtell you which docu-ments you’ll need tosubmit, will reviewthem and then will

determine howmuch you will beable to borrow.

Getting preap-proved is importantfor two primary rea-sons. First, knowingthe maximumamount that you canborrow will discour-age you from lookingat homes that yousimply cannotafford. And second,the preapproval willmake the offer youeventually submitfor a house lookstronger than a sim-ilarly priced offerfrom a buyer whoisn’t preapproved,because the sellerwill know that youalready have thefinancing lined up toclose the deal quick-ly.
